LISTING SPACE:
The moment you arrive, the scale of this home sets the tone. Ceilings climb high above the main living area, and floor-to-ceiling windows draw the outdoors in from every angle. Natural light moves through the space throughout the day, and the layout encourages the easy, unhurried rhythm that Palm Springs is known for.

The living room is anchored by a deep, generously proportioned cloud sectional, the kind of sofa a group actually settles into. A large smart TV faces the seating area, and a shuffleboard table adds a casual layer of entertainment that tends to bring everyone together without much effort. The kitchen and dining area flow directly off the living room, designed for groups who want to cook, gather, and linger at the table without the space feeling cramped.

Four of the five bedrooms are equipped with 55-inch smart TVs, and every bed is dressed in linen duvets for a calm, considered feel throughout. Two bedrooms have direct access to the pool. The primary suite offers a private soaking tub in addition to the main bathroom. All bedrooms include closets and ceiling fans, and the separation between sleeping areas gives families and larger groups genuine privacy.

Outside, the patio has been fully refreshed and is designed for all-day use. A shaded outdoor sectional provides a comfortable place to gather without the sun. Two cantilever umbrellas shade additional seating, and a set of double and single chaise loungers line the pool area for those who want to stretch out. The private pool and spa are the center of the outdoor experience, with two additional smaller plunge pools on the property. Evenings settle naturally around the fire pit table.

The garage has been converted into a dedicated wellness space. An infrared sauna and cold plunge, supported by a professional-grade ice machine, anchor the room. Yoga mats, resistance bands, meditation stools, and a lounge area with seating complete the setup. A liability waiver is required before use, and the OAH team can walk you through the process prior to arrival.

Fast, reliable WiFi averages approximately 800 Mbps down and 40 Mbps up, comfortably supporting video calls and streaming across multiple devices. A folding high chair and Pack ’n Play travel crib are available on request and will be delivered after check-in. The home measures 2,766 square feet.

LISTING ACCESS:
Guests will have access to the entire home, including all outdoor spaces and the wellness garage. There will be no one else on the property, other than the weekly gardener, unless otherwise discussed with you in advance. A liability waiver is required before using the sauna, cold plunge, or fitness equipment, and the OAH team will coordinate this prior to your arrival.

LISTING NEIGHBORHOOD OVERVIEW:
Ocotillo Retreat is located less than five minutes from Downtown Palm Springs, in one of the city’s established residential neighborhoods. Palm Canyon Drive, the main corridor for dining, shopping, and nightlife, is a short drive away. The Palm Springs Art Museum, the Aerial Tramway, and the weekly Village Green Farmers Market are all easily accessible. The surrounding streets are quiet and residential, which makes the home feel removed from the activity even when it’s close by. The desert landscape and mountain views that define this part of the valley are present in every direction.

LISTING TRANSIT:
Most people choose to have a car when visiting the desert. There are an abundant amount of unique and significant attractions within two hours of this home, from Joshua Tree National Park to the Salton Sea to the broader Coachella Valley. If you’re an explorer, we recommend a car.

If you’re the type who wants to arrive and relax at the house on your vacation, Uber and Lyft are readily available as well.

OTHER IMPORTANT INFO:
By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

Please note that in the State of California, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed.

There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.

Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Utility Usage: Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

- Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. - For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- The AC cannot be set lower that 75 degrees when the outdoor temperature exceeds 100s. If tampering with the HVAC equipment causes any issues which require a service call and/or repairs, this will be billable to your party

PALM SPRINGS RULES & REGULATIONS

- Do not create excessive noise, disturbances or traffic, or engage in disorderly conduct (including parties).

- Amplified music is not allowed outside AT ANY TIME (including mobile phones on `speakerphone`). Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). IF YOUR NEIGHBORS CAN HEAR MUSIC, YOU ARE IN VIOLATION OF THE CITY ORDINANCE. The minimum citation is $1,000.

- Please keep voices and pool activities to a reasonable level. Continued and ongoing screaming for an extended period is one way to get a citation.

- Night time hours are between 10 pm and 10 am. Please consider moving indoors after 10 pm. If you choose to be outside, please be considerate of the neighbors and use indoor voices. Please remember PS neighborhoods are quiet, surrounded by mountains and voices can easily carry.

- Only one vehicle per bedroom is allowed at any given time. Utilize the driveway and/or garage when parking your vehicle before using street parking. And never block any driveway or street access.

- Palm Springs requires that all dogs be on a leash whenever they are outside, except in the City’s Dog Park. Also, we expect everyone to pick up after their pet, failure to do so will incur additional costs at check out.

- Please do not store trash and refuse within public view except in proper containers for collection. Please do not leave trash or recycling at the curb.

A call from the neighbors to the City will bring the Vacation Rental Compliance Officers to your door. City code enforcement officers may issue you a $1,000+ citation if you exceed the allowed noise levels or if another violation is observed.

Great Property close to Everything

Stayed here with another family in January. The house is lovely, lots of room, all bedrooms nice sized and well appointed, and 2 hot tubs plus a nice pool. Also great location, you can walk into downtown or the other direction toward Ace Hotel. Highly recommend!

Weekend Work Stay

We rented Ocotillo retreat for an out of town event we attended in Palm Springs. We loved the property. The host was so accommodating and was always available to help us if we had a question. The property was exactly what we thought it would be and it was perfect for our stay. The rooms were very comfortable and there was plenty of space for all of us.

Great Stay

We enjoyed our stay at this property. The property manager was extremely responsive. The pool is very unique and ideal for families with small kids who are not confident swimmers yet. Unlike other pools where there is risk that kids will wander outside and fall in this pool requires a boost up for a toddler to access the water.

one of the best listings I’ve ever rented

This was honestly one of the best listing I’ve ever rented. I’ve been renting property every year in Palm Springs for the past 10+ years & this was our favorite. Each room was accommodating & the pool was raised so it was added peace of mind for our kiddos. I highly recommend this listing to anyone that’s on the fence. Definitely worth it!

Property gorgeous

The property is gorgeous. However, not clean. The pool was dirty and dusting all over the backyard. You can tell no one washed it down. The fact that they don’t even have a number to contact management. It’s only email and text messaging. Additionally bugs inside the house and even spiders in bedsheets. The cooking oil had tiny mosquitoes it was disgusting. Pots and pans not washed properly. Please make sure to read contract before signing. Very deceiving especially the fact that I declined insurance, but was charged. I can go on, but I’m sure you get the point. This was a family vacation.

In reviewing your reservation, our team was in communication before, throughout, and after your time in the home ensuring the stay was up to standards and at no point did we receive any negative feedback. We are more than happy to send property managers, cleaners, or vendors as needed to address problems in real time as we are made aware of them. Additionally, our team conducts through pre-arrival and departure inspections at every reservation in addition to thorough cleans to ensure the interior and exterior of the property are always clean and up to standard. Regarding the insurance charge, this is standard practice across our portfolio and all of VRBO and there is no option to waive or decline coverage. Prior to confirming your reservation, we provided a price breakdown for your review and asked for confirmation and approval before moving forward, which we received from you in writing. We explained this further in our messages last week and never heard back on our which clarified where and when the approval was given to our team. At Open Air Homes, we are completely transparent with all fees upfront and never charge a card without the approval and acknowledgment of the guest. Instant Book is turned off for all our listings to ensure prices and rental specifics are always discussed and confirmed prior to a reservation’s confirmation. We never want our valued guests to feel they have been deceived when that is not our intention, and we strongly hope we have another opportunity to show that!
