Tucked away in a fantastic waterfront neighborhood, this tastefully furnished home has all the things: Great spacious rooms, open kitchen with a large breakfast bar, upgraded LG stainless appliances, wine/coffee bar, fireplace, ping pong table and all of this opens out onto a fabulous outdoor living space. A large Majestic Oak anchors the yard and shelters the pool and hot tub overlooking the Hill Country Cove waterfront. Sweet waterside sitting area to enjoy the views up and down the cove.

Perfect spot for kayaking, canoeing, stand-up paddleboarding, fishing, and more. Ramp access and place to dock a boat and/or jet skis. Boat rental options are available nearby. Included a few steps from front door is a separate one-room guest house w/full bath, coffee bar, microwave, sink, and small frig.

The kitchen has all state of the art, brand new LG appliances, a double oven, microwave, air fryer, toaster oven, 2 coffee pots (1 Keurig and 1 drip), dishwasher, and refrigerator with ice maker. The laundry room is near the kitchen.

The great room includes a dining area, fireplace, sitting area, and large Smart TV with Roku.

The outdoor covered patio has a large dining table, lounge chairs, and sofa seating area with large flat-screen Smart TV, all overlooking the pool, hot tub, and canal. This is where you can relax and enjoy the tranquility of the water. Heaters make the patio extra cozy in the winter. The pool can be heated for an additional fee. The hot tub is always complimentary. There is a ping pong table, corn hole, and other board games.

FIRST FLOOR
Bedroom 1 - ensuite bath
The spacious primary bedroom with king bed overlooks the canal and includes a large flat-screen Smart TV with Roku, a large bathroom with a soaking tub, and a stand-up shower.

UPSTAIRS
Bedroom 2 - ensuite bath
Includes queen bed, king bed, bathroom with a stand-up shower, and a large flat-screen TV with Roku.

Bedroom 3
Includes 1 king bed and flat screen TV with Roku

Main area
The main area upstairs is perfect for teenagers or kids and includes 1 queen bed with 2 twin beds and a large-mounted flat-screen Smart TV with Roku. Bring your gaming system for extra enjoyment.

Bedroom 3 and main area share a full bathroom with tub and shower.

GUEST HOUSE/CASITA
Bedroom 4 - ensuite bath
The guest house is connected to the main house with lots of privacy, just a few steps away from the front door. Included is 1 king bed, stand up shower, microwave, fridge, sink, and coffee pot.

2 Kayaks and 2 stand-up paddleboards are available for use during your stay. The water in the canal is calm and perfect for relaxing. The fishing is great! Boat access ramp is available nearby and plenty of space to dock a boat and jet skis right in front of the house.

NOTE: FOR CHANNEL ACCESS to/from the main lake there is a 6ft bridge clearance. You will need to LOWER your ski tower or bimini top. Reach out for recommendations on renting a boat. The neighborhood also has a private boat ramp.

Our home is dog-friendly. There is a $150 pet fee that will need to be paid at time of reservation prior to arrival. Please clean up after your dog and dog in the yard prior to departure and do not allow pets on bedding. Thank you!!

A start-up supply of toilet paper, paper towels, trash bags, and dish soap will be provided. There are a few spices available if needed. The guest is responsible for any additional needs. Bath Towels and Linens are provided.

Suggested items to bring are life jackets, beach towels, extra paper goods (toilet paper, facial tissue, and paper towels), coffee, spices/seasonings, bath soap, and shampoo. There is a grocery store 3.5 miles away.
