LYCIPONON VILLA for an unforgettable, relaxing, private, and secure vacation

The Villa's landscape complies with Mediterranean flora, including olive trees, cypresses, and low fences. Guests should take advantage of the outdoor facilities and enjoy a walk along the footpaths from the small organic garden to the plot's highest point.

The most notable facilities include a tennis court with a training wall and a one-on-one basketball court, which can easily host a tennis tournament or even serve the training needs of a professional tennis or basketball player on vacation. Next to it is a fully equipped log bungalow to facilitate sports or accommodate service personnel. A table tennis court is located at the side of the log bungalow.

The large pool is located in the center of the estate. Swim next to the wooden pier with the infinity sea view. Sunbathe and relax in the spacious area around the pool. Read a book. Have a cold beer from the fully equipped BBQ. Enjoy music or a meal at the big marble table under the garden pavilion, enchanted by the sea.

Lyciponon Villa is built in the South of France Provence style, with wood, metal, cement, demolition bricks, and red cedar tiles covering the quadruped roofs. It is divided into two levels, and you have a breathtaking view no matter your level.

Besides a luxury vacation, The Villa is ideal for multiple social or tennis events, reunions and celebrations, weddings, parties, or corporate and wellness retreats. All indoor and outdoor areas are exquisite for taking photos or filming.

Owners live in separate buildings on the grounds to accommodate your every need.

The Ground Level 320 m2
Up to 10 guests can stay on the ground level. Three twin bedrooms have en-suite bathrooms, and two twin bedrooms are connected to an en-suite bathroom. All rooms have central heating, A/C, and ceiling fans.

At the Ground Level is a spacious living room/home cinema/dining room area with an 85" wall-mounted TV. There is also a fully equipped kitchen and laundry room. The seating area is designed so that rearranging the six tables within can quickly become a meeting room, or by removing them altogether, the space can be used for yoga, Zumba, or Pilates.

Level One 230 m2. The Villa's main entrance is on Level One, which leads directly into an open-plan living room area with a fireplace and a wall-mounted TV. A kitchen is designed and equipped to satisfy the needs of anyone who wishes to dabble in the art of cooking, and a separate dining room fulfills the art de la table.

Level one features big glass balcony doors and a superb seaside view. Two indoor staircases connect the Ground Level and Level One.

Level Two is a separate apartment altogether for the owner's use.

There are excellent local and fish taverns in the vicinity within walking distance (1 km- 20 min), Anavyssos (4 km), Fokaia (3 km), and Saronida (3 km). A picturesque sandy beach (Nisos) is within walking distance (5 minutes walk). Boat (6,5m) available with skipper for those days you wish to visit the nearby islands and explore our beautiful beaches (extra charge). Windsurfing and scuba diving (/10 min drive), Day trip to Delphi or Olympia.

Athens city center (1-hour drive): Visit the Acropolis and the archaeological museums. Visit the Sounio archaeological site (1/2 hour drive). Walk through the Athens Open Market Restaurants and enjoy the gourmet food nearby.
Guest access
The landscape is designed with paths throughout. Olive, orange, and lemon trees, as well as a vegetable garden, are easily accessible. A dream beach is a 10-minute walk away.
