Cocoonr Annecy is pleased to present Roseaux du Lac 207, a 46 m² duplex apartment located on the 2nd floor of a unique lakeside residence in Duingt, directly on the shores of Lake Annecy.
The residence offers a large private beach with direct access to the lake, perfect for swimming and water sports. Two restaurants are located on site: Le Wakpala (open in summer) and Le BEC (open year-round). Paddleboarding, kayaking, wakeboarding, and water-skiing are also available directly at the residence.
The apartment is arranged as follows :
Ground floor:
- Bright living room with dining area for 5 people, lake view.
- Equipped kitchenette: ceramic hob, microwave, dishwasher, kettle, filter coffee maker, Nespresso, toaster, dishes, and utensils.
- TV lounge with quality sofa bed (extra sleeping option).
- Separate WC with washbasin.
Balcony of 7 m² with garden furniture (table, chairs, deckchairs) and open views.
Upper floor:
- Bedroom 1: two single beds (90x190 cm) that can be joined together, storage, desk, and TV.
- Bedroom 2: one single bed (90x190 cm) with storage.
- Bathroom with bathtub, glass shower screen, double sink, hairdryer.
- Separate WC.

From the apartment, set off for a hike in the Semnoz, cycle along the lakeside paths, enjoy water sports (wakeboarding, private boat tours…), explore the local heritage with cultural visits (Lake Annecy Eco-museum…), try paragliding over the lake, or wander the cobbled streets of Annecy’s old town.
Food lovers can enjoy tailor-made gastronomic experiences with our chef services (delivery, private chef at home…). All your activities and services can be organised by our local partner, expert in personalised stays.
Transport :
Regular SIBRA bus lines Y51 and 15 stop near the apartment, providing easy access to Annecy city centre (approx. 15 minutes) and neighbouring beaches (5–20 minutes). Nearest stop: Église.
Geneva International Airport is about 45 minutes by car. Bus services and private shuttles also connect Geneva to Annecy. For greater comfort, we recommend taxis or private transfers (VTC).
If you come by car, a private residents’ parking space is at your disposal. Spaces are not individually assigned.

- Entirely non-smoking property.
- Parties and noise disturbances are strictly prohibited.
- Hotel-quality bed linen and towels (4/5 stars) are provided. Beds will be made on arrival. Tea towels and bath mats are also included.
- Please note that this accommodation is offered for medium-term stays (minimum 30 nights) during the winter period from November to April.
For medium-term stays, your booking will require the signing of a contract (mobility lease or civil lease) in order to comply with legislation.
To do this, we will need some additional information (identity card, insurance, supporting documents).
