The Eagles’ View Riverstone Retreat - Riverfront-Close to Emlenton & Foxburg, PA

Forget your worries in this spacious and serene space. Wake up in our one-of-a-kind open-concept master suite to the fog lifting off the mighty Allegheny. Watch bald eagles soar through the valley. Spot river otters swimming below. Attention to detail was not spared while remodeling this late 1800s house and we want to share it with you and yours! 

This unique property is 4 levels, offering river views from each floor! Starting at the bottom, there is the walk-out basement (unfortunately no guest access at this point, but hopefully soon!).

Then we move up to the main living level, which includes a large open concept great room with seating for 8, a large dining room table that also seats 8, and a bar with seating for 6 that connects the kitchen to living space. The kitchen boasts most amenities and supplies that you should ever need on your vacation, with a quaint seating nook in the corner to enjoy your morning breakfast and coffee. You'll also find a separate seating area with more seating for 4 people, the laundry room and a full bath. This level also provides two external entrances.

Up to the next level is where the bedrooms begin. This level hosts a king size bed in one bedroom and a bunkbed with a twin over double bed configuration, situated in a walk-thru open room. There's also a full bath on this level with an exterior entrance allowing access from the main road.

Moving on up to the highest and last level, we bring you to the master suite! this open concept suite boasts large windows, a king bed, coffee bar w/ single-cup brewer, a soaker tub, and walk-in shower. We also provide a pack-n-play if needed for your littles. This level also has a small, private balcony to enjoy your coffee while watching for bald eagles!

All bedrooms have their own TVs, sleep machines, and control of their own temperature control. All bathrooms have in-floor radiant heat.

Outside you'll find a very large yard, newly installed boat ramp and landscaping (Summer 2024), fire pit, ample parking and a wrap around driveway.

Located conveniently between Emlenton and Foxburg, you're a short 2-5 minute drive from both towns. If you've never been to Emlenton, you're truly in for a treat. This place screams "hometown" and you really get that vibe everywhere you go. The community is wonderful, the local establishments will take care of you, and the nature everywhere you turn is just icing on the cake. We love our little hometown and hope you're able to experience that while visiting. We're located 5 minutes from I-80 exits 42 and 45. About 1.5 hours North of Downtown Pittsburgh and about 2 hours or less from Cleveland, Youngstown, Erie, and State College. Our town doesn't even have a stop light! No public transportation, including ride sharing. Vehicles with trailers cannot be accommodated typically, but please reach out if you'd like to bring one and we can do our best to try to figure out accommodations (may need to store off-site). The driveway is not guaranteed winter maintenance. We would highly recommend 4-wheel drive if traveling in the winter months. We are not responsible for any fees that may incur due to the need to be towed out or additional nights needed if not able to vacate the premise at normal check-out due to weather! Please plan accordingly.

RENTAL RULES:

RIVER RULES: Our home is close to the river so children must be accompanied outdoors at all times. We absolutely love the river, but don’t take for granted how powerful it can be. Be sure to look at rules and regulations for personal flotation devices and please abide by them.

PETS & SMOKING: We have a strict no pet/animal policy as well as no smoking inside. If an animal is deemed to be on the premise, your party will be charged a $300 fee to cover additional cleaning required. If you smoke outside, please dispose of all butts. If found on premise after check-out, an additional fee will incur. Vaping is permitted but only outdoors. Signs of smoking indoors will also incur an additional fee. If the use of an ozone machine is required to rid the property of smoke (even if it comes inside with you via your clothes, etc.), guest will be subject to an additional $300 fee for cleaning.

OUTDOOR SPACE: Wood is sometimes stocked at this home but not always, so please plan to bring firewood if planning on having a fire. Chairs are provided for your convenience, we ask that if you move them throughout your stay, that you simply return them to where you found them before you depart. The home is equipped with exterior security cameras around the premise, if any exterior cameras are tampered with in any way, guests may incur a $500 fine.

TRASH: There is a trash bin outside - Please place all BAGGED trash in these bins upon departure. No unbagged trash, please.

GRILLE: We provide a propane grill on our deck for your use. Please clean the grille after every use and leave it how you found it. Please recover when finished using. Grille is connected to the gas from the house - please do not detach. 

INITIAL WALK-THRU: Please take a few minutes when you arrive to do an initial walk-thru of the home. We have an amazing housekeeper that does a wonderful job. However, rarely something might get missed. Please notify us within 2 hours of any housekeeping issues or anything that is not acceptable so that we can correct the problem immediately. Please note that by staying you are agreeing to the unit in its current condition, no refunds will be issued after check-out.

TOWELS/LINENS: We provide very nice towels and linens and, in addition, provide black makeup towels for makeup removal or anything else that may stain our white towels/linens. Please use these black makeup towels or you may be subject to fees if the towels and/or linens become damaged from stains.

AGE RESTRICTIONS: Must be at least 25 years of age to book a reservation.

PARTIES/ADDITIONAL GUESTS: Absolutely NO parties and/or gatherings outside of the allowed 7 max guests occupancy are permitted unless given prior approval. If evidence of such is brought to our attention, your reservation will be immediately cancelled and you will be subject to removal from the home with no refund.

CHECK-OUT: Our check out is promptly at 11am. If you extend your stay without permission you will be charged $50/hr post check-out time. Our cleaners come promptly after 11am and if they have to leave because the space is still occupied, we are charged an additional cleaning fee for them to come back. We ask that you load dishwasher and run it before departure. All used towels can be placed in a pile in the laundry room. Linens can be left on the bed. Most importantly, this is our home, and we hope you treat it as your own, so please leave the space how you found it for our next guests!

Cancellation Fee Policy:

Please be advised that a 4% cancellation fee will be applied to any cancellations made before the official cancellation policy takes effect. This fee is non-refundable and covers credit card procession costs. Thank you for your understanding.
