The Cozy House is a newer 3BR/2BA home that sleeps up to 8, just a short walk from the beach with access to our shared, seasonally heated common-area pool! Built in 2022, this bright open-concept home features 9'4" ceilings, oversized windows, 8-foot glass-inset doors, and a new sleeper sofa in the living room. A 6-foot privacy fence surrounds the property, and the home includes its own private backyard.



The Space:

Welcome to Cozy Canaveral House, a bright, spacious 3-bedroom, 2-bath home designed for families and groups who want room to relax while staying just a short walk from the beach.



The heart of the home is the open-concept living area, featuring a large galley-style kitchen with a 13-foot island that seats five. The adjoining dining area seats six, while the living room offers plenty of gathering space and now includes a **sleeper sofa**, allowing the house to comfortably accommodate up to **8 guests**.



A large 8' x 8' sliding glass door opens to the covered back porch and private backyard. The yard is surrounded by a **6-foot privacy fence**, providing a comfortable enclosed outdoor space for families and dogs.



Through the backyard gate, you'll enter the neighboring **Cozy Canaveral Cottages property**, which we also own, where guests have access to our **shared, seasonally heated swimming pool**, recreation area, and additional outdoor spaces. The pool is shared only among guests staying at the Cozy Canaveral properties.



Sleeping & Bedrooms



The bedrooms are thoughtfully separated on opposite sides of the home for added privacy.



* **Primary Bedroom:** King bed, walk-in closet, blackout shades, and private bathroom with double vanity and large walk-in shower.

* **Guest Bedroom:** Queen bed with blackout shades and convenient access to the guest bathroom.

* **Guest Bedroom:** Two twin beds, ideal for children or additional guests.

* **Living Room:** Sleeper sofa providing additional sleeping accommodations.



Every bedroom includes a wall-mounted flat-screen television.



The guest bathroom features a tub/shower combination and is conveniently accessible from both the guest wing and main living area.



The home also includes a private laundry room with washer and dryer.



Traveling With a Larger Group?



Cozy Canaveral is more than one house!



Immediately next door are our **three separate Cozy Canaveral Cottages**, each with its own private entrance, kitchen, bathroom, and living space. Together, the cottages can accommodate approximately **10–13 additional guests**, depending on your group's sleeping arrangements using beds, sofa sleepers, and futons.



For larger families, extended stays, reunions, holiday gatherings, wedding groups, or friends traveling together, you may be able to **rent the Cozy House and multiple cottages together**, creating a unique private compound-style experience while still giving everyone their own space.



Availability varies, so please **inquire with us directly through the booking platform** if you're interested in reserving multiple units or the entire property.



🏊 Shared Heated Pool



The swimming pool is located through the gated connection between the Cozy House backyard and the neighboring cottage property.



The pool is **shared exclusively among guests staying at our Cozy Canaveral properties** and is heated seasonally during cooler months when appropriate.



Please note:



* The pool is **not cooled during the summer**.

* Pool heat is not maintained overnight.

* Swimming is permitted from **sunrise to twilight only**.

* Pool temperatures may vary based on weather and outdoor temperatures.



🐾 Dog-Friendly



We welcome up to **2 dogs under approximately 60 lbs each**. A pet fee applies per dog, per stay.



Dogs must be house-trained, well-behaved, vaccinated, and treated for fleas and ticks. Dogs are not permitted on beds or furniture.



Dogs must remain **leashed and supervised in all shared areas** and are **STRICTLY PROHIBITED from entering the swimming pool**. Guests must immediately pick up all pet waste and rinse sandy dogs outside before bringing them into the home.



Excessive barking, whether guests are home or away, is not permitted.



Guests are responsible for pet-related damage or excessive cleaning.



Service animals are accommodated in accordance with applicable law and booking-platform policies.



👶 Family-Friendly Travel



We love hosting families, but there are certain specialty baby and beach items we do not provide because we cannot reliably guarantee their condition, safety, or availability between guests.

Both companies offer delivery and pickup, making it easy to arrange what your family needs without having to bring everything from home.



It's a little like staying at a coastal bed and breakfast, except you get the whole house, a kitchen to make your own breakfast, a private fenced yard, and a shared heated pool waiting just through the gate.



Guest Access:

You can use the front parking for guests, the whole house, the fenced-in back yard, and access to the common area pool.



Guests and owners will only interact if needed or desired.



The Neighborhood:

Cozy Canaveral House is in a quiet beachside neighborhood just over a block from the beach. The beach is a short walk, but if you want to drive, there is free parking at the public beach access at the end of the street. Our location is a good walk or a short drive to Cocoa Beach Pier and the Cove at Port Canaveral. Tour Kennedy Space Center or head south to the Melbourne Area to visit the Brevard Zoo or experience some culture.



Getting Around:

There is quite a bit within walking distance but so much more a short drive away, so we recommend a car. If you don't plan to have wheels, there are a couple of cab companies, including a pay-what-you-want service and Uber. You can also catch the Space Coast Area Transit bus just a few blocks away on A1A.



Interaction with Guests:

We are not always onsite for the Cozy Canaveral Properties, and if we are, you will be notified that we will be onsite in the owner's suite. We have a team of locals that help clean and maintain everything. If you need anything, reach out, and we will be happy to help you.
