Ground floor:
A spacious 100 m² living area with seating for 13, fireplace, flat-screen TV, and large bay windows opening onto the terraces.
Fully equipped open kitchen (40 m²) with central island, induction hob, oven, microwave, dishwasher, fridge, and Nespresso coffee machine.
Separate pantry with American-style fridge, washing machine, and ironing area.
Separate toilet.
Upstairs:
4 air-conditioned bedrooms (12–20 m²), with Queen or double beds and ample storage.
2 bathroom (bathtub + shower), and 1 separate toilet.
*Independent studios (available depending on group size)
• Studio 1 (45 m² – 3 guests): 50 m from the villa, air-conditioned, double bed + single bed, private shower room with WC, private terrace.
• Studio 2 (35 m² – 2 guests): 150 m from the villa, by a stream near the pool. Double bed, shower room with WC, air-conditioned.
Outdoor spaces
• Terraces: Three furnished areas, including a 10-person dining table, Fermob lounge under a centuries-old plane tree, and a private studio corner.
• Pool house: Summer kitchen (plancha grill, sink, American-style fridge), teak dining room enclosed with glass doors.
• Private swimming pool: Saltwater pool (12 x 6 m), depth from 1 to 2 m (open from 15 June to 15 September)

The villa is nestled in a quiet and unspoilt environment.
However, depending on the wind, distant traffic noise may be audible (motorway below the valley).
* House rules:
- Quiet between 8 p.m. and 7 a.m. (neighbouring house on the property boundary)
- Parties are not permitted
- No smoking inside
- Pets are not allowed
- No commercial activities
- Outside visitors must be declared in advance

The villa is ideally located: 30 minutes from Hyères Airport and its beaches, and just 20 minutes from Toulon.
The nearest beaches are reachable in about 20 minutes by car.
Several uncovered parking spaces are available directly on the property.
Within a 10-minute drive, you’ll find local markets, excellent bakeries, pastry shops, and traditional butchers.
