The Space:

The open-concept living room exudes elegance and relaxation, with two modern sofas, two stylish chairs, modern concrete floors, a wooden beamed ceiling, and a charming fireplace—ideal for unwinding after a day of Hill Country adventures. Adjacent, the dining room and kitchen create a seamless space for gatherings. Enjoy meals around the dining table or at the kitchen island with four barstools. The chef-inspired kitchen is equipped with premium stainless steel appliances, including a gas range, a refrigerator with a bottom-drawer freezer, a farmhouse sink, and a dishwasher. An additional refrigerator in the laundry room offers even more convenience for your stay.



This luxurious home offers a thoughtfully designed layout with accommodations for up to eleven guests. Two king bedrooms, one queen bedroom, and a playful bunkroom featuring two twin-over-twin bunk beds, a twin daybed, and oversized bean bag chairs provide both comfort and versatility. The master suite is a true retreat, complete with a cozy fireplace, an en-suite bathroom featuring a soaking tub, and a spacious walk-in shower. Bedrooms 2 and 3 also include private en-suite bathrooms, while the bunkroom is conveniently paired with a half bath.



Step outside to a stunning back porch, complete with rocking chairs, a BBQ grill, and an outdoor dining table—all overlooking breathtaking Hill Country views. The pet-friendly backyard is perfect for outdoor fun, though guests should be mindful that the 4-foot fence may not contain larger dogs as they may be able to jump over it.

Please Note: This property is located in the Texas Hill Country, where you may encounter wildlife such as wild hogs, snakes, raccoons, and possums. There is also a deep ravine behind the property, so caution is advised.

Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) of $135 plus tax will apply in addition to the nightly rate.

-Please check the weight limit and max number allowed for this unit.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1250 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $79.00 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via email.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
