As owners, we are very hands-on with our property and we will do our best to make you feel as comfortable as possible and be part of your wonderful time in Orlando.
Other things to note
SMOKING POLICY
- Not allowed neither inside the house nor in the pool area.
- A $500.00 per occurrence smoking fee will be added if there is evidence of smoking.
HOUSEKEEPING: There is no daily housekeeping service provided. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available at home during your stay. However, Mid-stay cleaning services during your stay can be requested for an additional fee.
TRASH DISPOSAL: Please observe trash collection days and place them in the home trash containers daily to keep a clean home.
Collection days are:
- Tuesday (Blue Container): Must be placed by the curb in the evening the night before or by Tuesday before 6 am
- Friday (Brown Container): Must be placed by the curb in the evening of the night before or by Friday before 6 am.
ADDITIONAL CHARGES APPLY if we have to send someone out to fix or repair damages, or pay extra for excessive cleaning.
POOL/HOT TUB HEATER: Please note the pool/HOT TUB heater is optional. Can be requested for an additional fee.
The pool comes with a heater and spa. Our crew needs at least 24 hours notice in order to turn on the heater. You just need to text us through AirBnB 48 to 24hrs and we will turn them on. NOTE: the heater for the pool has an extra charge of $40 per night and needs approximately 10 hours to heat the pool only.
The hot Tub/Spa only takes about an hour to get over 95F.
*Pool heater heats the whole pool including the jacuzzi but not over 95F. If only the Spa heater is requested, the pool will stop running in order to get this one over 98F.
The pool area is equipped with heavy lighting on the deck and the switch to turn them on and off is inside of the house next to the sliding doors. They have labels in order for you to identify each one of them.
The pool runs for approximately 12 hours daily and will turn off overnight in order to keep it clean and circulate the water.
NO CLUBHOUSE ACCESS DUE TO COMMUNITY RESTRICTIONS.
AC TEMPERATURE: For your convenience, chose the temperature you are more comfortable with every day using our thermostat. It can be set between 68F and 74F.
For your security and safety, we have cameras installed in the pool area. There are only two and totally visible. This is for your protection and ours in case any accident happens but they are only triggered by red flags movements. They do not record unless they are activated by red flags. However, if you feel uncomfortable, you can request us to turn them off and guests assume full responsibility in case of any unfortunate episode.
Entertainment Features
The fabulous pool deck and spa are the centerpiece of our home, especially during summertime since kids and adults get to enjoy such a great pool and sometimes they use our speaker which makes the experience more enjoyable.
*Quite times for this neighborhood is between 11.30 pm to 6:00 am
Our BBQ Grill will be available for you. Please, we ask our guests to keep it clean and gas is not provided by us. However, there is a gas station near by or 7/11 where you can buy it and enjoy a wonderful bbq with family and friends*.
*If excessive cleaning is required, our Cleaning Agency will charge you $150.
On the other hand, if you wish to Cool off inside we have air-conditioned living spaces, including a game room with a pool and ping pong table. Smart TVs in every room and living room are provided for your enjoyment with Netflix and the apps you enjoy the most. However, if you decide to use your own account, feel free to do so but remember, sign out before you check out.
Outdoor Family Living Spaces
The covered lanai and pool deck offer a perfect opportunity to spend a few special days, as you and your family can slow right down for a well-deserved rest with cool refreshing drinks by the pool! Plastic glasses are suggested for this area. The fence provides more privacy for you to enjoy memorable times with family.

The Guest agrees the rental period will begin and end on the dates shown on the Rental Agreement. Failure to abide by these rules will render your reservation void and all monies will be forfeited. Pools are used at guests’ own risk. Under 18’s must be accompanied at all times since there is no lifeguard on duty in the pool area.
We have provided a complimentary BBQ grill free of charge, but be aware that you are using it at your own risk. Guests will be held responsible for any damage caused by the use or misuse of the BBQ and shall only be used in outdoor areas. Guests assume the responsibility to clean it after use. If excessive cleaning is needed, the cleaning agency will charge you for it. As soon as they send the invoice, we will send the payment request over to you since we do not charge anything as owners.
Our home is not meant to be used to host big parties or social/group gatherings. Only guests whose names are on the Rental Agreement are authorized to stay in the home. Any guest having a party or social/group gathering in the home or exceeding the number of authorized people will be evicted without refund. No drug use in or near the property since we have kids and families every single day coming in and out; Guests are not allowed to use the property for any immoral or unlawful purpose. Any guest who violates any law or ordinance will immediately terminate occupancy without a refund. Guests must be respectful of neighbors at all other times.
No locks must be broken, changed, or added; no property keys must be duplicated. We cannot accept any responsibility for your personal safety during your vacation. You are reminded to exercise care as to your personal safety and the safety of your companions.
Check-in Instructions
The property has a Smart Lock. The code will be provided approximately 24hrs prior to check-in.
The Property comes complete with a fully equipped kitchen including a refrigerator, freezer, oven, microwave, dishwasher, toaster, coffee maker, blender, cookware, dishes, glasses, utensils, linens, and towels. The Property also includes a full-size washer and dryer, and iron. While we try to provide each guest with everything they will need, there are some items that are not provided in our homes. In case anything comes to your mind and seems to be important for us to have it at home, please let us know through our Airbnb Chat. We will be more than happy to receive your ideas.
The cleaning company provides complimentary starter soap, toilet paper, and trash bags. Once these items are used, it is the Guest’s responsibility to replenish them.
The Guest understands that there is no lifeguard on duty and it is a major condition of this reservation that the use of the rental property and pool is entirely at the guest’s risk. Diving, horseplay, or running around the pool area is prohibited; no child in the party or adult non-swimmer will use the pool without adequate adult supervision by a strong swimmer.
