Come in and enjoy this Tropical Coastal Oasis within a 4 minute drive to the beach! The private backyard provides guests with a large heated inground swimming pool, BBQ for grilling, a screened porch and lots of places to lounge.
Minutes from restaurants, fishing, golf and boating. This beautifully furnished 3 bedroom, 3 bath home has everything you need for worry free vacation.
LIVINGROOM – The home has central air-conditioning to help everyone stay comfortable while relaxing on the spacious living area's sofa and chairs while streaming your favorite shows on the large 65” flatscreen smart TV. The large patio doors provide a beautiful view of the backyard and plenty of natural light.
ADDITIONAL BEDS - 2 single size roll away beds are provided for additional sleeping arrangements. These can be placed in the living room or bedrooms.
DINING AREA – The dining area provide a large dining table with seating for 6 people to enjoy gatherings with family and friends.
KITCHEN – The kitchen has granite countertops, plenty of cabinet space and all full size stainless steel appliances (stove top, oven, microwave oven, dishwasher and refrigerator and freezer). We also provide all necessities including pots, pans, cooking utensils, silverware, dishes, glasses, cups, and more. There is also a Keurig Coffee maker, toaster, water kettle and other common small appliances! There is also a breakfast bar counter that faces the dining area with additional seating for 3 people.
BEDRROM 1 – The master bedroom features a king size bed, large mirrored closed with closet organizers, night stands with reading lamps, a large flatscreen smart TV, dedicated desk workspace and full ensuite bathroom.
BEDROOM 2 – The second bedroom has a luxurious queen size bed, large closet with closet organizer, night stands with reading lamps and large dresser and a large flatscreen smart TV. A shared full bathroom is located in the hallway with double sinks and a bathtub / shower.
BEDROOM 3 – The third bedroom has 2 single beds, night stand, large closet a large flatscreen smart TV and full ensuite bathroom. There is also separate access to the backyard providing convenient access to the bathroom.
SCREENED BACK PATIO – The large screened patio is your first step toward outdoor living! Included is a large dining table with outdoor seating for 6 people with overhead lighting and ceiling fan to provide a breeze during the warm Florida
evenings. A great place for outside dining when cooking up your favorite meal on the BBQ!
BACKYARD – The private, fully fenced backyard is your tropical oasis with an oversized heated inground pool, poolside lounge chairs, sun umbrellas and palm trees. Relax in the mornings on the outdoor sofa and chairs with oversized umbrella to provide shade. A full size gas BBQ grill and utensils are also provided for outdoor cooking at its best! The grass areas provide a place for outdoor games and fun.
LAUNDRY – Stackable washer and dryer with storage shelves are included.
PARKING – The large circular driveway in front of the home provides plenty of parking for up to 4 cars.
GUEST ACCESS:
• Guest’s have access to the entire home and Backyard. The garage is reserved for the owner's supplies and not accessible to guests.
• Parking notes: Up to three (3) cars parking on the driveway only. No street parking.
• Guest entry instructions: This home uses an Electronic Smart lock, a digital lock that requires a unique code to enter. You will be given a unique code to use during your stay. This code is reset upon checkout.
• Security camera details: Nest doorbell camera on front porch and camera overlooking the Driveway
THINGS TO NOTE:
• Check in time on the day of arrival is after 4:00 pm.
• Check out time on your departure day is 11:00 am.
• Our cleaning crew arrives promptly at 11:00 am to begin cleaning for the next guest
• The pool is cleaned twice a week. The pool cleaner may enter the backyard unannounced to clean the pool. The pool heater operates during the day while the pump is running. The pool may cool during the night and it may take time for the pool to heat to the set temperature in the morning.
• There is no lifeguard on duty. Guests agree to use the pool and spa/jacuzzi at their own risk. Please follow safe practices around the pool/spa. Monitor children at all times while in the pool/spa.
• We do our best to schedule landscaping maintenance in between stays, however there may be occasions when the lawn maintenance may be done during your stay. The landscaper may enter the backyard unannounced to perform lawn maintenance.
• Free high speed Wi-Fi is provided throughout your stay.
• All TV’s are Wi-Fi connected Smart TV’s, Roku TV is provided for local channels, movies and sports. You can also set up your other streaming services using your own accounts. All TV’s are automatically reset and accounts logged off upon checkout.
• 1 dog , weighing 50 lbs. or less, is welcome in this home for an extra cleaning fee. Please select the Pet option when booking if bringing a pet. No other animals are allowed without specific approval from the host.
• Please walk your Pet/Service Animal for bathroom needs. Indoor piddle pads are not allowed.
• Please clean up defecation immediately (Including those done outdoors) and dispose in the trash can at the front of the house.
• There are two roll-away beds for additional sleeping options.
• This home is located in a family oriented, residential neighborhood. Although it is mainly quiet, as in any family neighborhood, there may be times when you will hear noise from neighbors' lawn mowing, trash collection trucks, neighborhood dogs barking etc. These occurrences are not within our control.
• We have a pest control service in place to exterminate in and around the house on a periodic basis. However due to the tropical environment, bugs and small lizards may find their way in the house. Please keep doors and windows closed to help prevent pests from entering the house.
• Service Animals: Service animals are welcome. Under the ADA, service animals must be trained to perform a specific task to assist the handler with a disability. We do not charge extra for a service animal, nor do we increase the security deposit. • • • Guests are liable for any and all damage(s) that are caused by people, pets or service animals during the duration of their reservation.
HOUSE RULES:
1. No smoking inside the house
2. Pool: Guests agree to use the pool and hot tub spa at their own risk. There is no lifeguard on duty. The pool and hot tub do not have child safety gates. Please follow safe practices around the pool. No diving in the pool or spa. Children must be monitored at all times while in and around the pool. Host, property owner, or property manager will not be held liable, accountable, or responsible for any injury that may occur to guests or guests of guests while on the property.
3. Guests: No unregistered guests allowed to stay overnight
4. Cleaning: Although we do not expect our guests to clean, please keep the place tidy during your stay. Do not leave food or liquids on the wood or tile floors. If you want a cleaning service during your stay, it is available at an additional cost.
5. A/C: Please remember to close all the doors and windows when the A/C unit is in operation as humidity accumulation can cause freezing of units and disfunction. Please keep the A/C at appropriate temperatures. Closing the blinds and curtains will help keep the heat out and the house cool.
6. BBQ: If you use the BBQ, please clean the grill after each use.
7. Trash: Please ensure that all trash is put into trash bags and put into the waste bin outside. Please ensure that the trash bin is brought to the curb Monday and Thursday evenings to be collected the following mornings.
8. Loud Noises: No loud noises at any time. No loud music after 10pm. This is a family neighborhood. Please be courteous to our neighbors.
9. Fireworks: Tenant agrees that there will no use of fireworks anywhere on the property.
10. Land Development Regulations City of Deerfield Beach, Florida Section 98-106(c) 2. Maximum occupancy - This property may not be occupied by more than one "family" as defined by section 98-3 of this code, and in no event shall maximum occupancy of this dwelling exceed two persons per bedroom plus two additional persons (i.e. 8 people).
11. In the event an evacuation order issued by local, state or federal authorities, all transient occupants must evacuate the vacation rental.
12. Home Use: Tenant shall use the property for legal purposes only. Any other use, such as but not limited to ,illegal drug use, abuse of any person, harboring fugitives, etc, shall cause termination of the agreement with no refund of rents or Deposits.
13. Camera's and Wi-Fi Modem: Guests are prohibited from disconnecting , unplugging or covering any security camera or Wi-Fi router or modem.
