The Space:

Welcome to your relaxing and entertaining lakefront beauty! This bright and stylish 3,000 sq ft, single-story home offers an open-concept living space with amazing views of the water. Spend your days fishing, swimming, and paddleboarding right from your private dock, and your evenings enjoying bonfires and BBQs in a peaceful, private channel.



THE SPACE



Step inside to a spacious Single Story home with plenty of comfortable seating and a 70" smart TV located above a real wood burning fireplace, perfect for movie nights or sports. The home is fully furnished with ample amenities to make your stay effortless and enjoyable.



When you're not on the water, the garage has been converted into a game room complete with pickleball, foosball, ping pong, bikes, cornhole, and more!



Bedroom 1 (Master): A large suite with a King bed and private TV (sleeps 2).

Bedroom 2: A comfortable room with a Queen bed and a TV (sleeps 2) and a desk if you need a place to work.

Bedroom 3: Another cozy room with a Queen bed and a TV (sleeps 2).

Bedroom 4 (Bunk Room): The ultimate kids' retreat with two Queen-over-Queen bunk beds (sleeps 8), plus an XBOX for entertainment.

Extra Arrangements: A Queen air mattress (sleeps 2), a pack 'n play, a high chair, and a booster seat are available for your little ones.

Our fully equipped kitchen includes a toaster, blender, pots, pans, and all the essentials for cooking. The coffee and tea bar features a drip coffee maker, Keurig, French press, and a kettle, along with complimentary coffee, tea, sugar, and creamer.



The expansive patio is an entertainer's dream, featuring an outdoor kitchen with 8 bar-top chairs, Adirondack chairs, a dining table with an LED-lit umbrella, and a TV. We provide propane for the grill.



FISHING! Is excellent right off the dock. Bring your poles, some good quality hot dogs or chicken gizzards and get ready to start reeling them in. Catfish is mostly in the area. There are lots of bass around as well and croppie (need live bait for these guys)



GUEST ACCESS



You will have private access to the entire home, the game room, and the private dock. You are welcome to use the provided kayaks, stand-up paddleboards (SUPs), and life jackets.



Your stay also includes access to the Walden on Lake Conroe community amenities, including a swimming pool, fitness and racquet center, and a private boat launch just 5 minutes away.



We respect your privacy and will leave you to enjoy your vacation. However, we are Highly available to answer questions or provide local advice to make your trip unforgettable between the hours of 6am-7pm.



THE NEIGHBORHOOD



Our home is located in the quiet, private community of Walden on Lake Conroe. You'll enjoy the peace and privacy of being situated on a calm channel, which is just a 5-minute cruise to the main body of the lake.



GETTING AROUND



A car is recommended for exploring the area. A Walmart is conveniently located nearby for any additional items you may need during your stay. If you're bringing your own boat, a private community launch is just 5 minutes away.



HOUSE RULES



To ensure a pleasant stay for you and our neighbors, we strictly enforce the following policies:



Noise Curfew: Please respect the 10:00 PM noise curfew on the patio. Our home is on a canal, and our patio borders our noise-sensitive neighbors.

No Smoking: Smoking is not permitted inside the home.

No Parties: Parties and events are strictly prohibited.

Pets: Pets may be allowed with prior approval and a pet fee. Please message us with details about the furry friends you'd like to bring. Note that the backyard is not fenced.

Occupancy: Any guests beyond the number listed on your itinerary will be charged a fee of $50 per night, per person. Your stay may be terminated without a refund if you exceed the maximum occupancy of 18 guests.

IMPORTANT INFORMATION



Watercraft Rentals: A brand new boat and waverunner are on-site and available to rent separately to enhance your lake experience. They are not included in the nightly rate. Please message us for rental details.

Safety & Assumption of Risk: Your safety is important. As our property is on the lake, guests use all amenities at their own risk and assume responsibility for the safety of their families and invitees. The lake environment has inherent dangers, including wildlife, changing water conditions, and weather. Please use common sense and follow all safety guidelines.

Security: For your security and to ensure occupancy rules are followed, an entry camera is located at the front of the property.

We will be happy to tailor to all of your needs during your stay to make your trip to Lake Conroe an unforgettable one. We will answer any questions you have, provide local advice and directions as required. Don’t hesitate to contact us if you need anything. The Neighborhood:

This property is terrific all year round for a visit, nestled in the private community of Walden on Lake Conroe. Located on a tree lined, quiet, family friendly street. Easy access to all the community has to offer: private boat launch, marina, covered boat slip, community pool and spa, fitness center, tennis and pickle ball courts, walking/biking trails, and playgrounds. Just a 5-10 minute drive to local restaurants, golf, and entertainment.



If you decide to venture beyond the neighborhood, beautiful historic parks, great antique shopping, delicious food served at our numerous casual and upscale restaurants. There is so much to do here that you will never want to leave!



The legendary hospitality around Lake Conroe comes from both its residents and the people that own the variety of shops and restaurants that are found throughout the cities that surround the lake (Montgomery, Conroe, and Willis). Locally made gifts of all types, grass fed beef, wine, antiques, eclectic items for all ages, and quality clothing are all within a 20-30 minute drive. When you're ready for a bit of relaxation, there are a number of restaurants, breweries and wineries to choose from to suit any budget and taste. It's all happening in and around Lake Conroe!



Getting Around:

There are plenty of options for your transportation based on your preference and what you'd like to do:



Walking, running, biking, golfing, tennis, pickle-ball or to explore the local community.



Ride-sharing services that can take you to Margaritaville, local breweries, and restaurants



Driving is easily navigable in this neighborhood and to local spots.



Plenty of parking in the driveway for up to 6 cars, no street parking. The boat trailer is required to park at private launch ramp with a permit right down the street.



Other Things to Note:

Because our property is on the lake, you use and assume your own risk. Guests assume responsiblity for the safety of their families and invitees upon booking confirmation. The owners/host are not responsible for any injuries to guests. There are inherent dangers in the surrounding area, including but not limited to snakes, spiders, mosquitos, undercurrents, bacteria or debris in the lake, risk of drowning, sudden storms, flash flooding, lightening. We cannot control the weather or water conditions, and we make no guarantees that the lake will be safe for swimming and recreation. Please use common sense and follow all safety guidelines and laws. The guest assumes acknowledgement and understands these dangers upon reservation confirmation and is responsible for protecting themselves and all invitees at all times during their stay.



Any guests beyond the number listed on your itinerary will be charged a fee of $50 per night, per person. We reserve the right to terminate your stay without a refund if you exceed the maximum occupancy of 16 guests. Upon entry, you will be reviewed by our entry camera to ensure the rule is being followed.
