Welcome to Zen at ZooTampa! Directly across the street from Lowry Park Zoo you will enjoy the quiet of this lovely residential neighborhood, relax in the ginormous screened pool, kick back on the outdoor sofa, and maybe even hear a Rhinoceros from the front porch!
This 3 bedroom 2 bath HEATED POOL home has it all! to everything in Tampa but tucked away in Lowry Central. Just a minute to Seminole Heights, Downtown, Tampa International, Busch Gardens and more.

We want you to enjoy your stay but feel it necessary to communicate the below items as not every guest arrives with the intention to be respectful and enjoy the “sharing community” experience. Please read through and ask any questions keeping in mind each “rule” has been created due to a previous guests behavior.

Most questions can be answered by checking our online WELCOME GUIDE. The link to the WELCOME GUIDE will be sent with your booking confirmation.

- Minimum age for booking is 25. No exceptions sorry!
- Maximum Occupancy- is disclosed in the listing. All guests must be registered and ID required. The person booking MUST be present during stay. No 3rd party bookings allowed.

- - Certain events MAY require an additional security deposit as well as in person check-In:
o Gasparilla
o Sunset Music Fest
o Spring Break-. No, your Mom or Dad cannot book for you.

- Events-No parties or events, no “Dinners” or gatherings. No exceptions

- Setting Expectations- Please DO NOT expect perfection. We try to ensure everything is in working order and properly maintained. We are aware our home may have a few imperfections from past guests use and abuse. We are working to make repairs. Some repairs do not happen overnight or in the 4-5 hours between guests. Please be understanding 😉

- Parking- Please refer to the property listing for number of parking spots. RVs, boats, trailers, etc ASK first. Never park on the lawn as our sewer and sprinkler systems can incur serious damage.

- EARLY Check in/ LATE check out- Not Offered. Please refer to the Welcome Guide

- SMOKING/Vaping/Medical Marijuana : Our home is a non-smoking environment in its entirety. Please smoke at curb or at least 15 feet from any door & dispose of your cigarette butts. Please do not smoke on the pool deck (if applies) See below fines.

- Pool Hours: (if applies) 8am-10pm We are ok with you using the pool outside of these hours with the understanding that voices be kept low and NO music by the pool after quiet hours. We want you to enjoy your stay but we do need to be respectful to neighbors.

- Pool Safety (IF APPLIES)- There is no lifeguard on duty! There is no safety fence or net around the pool. Parents must monitor children, at all times. Children should be supervised, at all times. No running around the pool area. Swim at your own risk.

- Pool Heat (IF APPLIES) The pool is heated all year but due to ambient temps at times being higher than the set temp (85-87) the heater may not kick on. The pool is not a hot tub and guests are NOT permitted to touch the controls. In extreme cold the heater will not warm the water to 85-87. This is out of our control. The heater operates only during the day when the pump is running. Heat will hold for a few hours afterwards.

- TV/Cable: While we do not have cable TV, the TV(s) are Smart TV(s) w/access to Netflix, Hulu, & Amazon. You are welcome to log into your accounts but remember to log out before you check-out! **Please do not download or stream any unlawful content**

- Underage drinking/Drugs/Weapons/Firearms/Bad behavior- Illegal, defiant, malicious, or disrespectful activity of ANY KIND WILL NOT be tolerated. Medical Marijuana may not be used INSIDE our home. Smoking rules apply. No one under the legal drinking age may consume alcohol on/in the premises. No WEAPONS/FIREARMS are permitted in or on our property. Your reservation will be cancelled without refund at the discretion of the host.

- Gas Grills (if applies) Please let us know if we need to exchange the tank for the grill. In most homes we provide a backup.

- MAINTENANCE: Routine maintenance may occur during your stay. This includes but is not limited to monthly pest control, lawn care, pool care(if applies) valet trash services and more! As long as the host provided proper notice before entry, the guest cannot refuse to the let the tech enter the rental property. In emergencies, the host may enter the rental property without notice. Most maintenance is scheduled between stays but there may be times when our service providers are unable to do so.

- Plumbing: The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask NOT to flush anything other than toilet paper. NO feminine hygiene products, NO paper towels, NO flushable wipes- these WILL clog the sewer system and cause a backup. If maintenance is called to the home to clear clogs or items from our drains, you may be financially responsible for any potential damage! We simply want to ensure you have a royal flush kind of stay.

- Home Furnishings & Contents: Do not re-arrange indoor and outdoor furniture.
- The condition of the home is documented with photos before and after each guest. Broken, damaged, or missing items may result in additional charges. We do understand accidents happen. In order for us to prepare for the next guests we need to know if something needs to be replaced or repaired. Please do not try and hide damages, chances are we will not charge if you are honest and the cost is minimal.

- Cameras/Security Devices- All devices are exterior only front and back. No devices that see, hear, or record are located inside the home. Devices are not monitored but we do have cloud recording in the event of a reported incident, problem or complaint by a guest/neighbor. We do utilize Wynd Sentry Smoke/Noise detectors for 85DB+ and non cooking smoke odors. These do not record voices only monitor decibel and PM(Particle Matter) levels in the home.

- LINEN SERVICE- All linens out to be laundered. When you arrive there may be a blue laundry bag on the porch. Please DO NOT bring it in. If for some reason it is there for longer than a day please let us know. The laundry for the next guest will be returned to the property within 48 hours. It will be placed in the black and yellow bin on the porch OR the garage(if applies), The laundry service will open the garage door & place the laundry inside. They will not enter the main part of the home in any way. Typically, they will be there only a minute or 2.

- Excess Cleaning-If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the property in, an additional $250+ cleaning fee will be assessed. Stained linens (body fluids, food, drink etc. will be assessed case by case) Replacing linens after each guest is not a cost of doing business and is NOT part of your cleaning fee. We ask you do not eat or drink in beds to help prevent these types of stains.

- Commercial Photography/Video filming: Strictly prohibited without written consent of the owner. A location fee as well as insurance declaration certificate and project outline are required.

- Social Media /Influencers- ASK prior to booking to film content

- Candles/Incense/Lighters: No open flames please!

- Energy Conservation: Please do not leave open the doors as we try to be mindful of energy use. Mosquitos and other insects WILL also enter the house.

- Children: Parents are responsible for the actions of their children both physically and for any damage they may cause via willful misconduct or intentional acts. Please also do not allow children to eat outside of the kitchen.

- PET POLICY-Not all properties are pet friendly. Any violations for unauthorized pets may result in your reservation being cancelled without refund. ESA animals are considered pets. Service Animals please disclose. Pet friendly properties are advertised as such. We may make an exception at a non pet friendly property. Just ask. Pet fee will apply. We will send our pet policy upon booking.Misrepresentation of a Service Animal in Floirida is a misdemeanor 2nd degree.. Please refer to Fl Statue. S. 775.082 (9) A person who knowingly and willfully misrepresents herself or himself, through conduct or verbal or written notice, as using a service animal and being qualified to use a service animal or as a trainer of a service animal commits a misdemeanor of the second degree, punishable as provided in s. 775.082.

- $500+ fine for smoking or vaping for recreational or medical use of cannabis, hemp, marijuana or tobacco inside or near any door or window where smoke can linger and cause trace odors
- $100 Late Checkout Fee per half hour

- $500+ (actual cost of repair) Tampering with pool equipment or heater
- $500 tampering with or forceable entry to owner’s closet(s) SORRY, but we have some guests that feel entitled to take or use everything in the home.

Nice and clean
This unit is pretty nice and has been updated. AC kept the house consistent and is nice that it’s central AC instead of noisy standalone units.

Great Location
We loved how close we were to the zoo. The house itself was tastefully decorated and had everything we needed. The backyard was conveniently fenced so the kids were able to play. The weather turned too cold for us to get in the pool. If it was heated, it wasn’t warm enough for me. Everything about this place however would have me rent again.

Great find!
We had to find a home quickly due to hurricane idalia while we are on vacation and we were able to scoop up this awesome house. Pictures are exactly what you get. Under the sinks in bathrooms could use cleaning but every thing else was pretty clean. We wished the pool was heated like advertised but the book said not to mess with any pool equipment so we didn’t. Also had to get rental coverage for the time frame we were there which I think should have been optional bc we didn’t damage anything and even cleaned before leaving. Otherwise this house is really awesome cute and the owner is quick to respond !

Family Vacation
This home was great for us and the check in was super simple. It was a great location, the kids loved the pool, also right down the street from ZooTampa hence the name, which was great for the kids. We were close to everything we needed and our other itinerary places were all within 20 mins of the house, aside from Disney which was about and hr and a half. Still not bad. There was a bad storm early on during our stay that knocked out the WI-FI which was terrible for the kids and my husbands work. I reached out but no response from anyone until the day before our departure date. Which was no good for us. Still had no Wi-Fi after. Few fixes on the ceiling and walls are needed, also kept seeing ants on kitchen table and even on our bed. Outside of that it’s a really nice property, with those minor fixes it would be immaculate. I appreciate all the information that was provided and the whole process. Overall we were pleased!
