SUPPLIES PROVIDED:

Our homes are self-catering. We provide only an initial starter pack to help you on your first night that includes:

★2 travel laundry detergent packets

★travel size shampoo/conditioner, body wash, lotion & soap (per bedroom)

★1 roll paper towel

★1 roll tissue per bathroom

★1 dish liquid & 1 sponge

★2 dishwashing tablet

★beach towels for pool use (when possible)

We do not supply additional or unlimited paper products, trash bags, or toiletries.

*Pool Heat is optional. Cost - $30/day + tax with 3-night min charge. You must inform host no later than 5 days before your check-in. If you request pool heat after you have arrived, please note that it takes a full day to get to temperature and there is an additional $30 service call fee to come to the home and switch the pool heat on. Pool heating is set to 86-88 degrees. This is not a hot tub or spa so it does not reach extreme heat temps of hot tubs/spas. Temperatures cannot be set higher due to sanitary regulations.

**BBQ Grill is self catering. We provide this amenity to our guest as a courtesy while others charge. We do require you to clean the grill and grill grates before you check-out. Failure to clean the grill and grill grates will result in a $30 cleaning fee. Propane tanks must be exchanged (swapped) out with a full tank should it go empty during your stay at your expense. We will reimburse you up to $30 for an exchanged tank 1x during your stay! The new exchanged propane tank must be left at the property upon check-out. Failure to leave tank will result in $65 fee for tank replacement.

***While this neighborhood is very family oriented and quiet, we’ve installed a Ring Doorbell Security Camera which captures the front door and front patio entrance. Ring Doorbell has AUDIO/VIDEO recording for extra protection for our guests and property. Please do not tamper with system. Enjoy the home as your own---come and go as you please.

IMPORTANT BOOKING TERMS:

- Must purchase at least the MINIMUM $59 DAMAGE PROTECTION PLAN when booking this property.

- The minimum age to book this home is 25.

- Quite hours are strictly 10pm - 8am - no exceptions.

- No parties, events, or un-registered guests are permitted during your stay.

- No pets due to allergenic owners/family.

- No smoking allowed anywhere on the property including pool patio/deck. If you smoke outside, please don’t litter.

Please note any damage to the property will result in additional charges that may exceed damage deposit and are payable upon check-out. Please notify the owner within 2 hours of check-in of any existing damages upon arrival.

HOUSE RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:

1. The maximum occupancy of the home is 8 guests and this MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has new powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights and security deposits will be withheld.

2. Only guests who are included in the reservation are authorized to stay in the home. No external guests or overnight visitors are allowed even if this is below the maximum occupancy. Please ensure all guests names are included in your reservation at the time of booking.

3. Resort and community facilities associated with the home may be closed or restricted due to Covid-19, weather events, or other events without previous announcements and/or refunds.

4. No pets allowed due to allergenic owners/family members.

5. Trash must be bagged and disposed of in the appropriate trash cart located in the rear of the property. All household trash must be placed in the regular trash cart 'BROWN LID'. All recycle materials must be placed in the ‘GREEN LID’ designated cart. Please do not place trash or overflow trash in the recycle cart or outside on the ground. Failure to place trash in correct trash bin will result in a removal fee.

6. PARKING –Park in our designated space upon arrival. There is one assigned space with our house number painted in the parking spot. It’s right in front of our door. Additional guest cars may park in any unassigned parking space without a unit number. No parking on the grass, along yellow painted curbs, or blocking fire hydrant. No overnight commercial vehicle parking allowed. No overnight parking allowed at the clubhouse. Failure to follow parking rules will result in vehicle being towed at your expense without compensation.

7. Do no tamper (or unplug) with the security system or Ring doorbell whatsoever.

8.This is a quiet neighborhood. Please keep noise levels at a low and polite level at all times. HOA enforced quiet hours from 10pm - 8am. If you are asked to keep the noise down you must comply.

9. You have read the listing terms and agree to comply with all listing requirements and house rules.

For any guest breaking house rules, there will be no refund of any remaining nights and security deposits will be withheld.
