ℹ️ GOOD TO KNOW
There is a separate lower suite on the property with a long-term tenant. The spaces are not shared and have separate entrances and HVAC systems. Guests have private use of the main and upper levels, garage, backyard seating area, and hot tub.

You may hear normal household sounds at times, but quiet hours are observed to help maintain a peaceful stay

Guests have exclusive access to the main and upper levels of the home, including 4 bedrooms, 3 bathrooms, the living room, dining area, fully equipped kitchen, in-suite laundry, garage, deck, fenced backyard, and private hot tub.

Self check-in is available through a smart keypad, so you can arrive easily without coordinating keys.

Parking includes a secure double garage off the alley, suitable for up to 2 small vehicles. Large trucks or oversized vehicles may not fit. Additional street parking is available on a first-come, first-served basis.

The home also includes gigabit Wi-Fi, a 65" Smart TV in the living room, and a 43" Smart TV in the primary bedroom with Netflix, Disney+, and Prime apps available.

♨️ HOT TUB RULES
To keep the hot tub clean, safe, and enjoyable for every guest:

‣ Hot tub is available from 9:00 AM to 10:00 PM
‣ Registered guests only
‣ Shower before use to reduce oils, lotions, deodorant, and dirt in the water
‣ No bubble bath, soaps, oils, bath products, or similar products
‣ No glassware in or near the hot tub area
‣ No food or drinks inside the hot tub
‣ Swimwear only
‣ Only potty-trained children may use the hot tub
‣ Please limit sessions to 30 minutes or less
‣ Do not remove the chlorine floater or pool monitor
‣ Replace the cover after each use
‣ Quiet voices only during evening use

Please note: If bubble bath, soap, oils, glass, debris, or other contamination are found in the hot tub, a full drain and clean may be required at a cost of $500 plus tax.

⚠️ PRE-ARRIVAL REQUIREMENTS
To keep the home safe, guest-ready, and protected for every stay, all guests must complete a short pre-arrival process before receiving check-in instructions.

This is handled through Linkbase, a secure, app-free guest portal. You do not need to download an app or create an account.

The portal includes:
‣ Rental agreement
‣ ID verification for the booking guest
‣ Security hold or optional damage waiver
‣ House information and check-in details
‣ Optional upgrades such as early check-in or late checkout when available

Protection options:
‣ Refundable security hold: $700 CAD pre-authorization only, not a traditional deposit
OR
‣ Optional damage waiver: $8 USD/night (~$11 CAD), up to a maximum of $59 USD (~$81 CAD).

The damage waiver is optional and non-refundable. It is provided by a third-party insurance company and is an alternative to the security hold.

Completion of the guest portal is required before check-in instructions and entry codes are released.

⏰ EARLY CHECK-IN / LATE CHECKOUT
Early check-in and late checkout may be available depending on the cleaning schedule and same-day bookings.

Optional upgrade pricing:
‣ Early check-in: $35 for 1 hour, $50 for 2 hours
‣ Late checkout: $80 for 1 hour, $100 for 2 hours

Requests must be approved in advance and are not guaranteed.

👤 GUEST SCREENING
Guests are responsible for their full group and all registered visitors.

Profiles with a review rating below 4 stars may not be approved for instant booking. New profiles or guests without reviews may be manually reviewed and may require additional screening before confirmation.

For safety and property protection, exterior cameras are located on the outside of the home.

The home has keyless entry. Your access code will be provided after the pre-arrival steps are completed.

For urgent maintenance or safety concerns, access may be required. For non-urgent items, we will provide notice whenever possible.

📦 MAIL & PARCELS
Please do not use the property address for mail or parcel delivery unless approved in advance. We are not responsible for lost, delayed, or misdelivered mail or packages.

Really nice house. Very clean. Hot tub was hot and easy to use. Beds are comfortable. Neighbourhood is very quiet. Parking is a bit difficult as the street is very busy and our pickup truck didn’t fit in the garage. The thermostat didn’t seem to control the heat of the place and it stayed around 19 degrees the whole time which is a bit on the cold side for us.

Thank you for your stay and for the detailed feedback — glad to hear you enjoyed the home, hot tub, and quiet neighbourhood. We’ve since checked the heating system and found that some upstairs vents were closed, which affected airflow. This has been resolved and added to our routine checks to ensure consistent comfort moving forward. For parking, larger trucks can be a tighter fit in the garage and street parking can be busy at times, but we do our best to guide guests in advance so there are no surprises. Appreciate you staying with us and hope to host you again.
