Come experience the best of modern indoor and outdoor coastal living in this exceptional 4BR/5BA ocean-view retreat, ideally located just six houses from the popular recreational beach at 38th Street. By combining the multi-level Main House with the private Downstairs Residence, this spacious offering gives larger family groups the flexibility to enjoy beautifully designed interiors, multiple gathering spaces, and inviting outdoor areas in one outstanding beachside location.

MAIN HOUSE

LIVING & DINING AREAS:
The Main House features its primary living spaces across the upper levels, beginning with an open-concept second floor living area with a sofa, electric fireplace, and TV positioned to face the kitchen, dining area, and outdoor balcony. Accordion glass doors open to the front balcony, creating a seamless indoor-outdoor flow. The third level includes an additional living area with couch seating, a TV, and a wet bar.

The ground floor residence offers an open-concept living and dining area with a couch, chair, desk, and dining table with seating for four. This residence also opens to a patio with table seating for four.

OUTDOOR SPACES:
Outdoor spaces for both residences include the ground level patio with an outdoor table and seating for four plus a propane gas BBQ grill, the second floor front balcony with seating, and the rooftop deck with a propane fire pit, ample seating, and a gas BBQ.

KITCHEN & AMENITIES:
Both kitchens are fully stocked for meal preparation and serving, with high-end dishes, utensils, cookware, bakeware, and stainless steel appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ground level patio, the second floor front balcony, and the rooftop deck. Because the two residences are not connected internally, parental supervision of children and any guests under 25 is required at all times in both the downstairs and upstairs homes, especially overnight. Neither residence may be used as a “kids’ room” and both must have overnight parental supervision.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.

Air Conditioning: Wall-mounted A/C units are located in the Main House bedrooms and in the ground floor residence bedroom.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats, best suited for children, are provided. The ground floor residence also includes a queen-size fold-out sofa with extra linens and pillows, best suited for children. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Free laundry facilities are located in the home. Guests must provide their own laundry supplies.

Parking: Parking includes one garage space and two carport spaces, all accessed from the rear alley. Free neighborhood parking may also be available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Beach house fun

We had a great vacation staying in this beautiful beach house! It is so conveniently located to the beach and the pier/shops. The house was clean and had everything we need! The rental company was very communicative and provided everything we needed to make our stay comfortable! We would highly recommend this place!

Outstanding Property

This condo unit is beautifully apportioned with updated with state-of-the-art appliances and wonderful decor. It was very clean and also easy to keep clean. We had all the dishes/pots/pans needed for a weeks stay. We absolutely loved this property.

Holiday Family Gathering!

We found this property to exceed our expectations! From the moment we stepped through the door we knew that we would enjoy our stay. The property was immaculate and was airy and open. We rented both the A and B parts by of the property. Initially the code to A was not working. I called the property management company and they were able to remotely unlock it and reset the lock with the same code. It took no more 5 minutes to open the door. Each of the bedrooms had in suite bathrooms and the kitchen was fully stocked with all the needed appliances and dishes needed to cook meals through the week.. They unit was well stocked with towels, blankets starter supplies in the kitchen and bathrooms. The third bedroom upstairs wax fully equipped also. We enjoyed the third floor gathering place as well as the fire pit outside with a view of the ocean. Unit B was a beautiful place with a separate entrance with a fully stocked kitchen, living room and bedroom. The furnishings were comfort and the decor was perfect. There were 8 adults and 3 children under 3 and the space was comfortable for everyone. We highly recommend this property and would definitely stay here in the future! It was “hands down” our families favorite home to stay in together!

Perfect Place for 8

This was a perfect place for our family of 8. We rented both units so it gave us lots of room to spread out. It was impeccably clean upon our arrival, we were less than 100 steps from the beach and there was everything we needed for our stay. It was also helpful to have private parking as street parking is hard to come by in that area. We would love to stay here again!
