House is large but needs LOTS of upgrades. The house definitely shows its age. The kitchen is well below average-refrigerator leaks, the pots and pans are horrible. The bedding and linens are well below average. The porches all creak. The wood flooring the kitchen needs to be redone. The 2 chairs in the family room need to be replaced-they lean and creak. We absolutely love the neighborhood and have stayed there 4-5 times. The beach was absolutely amazing and October is a wonderful time to visit. The management team was fine.

Wonderful space for our large crew

Having the kitchen on the second floor and most of the sleeping rooms on the bottom floor helped. The kitchen was well stocked and everything was clean. The neighborhood was quiet and located close to everything in town as well as beach accesses.

Family vacation in Grayton beach

Overall, I recommend this vacation rental. Reviewer Comments: Overall our experience at Grayt Tides was very satisfying. The house is large and welcoming. One of the community pools is very close (easy walk for everyone) and very nice. The young ones in our group really enjoyed time there after several hours on the beach. The beach options are, Blue Mountain beach (very small public area), private access area from walkway ( access to public area required going a good distance in the sand), and Grayton beach. We chose Grayton beach because of the free parking and tram service. Much easier to maneuver a larger group like ours. There were a few codes we needed to have updated and our questions were answered very quickly (Within 30 minutes). We loved the house and area and hope to return soon.

Cute House

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The house was clean and spacious. Although some of the items in the house could use a little updating (couches, chairs, bar stools) Kitchen was fully stocked, but kitchen is on the second floor, not the first. The walk to the beach was a little longer than what we were used to, but parking at the pool by the boardwalk made things much easier. The neighborhood was nice and safe. There is a house being built next door and across the street so you do hear construction noise. 30A is also right behind the house and you can hear the road traffic pretty clearly. Beach is great and not super crowded.

Needs some TLC

Overall, I do not recommend this vacation rental. Reviewer Comments: The house layout was great and accommodated our family well. It also beginning to show it’s age and is in need of some attention. The front porch had black mold growing on it and so it made it difficult to sit out on the front porch to enjoy the street. The living room chairs look like they have been well loved (stained) and the blinds are completely see through. That made for some tricky navigation when trying to change clothes at night. However, the location is great!

Great neighborhood and house

Overall, I recommend this vacation rental. Reviewer Comments: Upon pulling in to the gated neighborhood, the houses were all well maintained. The neighborhood was quiet and inviting. The employees were quick to answer question about the gate code entry. Upon entering the home, all of the bedrooms and baths on the first floor were clean and stocked. On the second floor, the living room furniture was very comfortable and inviting. The kitchen was well stocked with all items needed to cook. The primary bedroom and bath were spacious and well appointed. Just a tip for anyone renting the house, the balcony doors will appear not not lock if you open them. You have to close door and lift handle upward to engage lock then turn deadbolt. If you do not pull handle upward, the lock will not lock. This information would have been beneficial ahead of time. The laundry was sufficient for our needs. On the third floor, the bedroom and bath were both a nice size and the bar and fridge was helpful as the guest did not have to go downstairs to get drinks. The house is great for sleeping several people. The house does show some normal wear on the paint, but this did not deter from the beauty of the home or the area. It was conveniently located to several beach options within 10 min walk. There was a cute coffee/ice cream shop within a quick walk. Overall the home and area was such a nice place to stay.

Very Disappointed

However, my husband and I are in our mid-seventies and it was very difficult going up and down the stairs to get to the kitchen and main part of the house.The very worse part of the experience was a new house is being built right next to this house within 10 feet. They start hammering and building every morning before 8AM. Usually around 7:20AM. I am usually up that early; however, this was a family vacation and our young people stay up late and the noise was terrible. The beach was not in walking distance for my husband and I and there was no place to park close to the beach. We spend some time at the pool. We were given the wrong codes to get into the pool and beach access for the kids. Got them from people coming through. Texed management company several times and not one time received a response.

Great home away from home

It looked as though they were once pride open. The cleanliness was ok but not great. Furniture was soaking wet, not just damp. Could have used one more king or queen bed and less bunks. 2 Adults had to sleep in bunks. Overall we were pleased.

Good location, but

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: 1. Location is good, if you do not mind walking, it takes about 12-15 minutes to get to the beach. 2. House was not ready at check-in, and I highly doubt they moped the floors, there was sand everywhere. 3. Be prepared to buy ALL your supplies. They only start you with 1 roll toilet paper per bathroom, 1 paper towel roll, 1 dishwasher pod, and that’s about it. Be prepare to come with your own salt, pepper, sugar and everything in between. 4. Be prepared to clean up after yourself. You need to wash all your dishes before you leave, and take all trash out, and leave house in neat condition. They have a policy to charge you if you don’t. 5. The rooms with bunk beds are really small, and the one with 4 twins, the 3 stacked twins are really close to each other, it makes you feel claustrophobic, so be aware. My 11 year old was not able to sit up in bed without hitting the top bunk. 6. The room on the 3rd level has no door.7. As mentioned in another post, there are a lot of stairs. First level has 3 bedrooms, the second level has 1 bedroom along with kitchen, laundry, dining and living, and 3rd floor has the 5th bedroom. So it’s for sure not wheelchair accessible since the common areas are all 2nd floor. It does have a good size and open common area on the second floor. 8. Would I stay here again? Not sure, it was not terrible, but not great either. I would shop around for sure.

Labor Day weekend

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The house is big enough for a large family but there are lots of stairs with 3 stories. The blinds are very thin and the furniture is dated and dirty. Beds are not comfy and there wasn’t enough toilet paper, paper towels or garbage bags for our stay. House is in a nice gated community with two nice pools but it’s a good way from the beach so don’t plan to walk there. The previous tenants garbage was left inside the house and in cans outside and never got picked up. BBQ grill is broken and falling apart. Overall, decent place to stay but we expected more for the price we paid.

It is still a great choice for larger families for its spacious interior, easily accessible community pool, and private beach access. While it is about 8-10 minutes of a walk, you can ride a bike over there in a jiffy! We hope we see you all again next year for the opportunity to provide a completely relaxing family beach vacation. Amazing

Rating Details: The property manager was more than helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a great time at the property. Any questions I had were answered quickly, the management team was always polite, the house looked perfect, and it matched the online photos exactly. The only issue we had at all was when we were leaving at 9:15, there were 2 cars parked out front with people impatiently staring at us to leave. I assume they were there to clean for the next guests, but it didn’t feel nice being pushed like that. 10am is already a weird and early checkout time. We were our way prior, but for some reason still rushed. It was a weird way to end an otherwise perfect trip.

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was more than happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The house is a beautiful home. However, the grill was in terrible shape, needed cleaning and faulty knob. The washing machine had a terrible smell. The third floor bedroom doesn’t have a door which allowed all the noise on the second floor to be heard. I believe it was listed as a bedroom and not a loft. The rug under the dining room table needs to be cleaned. The kitchen was well stocked with everything you would need.

Overall, I recommend this vacation rental. Reviewer Comments: Nice vacation house with all the advertised ameneties. Close to all the Grayton Beach spots. Neighborhood pools were not busy which allowed small kids to swim. Private beach access was decent walk but nice scenery along the board walk. Enjoyed our stay!
