**ABOUT THE HOME**

This charming 520 sq.ft. cottage offers the perfect getaway, with the entire space yours to enjoy. Located near Tahoe, San Francisco, and Folsom Lake & Casino, it’s a fantastic home base for exploring the area. You’ll be just minutes from Loomis' delightful Flower Farm and amazing local restaurants, including LBB, Gander, High Hand, and Reds. Enjoy your morning coffee with scenic country views and cozy dinners in your fully-equipped kitchen. The cottage is stocked with books, games, a TV, and a DVD player for your entertainment. Nestled down a private gravel driveway shared with the main house, this pet-friendly property provides a peaceful setting for your getaway. While guests are welcome to walk their dogs along the road, please note that access to the back of the property and the 20 acres is not permitted.

We welcome guests of all backgrounds but have specific requirements to ensure a positive experience for all:



Booking Requirements:

- Only verified Airbnb users with positive reviews from other hosts will be accepted.

- Guests must be 25 years or older.

- Maximum occupancy is four guests (no exceptions).

- No parties or events are permitted. We value our relationship with the neighbors and are firm on this rule to maintain the property’s quality for future guests.



Property Details:

- The cottage is located on a 20-acre country property. While you’ll enjoy the peace and quiet, please note that we have wildlife including coyotes and deer.

- Not Baby-Proofed: If bringing infants or young children, please note that the home is not baby-proofed (furniture is not secured to walls, outlets are not covered, and cabinets/drawers are not locked). You’ll assume full responsibility for the safety of all guests, including children.



Pet Policy:

- We only allow 1 pet per stay

- Pets must be crated if left alone in the home

- Pets must be on a leash when outdoors on the property

- Guests must pick up after their pets; a cleaning fee applies if extra cleanup is required

- Pets are not allowed on furniture or beds



**CHECK-IN & CHECK-OUT INFO**

- Between 4:00 PM and 10:00 PM (Pacific Standard Time)

Please note: We do not allow late check-ins, and there is no after-hours customer service available. Guests must arrive within the designated check-in window.

- Check-out Time: By 10:00 AM.

- Check-in Instructions: Detailed check-in instructions, including a key code for entry, will be sent via Airbnb messenger on the morning of your scheduled arrival.

- Cancellation Policy: We have a moderate cancellation policy. For full details, please refer to Airbnb’s cancellation guidelines.



**GUEST ACCESS**

Guests have full access to the entire property. At least one host is always available via text if you need assistance during your stay.



**FOR STAYS LONGER THAN 21 DAYS**

An additional cleaning fee ($60) will be applied to ensure the continued cleanliness and maintenance of the unit, as our cleaners will be required to service the unit every 20 days. This charge helps us provide a high standard of cleanliness throughout your extended stay.



Additionally, we will require a $300 refundable deposit, which will be returned promptly once our cleaners confirm there is no damage to the property.

The Neighborhood:

We are located on 20 acres in Loomis. Very safe area. Enjoy the country views but close to shopping, food and freeway.



Getting Around:

It’s very easy to drive around and explore the area



Other Things to Note:

- Please note that because we live in a rural area, our internet speed is not as fast as you might find in the city. We have AT&T internet with speeds up to 25 Mbps, which should be sufficient for general browsing and streaming, but may not be as fast as you're accustomed to.



- The cottage is not fenced, so pets will need to stay inside or be kept on a leash when outside. A $50 pet fee per pet will apply if you plan to bring your furry friends.



- Please note that our landscapers visit every Thursday, and trash is taken down for collection every Sunday/Monday.
