Welcome to this distinctive vacation property managed locally by Island Time Hilton Head.

This spacious home embodies beach cottage vibes with its open layout and tastefully decorated interior! Soaring ceilings and lots of windows provide the great room with plenty of natural sunlight. In the living room, you will find plenty of plush seating around the brick fireplace (not for guest use), a flat-screen TV, and an array of board games that await you in the cabinet. perfect for a movie marathon or family game night! The kitchen is fully stocked and updated with stainless steel appliances, marble countertops, and three additional dining seats at the bar. The formal dining table can seat up to four people.

The first 2 bedrooms can be found on the main level, down the hallway from the living room. The master bedroom features a beautifully woven king-sized bed, a flat-screen TV, and direct access to the master bathroom. The master bathroom has a double vanity, walk-in shower, and huge whirlpool tub to give you the ultimate spa experience! The second bedroom sits adjacent to this room and features a queen-sized bed. This bedroom shares access to the master bathroom via the hallway.

A few steps down the whimsical spiral staircase will lead you to the lower level of the home. Relax in the second living room and watch a few of your favorites on the flatscreen TV, or warm up with an invigorating game of ping-pong! The remaining 2 bedrooms can be found down here as well; the third bedroom offers 2 twin-sized beds along with a flat-screen TV and shares access to the jack-and-jill bathroom with the fourth bedroom. The fourth bedroom features 2 bunk beds to offer 4 twin-sized beds in total. The lower level of the home is perfect for children or teens and also leads you directly to the private pool!

The outdoor space is sure to be your favorite spot on those summer days! Enjoy ample seating on the expansive screened in porch, outdoor dining, a propane grill, and a private pool all within the comfort of your fenced-in yard! With direct access to the beach path, this second-row home is only a 2-minute walk from the beach, a short trip over the dunes. This home has it all and is perfect for your next family vacation!

Good location. Easy access. Nice house. Met our needs. Distance to beach (5 minutes if bringing beach “equipment “) through a bit of jungley pathway. Pool was a big hit for grandkids (4 - 11 yr olds)! Was concerned by black mold in main floor bathroom. Disappointed by supply of just a single trash bag. At these prices - don’t be so cheap!!!

House is nice and was clean and spacious. Location is great. Lower level flooded second day so lost use of one of the lower level rooms. Second room only had one working outlet. Spiral staircase is fun but not very practical - difficult to carry anything up or down and dogs couldn’t navigate the staircase very well.

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Saturday arrived we had downstairs shower clogged, upstairs shower mold on walls. The pool was extremely unsafe as algae was very visible as the pool was green. I called and they addressed clog and sent pool service out on Tuesday. First, the pool was not cleaned until I sent a second text on Tuesday at 5:30 pm to get pool serviced and they finally arrived. It wasn't until Thursday that the pool was clear and safe. Two days without our pool to enjoy which I paid for in this rental. The BIGGEST ISSUE WAS THE CARPENTAR ANTS INVADED THE HOUSE IN A LARGE SWARM. We called and they sent out the property manager with a small bottle of spray and my husband laid traps. We spent a lot time vacuuming up ants and killing them on the walls, floors and ceilings. They called me and left a voice message that will send out Hilton Head Exterminators the next morning at 11:30 am. WE WAITED AND NO ONE SHOWED UP AND I CALLED AND RECEIVED NO RESPONSE FROM THE RENTAL COMPANY. We were suppose to go to Savannah so we wasted all morning waiting. My husband called the exterminating company they had no scheduled appt. to come out to 31 Sand Dollar Road. He scheduled them to come and they came the next morning. They said the outside frame has a large nest of carpenter ants and the siding has a large nest and needs to ripped down. The Exterminator said, that we should ask the rental company for compensation for our inconvenience, unsafe living conditions and building structure insecurity. So, I am now asking for some compensation. Please respond to me by email.

We enjoyed the pool as well. The only thing that I did not like was the bathrooms set up. There is one bathroom with a very small shower and huge tub upstairs and one small bathroom downstairs. It is kind of difficult to access the shower downstairs because the space between the toilet and the sink is so small. Other than that, I would recommend this place.

We contacted Island Time to see if we could get in propert early and they quickly made every possible accommodation for us to escape the hurricane bedlam at home. We are very grateful to the staff at Island Time! The property was and just as posted. Location is perfect for us as we had other families in the Folly Field area during our stay. Also, beach is a quick 5 min walk away. We will back! Some minor maintenance and updating would make property better.

Living room and kitchen was a nice open area. The pool was very nice with a convenient fenced in area. Overall was not the cleanest. Crumbs on counter and on stool when we checked in. Mantel above fireplace had black debris everywhere. Outside furniture was so dirty I wouldn't sit on it. One alarming thing was on second day there we noticed a door that was unlocked that we had not used yet.

There was a crack in the shower pan, so we had to wear flip flops to shower to make sure we did not cut our feet. We also saw a great deal of ants and a couple of roaches which was not fun. We had to request the pool to be cleaned (and management was very responsive and it was cleaned the next day). I know this is not an issue of the house but the mosquitos around the pool in the evenings are rough. I am not sure if we will come back for a fourth year, yet.

We had an absolutely wonderful time at the Beach House! It was everything the listing said it was and for anyone worried about the poor reviews, ignore them. The house was perfectly clean, it was described just as it is in the description and everyone was more than easy to work with! The beach access isn’t dangerous at all!! It’s a path through dunes just like every beach access that has ever existed prior to boardwalks being built I loved having w non commercialized our experience was perfect would 100% would stay here again.

Family vaca!!

Great house and location for our family of 10. Communication with property management was great! Island Time was a perfect complement to our trip! Short comfortable walk to the beach. Kiddos really enjoyed the pool! The only thing we’d change is swapping out the 2 twin beds for a king- or offer the solution to convert to a king.

It is not a 5 because the first floor shower was nasty and in need of immediate replacement. The floor is the shower was peeling back around the drain so the layers of the shower itself was exposed. The floor was spongy when stepped on. Why this had not been replaced is beyond my comprehension. On the upside there were plenty of dishes, silverware, cups, mugs and glasses to use that were in like new condition. The furniture was clean and lighting accents very nice. Floors on second floor were wood with the kitchen & the bathroom tiled. The double sinks are separate from the big tub, small shower & commode being in another room. One important tip is to unpack your items for the first floor & use the doors on the 1st floor. The 2 minute walk to the beach with the photo of the wooden walkway is a misnomer. The beach access from the house is actually an overgrown jungle path with warnings of “poisonous snakes and uneven ground”. There is a locked pathway to the beach at the corner of Sand Dollar & Ghost Crab. However, the code that was given to us by Island Time (IT)was incorrect & they did not know the correct one. Lucky for us a resident of the area let us through the gate. Unfortunately, he did not give us the code so when it came time to leave the beach we were stranded because (IT)never called me back with the code even though I told them we were stuck on the beach. We did meet up with another kind soul who gave us the code so we could exit the beach. Even though the house is at the end of a street with a large sign clearly marked Dead End, we still had about 10 cars turn around in the driveway per day. I’d say 3 cars would fit on the driveway without anyone having to move their cars. The screened in porch & pool sold us on this place. TVs in downstairs and upstairs living rooms as well as TVs in all 4 bedrooms. House close to airport so expect daily fly overs. IT responded fast with emerg

The house is very comfortable and roomy, with two sitting areas, one upstairs and one downstairs. The property is at the end of a cul de sac which was a bonus, and has a nice screened in porch. Be aware that you need to bring or buy any and all consumables. Island Time doesn't even provide salt and pepper, much less complimentary keurig cups. There is the bare minimal supply of paper towels and toilet paper.

Cockroach, cockroach and more cockroaches

Yes have fun with bugs, we live in the south but pizza crust, peanuts, popcorn and what looked like candy kept the farm going. BUT worse yet was the handmade death spiral staircase is very dangerous for anyone under 10 or over 65. This is the only way to get to the main floor from the inside. Not sure what handyman tried to construct - but a disaster to navigate. You will NOT see any pictures of these. Can provide details and pictures if needed benelliott1 at Juno dot com.

House needs maintenance

Reviewer Comments: Upon arrival the first thing we were met with before entering the house was bags of dog poop and trash right outside the door with flies surrounding the area. Walked in and then was overcome by the smell of cigarette smoke. The main floor was decent enough until I came to the sink area, coffee still left in the pot in the counter. The windows looked like something g was thrown at them, then dried covering the windows with 🤷🏻‍♀️. Then to walk outside. There is a walk way from the driveway to the pool which was completely blocked with thrown rafts, sand toys, etc. the pool was filled with pine straw and debris, large weeks in the brick patio, the outside of the house looks like it has never been pressure washed or cleaned. The hoses were left laying out all around the pool area, also along every walkway from the drive to the yard. (Apparently they water their grass with hoses and they just leave them out, not rolling up or putting away) we had small children along with my 90 yr old mother. This was a huge tripping safety issue. The downstairs bedrooms and bathroom have broken furniture, tub looks like it hasn’t been properly cleaned in a very long time. We spent the first few hours cleaning up, throwing trash away, pulling weeds, etc. the management company was suppose to send out a air purifier for the cigarette smell, that never happened so we opened all the windows and doors to air it out. The freezer door open every time you open and shut the refrigerator door. The management company came out along with the pool maintenance company. They did the best they could to make the house a tad better, but this house is going to need some major attention. We decided to finish our vacation since we were there celebrating my mothers 90th bd, and not let the shape of this house ruin our time. The cleaning fee for this house was $400 for three nights. They refunded $200. I would def not recommended this house until major

We thought the walk to the beach was a fun, adventurous trip through the foliage. The pool was great to play in, even in September. The house had everything we needed and we had zero issues to reach out about. Communication was easy and with quick responses, too. We would absolutely stay here again! Only gripe would be how frequently people turn around on the dead end road but not a deal breaker!

Rating Details: The property manager was somewhat unhelpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: we paid a lot of money for a lot of disappointment. I would not come back to this property.

Great Locsrion for Us!

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Great location for us as we are very familiar with this part of the island. The backyard of this house needs cleaned up. Lots of old furniture, old paint cans, trash, etc. back there. Some kid is going to get hurt. At night, there is no lighting out front on the steps. The solar lights mounted on the railings do not work nor do any of the little lanterns stick in the ground. It felt dangerous. Loved the front screened porch and pool. The bedrooms were good sized as was the kitchen and living room. Our code to the beach walk path down the street did not work so we were forced to use the path thru the foliage and over the dunes. It was a short walk and not a problem. This house is at the end of the street so we had a lot of cars turning around in the driveway, just be prepared for that. Other than that, the property is pretty private.

We had a great time with our family!

It was our first family vacation since our children moved out and probably our last. We were VERY disappointed with the many issues WE FOUND after receiving a text letting us know it was ready, when you book you pay a hefty cleaning fee so it should be CLEAN!1-Nasty debris across the mantel behind the tv. 2-Shelf under kitchen sink was covered in what appeared to be mold/mildew, there was a huge hole at the back of the shelf which was partially covered with duct tape. 3-I opened the dishwasher and the smell from the standing water inside it almost knocked me down. 4-Went to let out the couch, cushions were stained, dust and crumbs all over it. 5-There was mold/mildew on several walls on the outside of the house. 6-Storage area under the porch was in disarray and cobwebs, everywhere. 7-Tiles were missing from the pool and stacked up near it, several more came off while we were there. It took 6 hours to get there, we arrived after hours so I called the emergency maintenance #, left a voicemail letting them know about some of the issues, told him we were ready to turn around and go back home. After 3 calls I got a text telling me the CSM would call me in the morning. I sent him pictures of some of the issues which he sent to CSM. When the property manager called, she apologized and said she would send housekeeping/maintenance out. Housekeeping was there by 1130, maintenance by 1. Maintenance cleaned under the sink and assured us it wasn't mold/mildew, it was from the leaking disposal. If it wasn't mold/mildew it shouldn't have been BLACK! He checked the dishwasher and said once the disposal was fixed, it should be ok. A new disposal was installed the next day but the dishwasher still didn't work. Maintenance came back out and said he was sending the appliance team out, they came out and unfortunately the dishwasher had to be replaced. The dishwasher was installed the day before we left which was a huge inconvenience for a family of 10 that cooks 2 meals a day. The property manager was really on top of things and did a great job communicating with me and I greatly appreciate that! OUR BIGGEST ISSUE WAS...WE FOUND ALL THESE ISSUES, NOT HOUSEKEEPING!! I understand that things can go wrong at any given time, had these issues arose during our stay I would've very understanding. We were offered a 10% discount on our next stay, I assured them we wouldn't use them again and ask for compensation on this stay but it was not honored.
