The Phoenix Farmhouse

The Phoenix Farmhouse is perfect for large gatherings, corporate retreats, and other events. There are 11 bedrooms & 12 bathrooms. 10 bedrooms have an en-suite shower. Large living, dining & kitchen. The exterior has a (heated) salt water swimming pool, hot tub, natural gas fire pit, propane fire pit, Jumbo Jenga, Cornhole, Pool Basketball & grill. Plenty of seating, lounge chairs, large carport and parking for 10-12 vehicles. $25/person/night after 16 guests; fee is added later.

Q: CAN I CHECK IN EARLY?
A: Checkin is 4pm and early check in is based on availability. Check the Calendar to see if the day before your check in is available. If so, you can check in early by paying $50 plus service and fees per hour. However, if the calendar is blocked the day before your check in it means that guests will be checking out at 10am generally. This also means cleaners will need time to clean. Many times we can still offer as early as a 12pm early check in to the exterior living, pool, hot tub, fire pits area and a bedroom and bathroom while the cleaners finish up. If you need to load the fridge up, let us know in advance. This service is still $50 an hour plus service fees and taxes. We can’t guarantee or confirm an early check in until 7pm the night before your check in. Request and pay for your early check in once we confirm through the app. I’ll send a reservation change for the fee plus taxes and fees.

A: Checkout is 10am. Late check out is based on availability. Check the Calendar to see if the day you check out is available. If so, you can check out late by paying $50 plus service and fees per hour. However, if the calendar is blocked the day you check out it means that guests will most likely be arriving at 4pm. Many times we can still offer a late checkout no later than 12pm This service is $50 an hour plus service fees and taxes. Request, reserve and pay for your late check out before the next guest requests an early check in.

Q: HOW LONG DOES IT TAKE TO HEAT THE POOL?
A: In the cold months where weather drops below 50 degrees, it can take up to 24 hours to heat. As the weather gets warmer, it will take less time. It is important to let us know if you want to heat the pool way in advance so we can have it heated upon your arrival. There is a two day minimum for pool heating even if you stay one day.

We offer instant booking and keep our calendar updated. If it shows available then it’s available. Go ahead and book it. We offer self-check in only. Upon booking you are sent a code for entry.

I can be as available as needed

This neighborhood is diverse. Some of my favorite places to eat and hang out are less then a mile away. This is a somewhat residential and somewhat commercial street that is somewhat busy due to the central nature of this location to Phoenix and the airport. It’s very safe. A large AirBnb is on the right of you. Theres a large Mormon Church that is your front neighbor. The best restaurants and bars in AZ are a 2-5 min Lyft/Uber ride away.

Take your car, bike, bus or ride share.

Each bedroom has the ability to lock with codes that can be given to the person who booked the reservation and then distributed. It’s a 4 digit code pushed into the keypad. It’s like each person gets their own lockable suite.

It’s an additional $100 a day to heat the pool to 82 and $50 for the spa at 102. If you want pool hotter, it’s $10/degree/daily extra. Heating fees increase to $160 for the pool and $80 for the spa daily in January and February. There’s a two day minimum for the pool heating Even if you’re staying one day.

Early check in fees and late checkout fees ($50/hour) apply and are based on availability.

Provide 2 additional contacts of guests staying in case I can’t get ahold of you. Any stays 28 days or more require an additional $400 for deep cleaning.

There are early check in fees and late checkout fees that must be paid and agreed to if available. It’s $50 every additional hour requested.

It’s $65 to heat hot tub and an extra $135 a day to heat the pool and we need a day notice for pool. 4 hours for hot tub.

“Quiet Time” is Sunday-Thursday after 9pm and Friday and Saturday after 11pm. This is a neighborhood and you must keep noise inside during “Quiet Time”. If it’s determined that you broke a noise ordinance, it’s $1000 fine that you agree to pay.

We don’t refill the propane tanks for grill. Too many guests forget to close the propane tank. Please refill them at Home Depot during business hours.

Make sure to only recycle cans, plastic, and cardboard. Place in the blue recycle bins. Do not put these items in a trash bag first. If I have to open up trash bags to get out the recycle stuff or if I have to take trash out of the recycling bins, it will be $100 fee. The city fines us for not recycling stuff properly.

Absolutely zero smoking in the house or near the house. No smoking anywhere near the artificial grass. If you must smoke you can do so in the alley or near the front Street.
