Lovingly updated and restored with all the amenities of home including a NEW chefs kitchen with high-end appliances, 2 dishwashers, 6 burner gas stove with griddle and double oven.

Our home has a total of 4 bedrooms and 2 full baths for you. Three bedrooms are located on the first floor with sleeping quarters in the Game Room downstairs for all the cousins!

The house offers a 1200+ sq ft Great Room with plenty of seating for guests, a wood burning fireplace,game board center/second dining area, large smart television with DVD, and Netflix etc.

There is an eat in kitchen with large table that can seat 10-12+.
A large wooden fold out table is also available for Holiday or large family dinners to extend the table or create a large eating space in the Great Room.

The large Game Room in the finished basement hosts a gas fireplace, TV/DVD, foosball table, darts, air hockey, a sleeper sofa with upgraded mattress and more sleeping areas for the kids (or adults). We have all the kids and Teens sleep here :) They are loud and we can't hear them from upstairs :) :)

A fully fenced yard with doggy door, an in-ground pool with extensive decking, a 4 person hot tub, a campfire pit and propane grill are provided outside.

Plenty of parking for up to 6+ vehicles plus street parking.

The Carriage House is located in the Village of Palmyra close to all village amenities and a 5 minute drive to Hill Cumorah (4 miles) and all LDS sites. Short 15 minutes to the Finger Lakes and 20 minute drive to all the Rochester area has to offer. We are 6 minutes from I-90.

Bedrooms are as follows:

Bedroom #1- Master bedroom with Queen Bed and crib. Main full bath with bathtub attached.

Bedroom #2- Double bed with twin trundle and a pack-n-play.

Bedroom #3- Queen bed and full bath, with shower.

Bedroom #4- Game Room Area- Pull out queen sofa bed, 2 full beds, 2 twin beds.

Our goal is for the home to be a comfortable gathering place for your family to relax and connect with each other. The Carriage House comfortably fits at least 2/3 families.

We keep this home very clean and clean ALL linens & ALL bedding after each guest. We supply all laundry supplies, paper products, dish tabs, dish soap, kitchen wipes, baggies, foil, spices, basic cooking items ( flour, sugar, oil etc) trash bags and pool toys for you during your stay. Just bring your food and relax!!!

* Please note that the carriage house is a duplex. You will occupy the first floor and the finished basement . That is approximately 2800 square feet . The upper apartment on the property is occupied by our daughter and her pup. This apartment is completely separate from the carriage house rental space with no shared services, or space. It has a private entrance. She helps us take care of the property and our guests and it works out perfectly.
