Quiet community, great for vacationers, groups of adults or big family. This beautiful home is located in Canyon Creek community, just walking minutes to UTD and hundreds of restaurants/entertainment options.
A 4-bedrooms, 3 full baths house, that can sleep up to 10-12 people comfortably, plenty of great memories will be made. This home was professionally designed and fully renovated in 2022. It contains luxury laminate flooring, contemporary fixtures, and has a clean, modern look.
30 minutes to DFW Airport
25 minutes to Dallas Downtown/Uptown
10 minutes to Richardson Methodist Medical Center
10 minutes to Medical City Plano

Please review this “House Rules & Manual” prior to your arrival to familiarize yourself with the property and the areas. For most of the questions you might have about your stay, these questions will most likely be answers here and more! If not, please don’t hesitate to contact us with any questions or concerns.
Due to COVID-19 regulations – only registered guests are allowed enter the premises.
HOUSE RULES:
1. Absolutely NO parties or events are allowed
2. Absolutely NO shoes on the premises
3. Absolutely NO smoking and drugs use on the premises
4. Absolutely NO burning candles or incense
5. In respect to our neighbors, please do not make loud noises after 9:00 PM on weekdays and after 10:00 PM on weekends
The property will be in clean and working condition. No compensation will be given for non-working items outside the owners control, including but not limited to, power outages, internet outages, etc.
For items inside the Owner’s control, Owner will make every attempt to rectify any problems that may occur. It is Guest’s responsibility to notify Owner immediately if there are any problems. No refunds or other compensations will be given for problems Owner is able to rectify within a reasonable timeframe.
Guest will be responsible for costs of any repairs for problems cause by actions of Guest or due to Guest’s failure to immediately notify Owner of any problems.
Owner is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. Owner is not responsible for any loss of personal belongings or valuables of Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming all the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
• We strongly encourage the purchase of travel insurance for extenuating circumstances.
• By booking this space you are agreeing to these house rules.
• Guests are responsible for any damages caused to the property.
• We expect the guests to respect the neighborhood and neighbors.
• Please no smoking in the unit. If you are found to have been smoking in the unit you agree to pay an additional $250.00 cleaning fee.
CHECK IN:
Please note that check in time is ANY TIME AFTER 3:00 PM and no pre check in Bag Storage.
ARRIVING:
The e-lock main door code will be set and sent to you prior to your arrival.
PARKING:
There are two parking spots on the driveway. Also, there are also off-street parking spaces as needed.
KITCHEN:
Do not hesitate to use the complimentary snacks, K-cup coffees, ground coffees, teas, condiments, etc. that are either in the kitchen or at coffee station in dining room.
Also, do not hesitate to open all the drawers and cabinets to discover where the utensils, dishes, paper cups, paper plates, etc. you might need are.
BEDDING & TOWELS:
Upon arrival, all the beds have been made for you.
All towels are in either the bathrooms or placed on the beds. There is no daily housekeeping service. If you run out of clean linens and towels etc… during your stay, you are responsible for laundering and replenish them by yourself. Washer and dryer provided in the house.
- There are extra pillows, blankets and linens in the laundry room.
- For extended stays, if you need any additional towels or linens, feel free to send us a text message and we will consider and have more brought to you.
FIRST AID KIT & FIRE DISTINGUISHER:
There is a first aid kit and fire distinguisher in the game room. They are located in the bottom shelf of the ladder bookcase.
EXTRA GUESTS:
- Please notify me in advance, even at the very last minute - if you have to change the number of guests. I will be happy to adjust the booking through the booking website.
- If you arrive with unregistered guests I will immediately & very regretfully turn you away with no refund in accordance with the booking website protocol. Remember to review the house rules, and guests of guests are not allowed to stay.
UNREGISTERED GUESTS:
- Are not permitted on the property at any time: Undeclared/Unpaid for guests discovered after check in will be $135/night (for each person) applied to the entire length of the reservation.
- And if over our occupancy limit (12), guests will be required to leave immediately upon discovery, and/or the stay may be canceled without refund.
PETS:
Since we live in the same place and have family member having health issues related to Animal Allergy, Pets and ESA are not allowed on the premises. Breaking this rule cost $500.
SECURITY AND SAFETY FEATURES:

- Smoke & carbon monoxide detectors
- First Aid Kit
- 24/7 security camera system recording in front door, backyard and around the premises. No tampering with any security devices, cameras, or internet routers.
CHECK OUT: CHECK OUT IS BEFORE 11:00AM
When you are ready to leave, we ask you to leave the premises in a clean condition.
- Ensure all the lights are OFF
- Ensure the oven/stove and appliances are turned OFF
- Please remove the towels then put them in the laundry room on top of the washer/dryer
- If you used the dishes, utensils, etc. please use the dishwasher.
Or, if you wash it by hand then after they are washed, please put them in the dishwasher to air dry
- Take out the trashes and put them in the black bin in the back of of the house
UPON DEPARTURE:
- Please ensure all the windows, the sliding doors are closed.
- Lock the main door and ensure it locked.
