BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: __1 Guaranteed Pass, 1 Extra can be purchased, but spot not guaranteed__ .
U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

RELAXED CANCELLATION POLICY: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Nice, relaxing time

Property was good. Great location with great wrap around balcony directly facing the beach and the beach area is not overrun with skyscraper condos. It is a little older and the salt air has made some of the exterior door hardware stop working, which I’m sure can be repaired by the property manager. The restaurant across the street was very good too.

Amazing balcony, perfect location

This was our first stay in this complex, and we loved the location! Right on the ocean, and a small condo complex so not at all crowded. The unit has an incredible L-shaped, shaded balcony, including a large section directly facing the ocean. The unit itself is in pretty good shape. There are a few minor issues that would benefit from repair/touch-ups, but nothing that lessened our experience, and the value was excellent. The washer/dryer were high quality.

A nice time

Overall we had a nice stay. There were some things that could be polished I guess. For example there was an issue with the parking when we arrived. Our car rental company did not have our vehical of choice, so we were forced to take a twelve person cargo van. When I called to ask if we would be able to park out from under the garage the gentleman I spoke with told me that this was not a possibility and that I would just be stuck trying to squeeze the van into my assigned spot, however when I spoke with another guest, she said that as long as you have a tag you're good, which did appear to be true, as we found out you could park on the side of the building, but it was just on a first come first serve basis. There were also no towel holders in the main bathroom, which was a bit inconvenient Otherwise everything else was very nice.

Nice Condo

The condo is really nice. There are a few cosmetic issues but nothing major. We had a leak under the sink and they were very quick to get maintenance to fix it. Communication was very good. Just FYI the refrigerator door doesn't shut very well. You have to give it a push so we had to make sure we pushed it shut. Overall, a great experience!

Awesome view!

We came for a girl's trip in August. The view from the balcony was amazing. Loved sitting out there and listening to the waves. The condo was beautiful. Our only complaint was that you could see where there was some water damage above one of the doors. Really enjoyed our stay and would definitely stay again. The beds were all comfortable as well. Had to call for maintenance one day because the wind was blowing the rain in a window and they were quick to come out.

Girls Trip

Had a blast. Condo was right on the beach with a wonderful view. Next time i would try to get a top floor condo bc it sounded like a hurd of elephants on meth were staying above us. Other than that it was great!

Great location, perfect for families

This property was a great location, within a couple of miles of shopping and restaurants. We had a few issues with some items in the home, but the management company responded quickly! Pictures are accurate and there is a small store easily within walking distance for any quick items.

I feel that the property could use some “freshening up”. The sofa bed needs to be replaced; very uncomfortable. The commode in the guest bath needs to be replaced; the tank did not fill with water promptly; we filled it manually to get it to flush. The location was excellent!!! Your assistance was responsive when we called. Definitely would stay there again!

A nice condo; we've stayed here before. But I was not as impressed this time around with the cleanliness. The kitchen sink smelled a bit; maybe it's the water because the washer also smelled after we did a load of laundry. There were crumbs in the silverware drawer or maybe they were roach droppings. We did encounter 2 roaches in the condo…one came racing out of a cupboard when opened and another came out from under the fridge. That being said, we did appreciate the small upgrades that were made from the last time we were here.

Easter Getaway

The good - nice condo in a prefect location. The wrap around deck was the selling point for us. All the kitchen stuff you would need. Laundry in unit was a plus. Overall a nice place. The not so great - Check in was a little frustrating as the code I was given didn't work, we had to call for a new code. The bathmat in the main bath needs replaced or at minimum washed. The master tub drains very slow. One of the outlets in either bathroom allow for hairdryer use. A maintenance worker showed up during our stay without notice...that was frustrating considering we were only there a few days. For the substantial cost with all the fees I would have expected beach gear. ( Chairs, an umbrella, or even beach towels.). We have stayed in many units over the years and that is a big plus and the cost of those units was much less in the same area. My fault for booking without asking first. All in all a nice place that just needs a few issues addressed.

The property was not very clean. Dust on ceiling fans, decor and light fixtures. Had to call maintenance twice. Once to spray for little mites on kitchen counters. The second time we called the toilet was not working in the main bathroom. Maintenance finally showed up the next day and said they fixed it. But it was not fixed. We had to take tank lid off after every flush and push down on part of mechanism to get it to flush. Also the keurig canister was cracked. This unit would be very nice if it was cleaned better and had some updating to bed linens and rugs. The deck is big and accessible from both bedrooms and has a beautiful view.

Fantastic location and porch

We love this location and the restaurants and shops across the street. The condo is very roomy and the living areas updated. The wrap around porch was a perfect place to watch the waves, especially for my elderly dad who couldn’t go down to beach. Improvements would be a deep clean, as the floors especially were pretty dirty, waterproof mattress covers on all mattresses- one of the bunk beds was missing the mattress pad altogether but we found it in a closet, and the addition of some towel hooks in the hall bathroom as there was only one. Property managers were very responsive before and during the trip. Overall we had a great vacation and will be back!

Great family time at the beach

Older property but our condo was in updated condition and perfect for us and our son’s family. Beds comfortable (children’s room had no outside access) with doors from the two adult bedrooms out to the deck overlooking the gulf. Our unit was beach front on the second level of apartments. Wonderful wrap around balcony. Ground floor was parking. Just two flights of stairs up but they also have elevators and valet trays for packing luggage up and down so stairs were optional. Nice pool though not heated. Easy codes for access to unit and beach. Parking tight but doable. Really enjoyed this unit!

Great view

Great for friends and family

We really enjoyed the location of the property and the large wrap around balcony. Beds were super comfortable too! The only downfall was there were no cleaning supplies provided besides 1 packet of dishwashing fluid, 1 laundry detergent packet and 1 trash bag, I wish we had access to more cleaning materials to maintain the place. Other than that we definitely enjoyed our stay!

Several things looks as if they were in process of reno. The ceiling in primary bedroom around the fan looked unfinished. The cabinets in the primary bathroom didnt connect to the wall leaving a gap. The thresholds to the closets in the hall didn't have caps screwed down. The hall bathroom closet has exposed studs, a lot of things could get in by the exposed walls. The exterior doors were hard to shut. I didnt realize it was pet friendly, my fault, first time VRBO user, probabky last. With paying a good amount to use I would have thought the property would have been complete without unfinished details.

GREAT LOCATION

Awesome views, great location, close to all, nice convenience store, ice cream shop and restaurant across the road. Needs a deep clean, windows, top of fridge, trim, behind tv's and tables, under beds. Had issues with air conditioner last day and night there it did not cool and the windows in the master would not open for fresh air so it got up to 77 in the condo and no the heat was not on the air was but did not blow cool air, also the drains in the master bath needs cleaned it is slow. Communication with the property manager was quick when we called regarding the water in the condo was not hot at all it was luke warm, it was taken care of in just a couple hours, great communication thank you Beachball properties.

Beautiful views but needs some work

This property is oceanfront with a nice covered wrap around (L shape) balcony to watch the waves. The kitchen needs some basics like a measuring cup, a few updated pans without so many scratches, and some basic condiments like salt and pepper. The kitchen had no liquid dishwashing soap so we had to run buy some. Also, there was only one roll of toilet paper for four adults for four days. We had to run buy that, too. The ceiling in the spare bedroom was falling down all over due to a leak it looks like. The closet doors have water marks as if water ran down them. The condo is in a good location and convenient to a good grocery store/liquor store and restaurant (The Beach House). The parking is tight but doable. The check-in process was seamless.

Family holiday

Great stay at this very pleasant property. We are a bit spoiled and wanted a view that fronted the beach. This is an end unit (others have a side-ways view) and was just perfect for our group of 4 adults and 2 children. Exactly as described.

Decent price but dirty

We checked in and the door code did not work. Called the number someone answered and changed it immediately so we could get in. Once we entered the place smelt very bad like mildew. We checked the beds and in the master bedroom we pulled down the comforter and there were blood stains on the top sheet, mattress protector and comforter! Second king bed had urine stains on the sheets and soaked thru to mattress. Floors were dirty, corners nasty. Second king bed room light did not work. Water stains on the ceilings and door frames. I immediately called back and was told house keeping and maintenance would come out. They never did and we went ahead and washed all the bed sheets and bought a mattress spread for the second king bed as the urine spots were awful. I was asked to email photos of everything and I sent them. The next day I received a call that house keeping would be out to drop off new bed sheets. They did and stripped the beds and took our mattress spread. I asked to speak to a manager and did ask for a discount as the beds were disgusting. I was told the manager was in meetings but would call. Never did receive a call. Maintenance called on the 3rd day but there was no point is them coming to look at the bedroom light as we were leaving the next day. Very disappointed in the overall condition of the place.
