Welcome to Mermaid Beach! To ensure a comfortable stay for all guests, please adhere to the following guidelines.
Guest Requirements
Age Restriction: Guests must be 23 years or older to book. Guests under 23 (excluding those under 18) must provide passport identification and approve a refundable security deposit.
New/Low-Rated Guests: Guests: Security Deposit Policy
For guests with limited or no prior reviews, those new to short-term rentals, or with a rating below 5 stars, a security deposit of AUD 500 is required. This deposit is fully refundable after checkout, provided the property is left in satisfactory condition and all house rules are adhered to. This request will be sent via the booking platform and must be accepted at the time of your reservation confirmation.
A security deposit request of AUD 500 will be sent to you thru the channel platform (you'll receive an email). This request must be accepted upon booking confirmation and the deposit will be held for the duration of your stay.
Your security deposit will be refunded within 48 hours after checkout, provided the apartment's condition is found to be satisfactory. Please note that the security deposit will not be refunded if any of the "House Rules," "Terms of Stay," "Additional Rules," or "Body Corporate Bylaws" are violated. Any costs or damages incurred may be deducted from this amount, in accordance with our terms of stay and house rules.
Failure to pay the security deposit on the booking confirmation day or prior to your check-in day will result in denied check-in, and your booking may be cancelled without refund. Any costs related to such a cancellation will be at your expense.
Maximum Occupancy: Only the number of guests listed in the reservation is permitted. External visitors are not allowed.
Infants: Bringing infants or children under 18 is at your discretion; however, the property isn't specifically infant-friendly, and adults are fully responsible for their supervision.
Guest Responsibility: You are responsible for your safety and the safety of all others on the property. Please treat the property and its contents with care.
Booking and Cancellation Policy:
Non-Flexible Dates: Bookings are non-flexible. Date changes are at the host's discretion only. We strongly recommend securing comprehensive travel insurance.
No Refunds for Early Departure: Refunds will not be issued for early departures or unforeseen events.
Cancellation Policy: Our cancellation policy applies regardless of external factors.
Long-Term Stays (28 Days or More): For all bookings 28 days or longer, a double cleaning fee is required to maintain a clean and comfortable environment. This additional cleaning fee will be due at the time of booking. Full payment for your reservation, including all applicable cleaning fees, is due upon booking.
Check-In and Check-Out:
Standard Times: Check-in is after 3:00 PM and check-out is before 10:00 AM.
Complimentary Early Check-in/Late Check-out: Available for Direct Bookings only (check-in at 2:00 PM, check-out at 12:00 PM), subject to availability.
Early Check-in (from 1:30 PM) / Late Check-out (until 12:00 PM): An AUD 95 fee applies, subject to availability.
Overstaying Checkout: Guests who overstay will be charged AUD 99 per hour.
Emergency Lockout: A service fee of AUD 200, plus any associated costs, applies for emergency lockout assistance.
Property Regulations:
Quiet Hours: Please adhere to quiet hours between 10:00 PM and 8:00 AM.
No Pets: Pets are strictly prohibited throughout the entire building premises, including all common areas, due to allergy concerns.
No Smoking: Smoking, including vaping, is strictly prohibited throughout the entire building premises, including inside the apartment and on balconies. A violation of this policy will result in a fine of AUD 500, additional cleaning costs, and may lead to the immediate termination of your stay.
Furniture & Property Care: Do not rearrange furniture (minimum AUD 99/hour fee). Remove shoes on rugs. Rinse sand before entering. Use placemats for drinks/food. Do not remove mattress protectors. You are liable for damages and associated fees.
Master bedroom has a Queen sized chiropractic mattress that is firmer than medium so we have fitted a pillow top mattress topper.
2nd bedroom is a Queen sized IKEA foam mattress medium/soft.
This apartment has a wonderful ocean breeze cross ventilation that cools the apartment well and for this reason we have no air-conditioning. 2x Portable oil heaters are available to use.
Minut Device: A Minut device monitors for excessive noise (above 75 decibels), smoking, or tampering. Violations or tampering incur an AUD 200 call-out fee.
Key Management: The keys provided include an AirTag; please do not remove it. A minimum fee of AUD 500, plus any associated replacement costs, will be charged for lost keys, including swipe cards or parking fobs.
Weather Precautions: As a beachfront property, close all windows and doors during high winds or rain. Guests are responsible for damages from non-compliance. No refunds for weather-related issues.
Fire Inspections & Maintenance: Australian law requires access for fire inspections (twice yearly). The host or staff may enter with 1-hour notice for urgent issues or 24-hour notice for non-urgent issues. Activating the smoke detector by guest actions incurs an AUD 2,000 fee.
Construction & Outages: The host is not liable for issues outside of our control, such as nearby construction, power outages, WiFi disruptions, natural gas supply interruptions, or elevator breakdowns. Please note that no refunds will be provided for these events.
Scheduled works: @ 67 Albatross Ave, Mermaid Beach 4218, major maintenance works are scheduled to begin in July 2025, these works are to remove and remedy any concrete cancer within the building, noise may disrupt residents during this time, the works are scheduled to complete over 6 months, please book with the understanding & acceptance that you may or may not be impacted by this works.
No Parties: Parties and external visitors are strictly prohibited and will result in immediate eviction without refund, including the security deposit.
Cleaning and Fees: Your cleaning fee includes a basic clean and the following provisions for your stay:
Linens: One set of bed linens per bed, one bath towel and one face towel per guest, and one hand towel and one floor mat per bathroom. Replacements are not provided, but a washing machine and dryer are available in your apartment for your convenience, along with several servings of natural laundry detergent.
Bathroom Toiletries: Travel-sized natural shampoo, conditioner, body wash, and hand soap, plus three toilet rolls per bathroom.
Kitchen Supplies: Limited quantities of coffee, tea, olive oil, Himalayan salt, peppercorns, and sugar.
Laundry Supplies: Washing powder or liquid, general-purpose cleaning spray, cloths, and sponges.
For stays exceeding 28 days, a mandatory deep clean is required and will be charged at double the standard cleaning fee.
Please dispose of rubbish from bins properly, and place any excess rubbish in the building's designated bins. Recycling must be separated into the appropriate recycling bins.
Should you desire a mid-stay cleaning service, please contact us to arrange it.
