Waterfront Getaway: Hot Tub, Dock & Kayaks

Summary:

Historic 1917 waterfront farmhouse on peaceful Fleets Island, just 50 feet from the Rappahannock River. Little Oyster comfortably sleeps up to 6 adults in 3 queen beds, plus 2–3 children in a twin-over-full bunk room. Enjoy a private dock, year-round hot tub, kayaks, water views, fire pit, piano, high-speed WiFi, and space for family gatherings.



The Space:

Built by local boat builder Gilbert White, this beautifully updated 1917 farmhouse pairs historic Bay character with approximately 2,100 square feet of room to spread out. Bright interiors, water views, and two living spaces—including a sunroom—make it easy to gather, read, play games, or settle in for a working getaway.



Sleeping arrangements include a first-floor queen bedroom for guests who prefer to minimize stairs, two upstairs queen bedrooms with panoramic water views, and an upstairs family-style sleeping suite with a twin-over-full bunk bed. One upstairs queen bedroom connects to the bunk room; guests walk through the queen room to access it. The bunk room is suitable for children only.

• Formal dining room and a fully stocked kitchen with water views

• High-speed WiFi, TV, piano, washer, and dryer

• Central heating and air conditioning, plus window and split-type ductless AC/heating systems

• Year-round private hot tub overlooking the water, fire pit, and charcoal grill

• Beach chairs and two additional folding chairs stored in the gazebo.



For families, Little Oyster also provides a Pack ’n Play, folding high chair, baby gates, children’s dinnerware, books, games, puzzles, and beach towels.



Charcoal lighter fluid and a grill lighter are kept in the gazebo for use with the charcoal grill; please return gazebo items after use.

✦Important to Know✦



Mean low water is 3–4 feet. Oysters with sharp shells are abundant in the water, so water shoes are highly recommended when entering the water.

Jellyfish (stinging nettles) are prevalent in local waters during warmer months; use extra caution when swimming or wading, and consider water shoes for added protection. There are no lifeguards on duty, and natural waterfront conditions can vary, including slippery surfaces, changing water depths, sharp objects, and wildlife.

The hot tub is used at your own risk; follow any posted rules. Exterior security cameras are located at the front door and back yard and capture the entryway, waterfront, and dock areas. There are no cameras inside the property.

Early check-in and late checkout cannot be accommodated due to the turnover schedule.

Travel insurance is strongly recommended, as the cancellation policy is applied consistently and cannot be modified case by case.

If payment was processed through Stripe, including direct or VRBO bookings, initial Stripe processing fees are non-refundable upon cancellation, in accordance with Stripe’s policy.



Upon entering your code you should hear the lock open. If it is hot outside, the door may stick--please give it a gentle rap in the top right corner.

DRIVING DISTANCE

Yorktown is approximately one hour away, and Williamsburg is about 1.5 hours away for an easy day trip. We are about 1.5 hours from Richmond.

Guest Access:

Self check in with the smart lock. Your 4-digit entry code is the last four digits of your phone number and will work from 4:00 PM on check-in day until 10:00 AM on checkout day.



Guests can enjoy the waterfront setting, private dock and kayak launch, dock space for a personal boat, hot tub, deck, screened gazebo, private backyard, fire pit, charcoal grill, and free on-premises parking. Two kayaks, life jackets in multiple sizes, a 12-foot floating mat, crab traps, fishing poles, and an oyster rake are available for waterfront use. Local boat-rental delivery and pickup are available.. We are not able to accommodate early checkin or late checkout due to our busy turnover schedule. Thanks for understanding!

Getting Around:

Other Things to Note:

We provide a starter supply of coffee, paper products, toiletries, dish soap, dishwasher detergent, laundry detergent, and other household essentials. Depending on the length of your stay and your group size, you may need to purchase additional supplies.



CC FEE UPON CANCELLATION: Please note that if your payment was processed via Stripe (ex. direct and VRBO bookings) and you choose to cancel your reservation, the initial Stripe processing fees are non-refundable, as per Stripe’s policy.



SECURITY CAMERAS

For your safety, exterior security cameras are located at the front door and back yard, capturing the entryway, waterfront, and dock areas. There are absolutely no cameras inside the property.



TRAVEL PROTECTION HIGHLY RECOMMENDED

We strongly recommend purchasing travel insurance to protect your investment. Unexpected events such as illness, injury, family emergencies, severe weather, flight disruptions, or other circumstances can arise before or during your trip.

Please note that our cancellation policy is applied consistently to all reservations and cannot be modified on a case-by-case basis due to individual circumstances. Travel insurance is designed to provide protection when unforeseen events prevent travel and may reimburse eligible prepaid, nonrefundable trip costs. For this reason, we encourage all guests to purchase travel insurance at the time of booking.



JELLYFISH (STINGING NETTLES)

Jellyfish are prevalent in local waters during the warmer months, so please use extra caution when swimming or wading in the water. We also recommend wearing water shoes for added protection. Stay safe and enjoy the water!



Our property offers access to beautiful waterfront features such a private beach area and water activities. While we want you to have a fun and relaxing experience, it’s important to understand that water activities come with certain risks.

Waterfronts are fun but unpredictable environments. Even strong swimmers can run into trouble. There are no lifeguards on duty, and natural conditions may vary, including slippery surfaces, changing water depths, sharp objects, or wildlife.



To ensure everyone’s safety and to comply with insurance and legal requirements, all guests must acknowledge and accept these risks.

LIABILITY WAIVER

This waiver applies to any water-related activity or equipment you may use on or near the property, including:

Swimming or wading

Using paddleboards, kayaks, or other watercraft

Walking on beaches, or near water

Fishing or boating

Any other recreational waterfront use



By using the waterfront or any water-related equipment, you understand and accept that:

Water activities are inherently risky.

You are responsible for your own safety and the safety of anyone in your group.

The property owner and host are not responsible for any accidents, injuries, or deaths that occur during your stay, regardless of the cause.



Important Safety Rules

To help keep everyone safe, we ask that you follow these basic safety guidelines:

No lifeguard is on duty – swim and use water equipment at your own risk.

Children under 18 must be supervised at all times when near or in the water.

No water activity under the influence of alcohol or drugs.

Wear life jackets when using kayaks, paddleboards, or any watercraft.

Check weather and water conditions before going in.

Avoid using the water after dark or during storms.



Release of Liability

By staying at this property and/or using the waterfront:

You agree to release the property owner and host from any legal claims or responsibility for injuries, losses, or damages that happen due to water activities.

You accept full responsibility for any accidents that occur while using the waterfront or watercraft.

You agree to cover any costs resulting from your use of the property that causes damage, injury, or requires emergency response.
