*EXTERIOR

Street side (west): pedestrian entrance gate and car entrance gate (covered parking space)

-terrace shaded by vines on a pergola (65 m2): ideal space for meals and social gatherings

access to outside staircase leading to 1st-floor bedroom

*HOUSE

First floor:
-living/dining room (35 m2): spacious and very bright, ideal for meals and relaxation
-fully-equipped kitchen: 4-burner hob (butane gas), electric oven, microwave, dishwasher, fridge-freezer (3 trays), toaster, coffee maker, kettle, crockery and cutlery, etc.
-WC 3 and closet in entrance hallway
The kitchen and living-dining room open onto the garden.

Second floor:
-Bedroom 3: equipped with a 140 cm bed, with the option of adding a baby bed (umbrella-type). This room opens onto a terrace (11 m2, south-facing with sea view). It is independently accessible via an outside staircase.
Bedroom 4: 2 Japanese-style single beds, sea view (above the terrace).
-bedroom 5: a single bed by default, which can be converted into a 160 cm double bed for a couple (room with two windows, one of which is on the street side).
-bedroom 6: with a small double bed (120 cm), generally used as a single bed or cot (room with two windows, one on the street side)
bathroom 2 and WC 2: equipped with a washbasin-vasque and an Italian-style shower
-Bathroom 3: with bath and washbasin.
All these rooms are served by a central corridor which also leads to a laundry room with washing machine.

Second floor:

-bedroom 1: 140 cm bed, sea view
-Bedroom 2: raised boat bed (90 cm) with protective barrier.
-Bathroom 1 and WC 1: room with double washbasin and shower.
Access via hallway with sofa area equipped with TV (TNT channels).

THE NEIGHBORHOOD:

Our neighborhood, La Fontonne, which includes the Antibes hospital, is a quiet, pleasant hillside residential area to the west of Antibes, close to the town of Biot (Biot SNCF train station, Marineland, golf course). It is bordered by a large pebble beach.
You're also very close (3 km) to Antibes town center.

All local shops are nearby: supermarket, bakery, tobacconist, small restaurants, hairdresser... The neighborhood is also home to the Anthéa theater, which offers a varied cultural program all year round (theater, concerts, operas, ballets, etc.), the famous Antibes swimming pool, the music conservatory, etc.

8-minute walk (700 m) to La Fontonne and 12-minute walk (1 km) to La Brague beaches.

It's possible to get around by car on the coast (although you should avoid peak times and the return from the beaches).

The house is a 12-minute walk from the small Biot SNCF train station (900 m). Regional TER trains are a great way to get around the coast quickly, especially in summer when traffic is heavy.
-By train from Biot SNCF station: Antibes (3 min), Cannes (16 min), Théoule-sur-Mer (25 min), Grasse (46 min), Villeneuve Loubet, Cagnes-sur-Mer, Saint-Laurent (2-6-12 min), Nice-Ville (23 min), Monaco (47 min), Menton (1 h), Ventimiglia in Italy (1h 15 min).
-By bus: close to our house (4 to 10 minutes' walk), several bus stops provide easy access to Antibes SNCF train station (10 minutes), the city center and old town, Sophia-Antipolis (20 minutes), Cannes (30 minutes) Nice (30 minutes) and Nice airport (20 minutes).
