Disclaimer: We would like to stress that this property is not recommended for those without a vehicle due to its isolated location.

Located in the picturesque Mas d'Angeline, this space offers exceptional sea views. The interior comprises a living room with fully-equipped kitchen and sofa bed for 2 people, a French window offering a sea view and access to a large terrace. One bedroom with sea-view window, equipped with a 140 cm double bed (no door separating the living room from the bedroom). A shower room with shower, WC and washbasin. Bed linen and towels are provided.
Access to the studio is via a set of outside stairs comprising 38 steps.

An uncovered parking space is allocated on the property, closed by an automatic gate. Vehicles longer than 5 metres are not permitted.

The studio is located in the Mas d'Angeline, an old stone farmhouse that includes two other holiday rentals as well as the owner's flat.

Located in a peaceful residential area at an altitude of 250 metres and 100 metres from the GRIMA nature park, the accommodation allows nature lovers to enjoy the "Via Alpina" hiking trail, linking the Rock of Monaco to La Turbie. Just 1.4 km from Monaco's Avenue Hector Otto, the location offers easy access to all the area's attractions.

According to the GPS Maps itinerary, walkers can reach Avenue Hector Otto in Monaco in around 15 minutes by taking the "Via Alpina" hiking trail and the 2 lifts from the Patio Palace. To walk up from Avenue Hector Otto in Monaco to Mas d'Angeline, allow around 19 minutes due to the steep gradient.
If you make a reservation, you will be asked to provide a photo of a valid form of identification showing the photograph and signature of the holder, or a passport.
Arrival is possible from 5 p.m., but please contact us before 5 p.m. on the day of your arrival to check that the flat is ready. Departure must be no later than 10am.

Instructions for accessing the accommodation, as well as arrival and departure instructions, will be sent prior to your arrival. All other information is available to guests upon booking. Please note that arrivals are after 5pm and departures before 10am. In order to plan your arrival time, please make an appointment by contacting us, preferably the day before. If you wish to arrive earlier or need more time to prepare before you leave, please contact us in advance to see if we can accommodate you.
THE STATEMENT OF PREMISES the acceptance of the reservation and the validation of the General Terms and Conditions of Sale that go with the statement of premises. If the tenant notices a lack of equipment or a malfunction, he/she is invited to come forward within 24 hours. If no inventory of fixtures is drawn up, the presumption of good condition (article 1731 of the French Civil Code) applies: the seasonal tenant is presumed to have received the accommodation in good condition and must return it in the same condition when vacating the premises. The Traveller is obliged to use the rented property with due care and attention. The state of cleanliness of the accommodation on the arrival of the Traveller will be recorded in the inventory of fixtures. The cleaning of the premises is the responsibility of the Traveller during the rental period. The cleaning fee paid at the time of booking covers the complete cleaning of the accommodation after the departure of the Traveller. However, the Traveller must return the accommodation free of excessive soiling, in which all crockery and cutlery has been put away, and the rubbish bins have been taken out and disposed of in the containers located 100m down the road outside the property. The Customer undertakes not to modify the premises, the decoration or the arrangement of the furniture. Our written agreement by email must be obtained beforehand to bring guests. The Customer may not object to a visit to the premises if the owner or the owner's agent so requests, in particular to inspect any damage that has been reported or to replace faulty equipment. Nor may the Customer object to emergency work being carried out on the premises. In all cases, the Owner will notify the Tenant in advance by e-mail or SMS if it becomes necessary to access the accommodation in the absence of the Traveller. The customer will receive the inventory electronically before arrival.
