The Cocoonr agency offers Les Roseaux du Lac 10, a comfortable 32 m² apartment ideally located in a unique residence right on the shores of Lake Annecy, in Duingt.
This holiday residence, made up of around fifty units spread over two floors, enjoys privileged access to the lake through its private beach. You will also find two well-known restaurants on site: Le Wakpala (open in summer) and Le BEC (open all year round). Water sports enthusiasts will love the facilities directly on-site, with paddleboards, kayaks, wakeboarding and waterskiing all available.
Located on the ground floor, the apartment offers an exceptional setting just 40 meters from the lake, with stunning views of the surrounding mountains. Facing east, the private garden enjoys beautiful morning sunshine, perfect for breakfast on the furnished terrace.
The apartment is arranged as follows:
- Living area in a cozy mountain style with a fully equipped kitchenette: ceramic hobs, combined microwave oven, dishwasher, kettle, coffee maker, toaster, Senseo machine, cookware and utensils. Dining table for 4 people.
- Lounge corner with a convertible sofa, which can serve as an extra bed for a 3rd guest.
Sleeping area:
- 1 bedroom with a double bed (160x200 cm) and storage cupboards.
- 1 bathroom with a bathtub and glass shower screen, washbasin, hairdryer and washing machine.
- Separate WC.
Outside :
- Private garden with dining table, deckchairs and outdoor lounge furniture.
Additional facilities :
Wi-Fi, washing machine, iron and ironing board, air conditioning. Baby cot and high chair available on request.

- The apartment is ideally located in a quiet residence, right on the water in Duingt. Two restaurants are at the foot of the building: Le Wakpala (summer only) and Le BEC (all year round).
- Cycling path along the lake just 2 minutes away by bike.

Go hiking in the Semnoz mountains, cycle along the shores of the lake, feel the thrill of water activities (wakeboarding, private boat trips…), explore the local heritage through cultural visits (Lake Annecy Ecomuseum…), take to the skies for an aerial adventure in a paraglider, and wander through the old town of Annecy. Food lovers can indulge in tailor-made gastronomic experiences thanks to our chef services (delivery, private chef…). All your activities and services can be organised by our local partner, an expert in creating personalised stays.
Transport:
- The regular SIBRA Y51 and 15 bus routes, with a stop located near the apartment, provide easy access to Annecy city centre (approximately 25 minutes) and the nearby beaches (5 to 15 minutes).
- Geneva International Airport is approximately 45 minutes away by car. Bus and private shuttle services also connect Geneva to Annecy. For greater comfort, we recommend using taxis or private hire vehicles.
- If you arrive by car, a residents’ parking lot is available within the residence (unassigned spaces).
Other remarks:
- Entirely non-smoking accommodation
- Parties and noise disturbances are strictly prohibited
- Hotel-quality (4/5-star) sheets and towels are provided. Beds will be made upon your arrival. Tea towels and bath mats are also provided.
- Please note that this accommodation is offered for medium-term stays (minimum 30 nights) during the winter period from November to April.
For medium-term stays, your booking will require the signing of a contract (mobility lease or civil lease) in order to comply with legislation.
To do this, we will need some additional information (identity card, insurance, supporting documents).
