The water is wonderful, the beaches beautiful, and there are many great places to eat in the area. Emerald Hills is in a great spot and should be envied for that by itself. The grounds and pool are well kept, and the layout of the buildings makes it feel very intimate and isolated. I think the only reasonable objection I would have, having stayed in various Emerald Hills rentals over the last six years, is that it appears to me that the buildings need a little care and the interiors as well.

It really needs some TLC (outside furniture replaced, deep cleaning, curtains repaired, door handle tightened). The pool area was not kept clean. The trash was overflowing most of the time. Reviewer Comments: The rental itself was awesome,very clean,very close to the beach and pool is outside the door....however the pool was closed until the last day,I understand things happen,but this was very disappointing,especially for my 5 yr old.I arrived at the office to collect the keys when we arrived at 3:25...the lady was kinda rude when she said “ok check in is at 4,I’ll have to see if it’s ready”.I understand policies but I’m sorry,if it’s not ready 40 min ahead of check in time,I don’t think it’s going to be ready and while they suggest there maybe delays in check in,I guarantee you there is no leeway in checking out 30 min to an hour late.

Overall, I do not recommend this vacation rental. Reviewer Comments: The condo is in a great place. Love the location but I will not be able to stay there again because of the price. This was an “emergency” booking. (My mother is on hospice and this was a last-minute trip.) I’ve been staying at Emerald Hills for a decade and never even paid as much as $2,000 for a week’s stay. I’ve even stayed in 23 before. The updates are nice, but $3,000 a week for an efficiency is too much. The shower curtain had several broken rings when we arrived and the medicine cabinet was installed too close to the curtain rod and you can’t even open it all the way. Also, the pillows in the closet were stained and there were no pillowcases to be found. I am very sad to be priced out of this location. But for $400 a night we could stay at a hotel that overlooks the beach and has daily maid service.

Reviewer Comments: We really liked the area, this little community felt very safe and uncrowded. The walk to the beach is so close to the unit! Parking was a bit challenging. A few things need help: the ice trays were broken, so making ice cubes was a challenge. The drapes are not attached to the door so we had to paper clip them shut for privacy. The doors are not easy to use, one was broken but shut and the other was very hard to open. The bedding needs to be updated, newer pillows would be a nice upgrade. Found a long black hair in the bed (not mine). The drain in the tub would not stay open, so we had to wedge something in it to allow the water to drain. Glad to use the washer/dryer, that was a major plus. These are just simple cosmetics and easy fixes. Also, when we arrived at the office across the street to get our keys, nobody was there and when we finally reached somebody, they seemed surprised that we did not know how to get the keys outside of the office. Why do you still have to get keys?? Every unit we have stayed at these past two decades has a key box outside of the unit. We have not had to go to an office for a key in 20 years. But, it was a great location for us. I'd look at renting at Emerald Hill, but probably not this one unit again.

Overall, I do not recommend this vacation rental. Reviewer Comments: You get what you pay for. Our previous stays w/Garrett Reality(now Benchmark) we’re all top of the scale. This unit was a disappointment from the 1st day. Maintenance problems immediately. The bed had not been dusted under for weeks, possibly months. Microwave wouldn’t warm a cup of coffee in 2 minutes. No dustpan or toilet brush. Fought w/sliding doors daily till we bought and daily sprayed WD-40. Light bulbs out, tv remote found on floor under bed, commode seat came off hinges every time you sat on it. Garbage Disposal would not work, but on last day I put my hand down inside - found dishrag (not mine). Clothes dry vented to inside unit only so you had to leave unit if you had used any bleach on clothes. Great location right there in Sea Grove, restaurants - groceries close by. Many wonderful shops, beach very close. Overall satisfaction 4 of 10. Would not recommend. Does not meet Garrett quality of amenities. Working w/transition team to Benchmark had its issues as cleaners came three times to clean unit while we were still weeks away from our check out dates. New staff showing initiative in new positions but many lack professional courtesy required in working w/public. They need reminded daily, the customers pay their salaries. Kuddos to best employee in local office, Deborah who displays more professional in her demeanor than rest of staff combined. Checked out w/Vicki an older lady who was very nice but front desk manager needs a course in common courtesy. Good luck with your stay. Doubt My review will be posted. There 2 months, so services had plenty of time to improve, but didn’t.

Needs updating badly

We almost left after the first night and we probably should have. We arrived at 9PM and our packed had the wrong keys in it. The key/lock/door is ancient. Our five year old could never open the door by himself, even after we bought WD40 to try to help. A quantity of fuzzy black mold around the toilet was evidence of a long-term slow leak. Thick layer of soap scum on shower/bathtub. Comforter was stained (management did quickly bring replacement when asked). TV/cable area was a wreck and incomprehensible if not a techie. Bed was loose (needs tightening) and banged against wall anytime we moved. Kitchen was random pots & pans stuffed into random cabinets - broom/mop/etc leaned in a corner. Two dead roaches were found in cabinets with dishes. Old SPLINTERED wooden patio furniture - the tabletop was literally broken in half and just resting on rusty hinges. Toilet seat broke in half on last day. Desperately needs DEEP clean and updating. Other units in complex look great but avoid this one. Very disappointed - this was almost comically bad except it was our vacation. Wish I was able to post pictures because words don't do it justice. I contacted management about some of these issues when we checked out and have never heard back from them.

Reviewer Comments: I have stayed at emerald hill for many years it’s my favorite place to stay it’s perfect I am scheduled for September as well in unit 19I will say unit 23 not near as nice, I think because it hasn’t been updated the toiletIs nasty around the base of it and the sliding door is extremely hard to push and pull open and close , there is not a ceiling fan in it , and the TV is far too small The curtains are vintage and falling down a real pain to keep closed All that being said we had a great time and we are looking forward to coming back in September, unit 19 has always been my favorite Thank you see you soon Carlotta Burt

We've been coming to 30a for 20 years. The bathroom ceiling had mold, shower curtain covered in mildew with rusted shower rod. TV was small and old with wires hanging everywhere. I sat in a wooden chair outside and it broke in half. The whole set was close to crumbling. The only door still required a key and the handle was about to come off. FYI, this is the first time I have felt compelled to leave a review. Other units in this complex looked good but this one is horrible!

Great Location, Steps away from Sand and Pool, and Cozy

Overall, I recommend this vacation rental. Reviewer Comments: We were lucky to find this rental available only 2 months before visit, just got lucky. It's small, it's a studio, but my wife and two boys 10 and 12 went with the mindset that it was going to be fun. And we had a lot of fun. EH 23 opens to the pool, and we enjoyed the 8-ft deep half of the pool a lot. The private beach access for the property is very close, around 100 steps away, so the location is super convenient if you want to spend a lot of time at the beach, which we did. The unit was clean, and had everything we needed to prepare meals. Again it's a studio, so only 1 cook allowed in the kitchen at a time. Check in was easy (we arrived at 10pm from TX), and check out was easier (key drop off right across 30A. There is a Subway, an ice-cream shop, and anything-you-need-for-the-beach store and rentals all within walking distance, just across the street. If you have a bike, Seaside is a mile away. Really enjoyed it and highly recommend it.

It's not a 1 bedroom - it's 1 room!

Reviewer Comments: Because of a disaster (sewage backup) in the condo that we had rented, one week before our trip, we were booked into this unit for one night then another unit for the remainder of our stay. If this trip had just been for myself or even me and my husband, this unit wouldn't have been terrible but for 4 of us (2 adults and 2 teenage girls), it was very cramped and uncomfortable. It was nice to walk out to the pool and a very short walk to the boardwalk and out onto the beach. The unit was clean and convenient to the places that we wanted to go. The check in instructions were not clear (it's not the office on the property that you go to pick up the 's the office across the street! We would never have figured that out if we hadn't asked someone else staying on the property!).

Overall, I recommend this vacation rental. Reviewer Comments: Roofing work was going on during our entire stay. Equipment started up between 7:30 and 8:00 a.m. every morning. Debris all over the ground and parking lot. Parking was limited. Beach access was blocked by caution tape. But the workers were polite and they cleaned up the grounds every evening. The property should not have been rented out with this work going on.No storage in the unit - no dresser or bureau. There was a wardrobe but it already had extra bedding stored in it. We lived out of suitcases. Kitchen had no storage available. We stacked our food items on top of the the refrigerator.

Reviewer Comments: Hate to give a bad review, but want people to know how this condo really is compared to the pictures. Not clean...found several long dark hairs throughout condo and in bathroom, beds are very loud and uncomfortable, found a fake fingernail in the washer machine, everything very old and rusty, silverware in drawer was dirty, disposal didn’t work, drapes coming off track and down. Also killed two bugs in the bathroom when we got there. Management did offer to send someone out but at that point we were unpacked with no room to spare, so we declined and cleaned ourselves. Also not sure if it was from bed sheets or not, but my son got a bad rash on his back while we were there. The only real positive was the location and easy beach access!

Needs updating badly

Rating Details: The property manager was adequately helpful. The vacation rental was very dirty. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Not sure where to begin. We almost left after the first night and we probably should have. We arrived at 9PM and our packed had the wrong keys in it. The key/lock/door is ancient. Our five year old could never open the door by himself, even after we bought WD40 to try to help. A quantity of fuzzy black mold around the toilet was evidence of a long-term slow leak. Thick layer of soap scum on shower/bathtub. Comforter was stained (management did quickly bring replacement when asked). TV/cable area was a wreck and incomprehensible if not a techie. Bed was loose (needs tightening) and banged against wall anytime we moved. Kitchen was random pots & pans stuffed into random cabinets - broom/mop/etc leaned in a corner. Two dead roaches were found in cabinets with dishes. Old SPLINTERED wooden patio furniture - the tabletop was literally broken in half and just resting on rusty hinges. Toilet seat broke in half on last day. Desperately needs DEEP clean and updating. Other units in complex look great but avoid this one. Very disappointed - this was almost comically bad except it was our vacation. Wish I was able to post pictures because words don't do it justice. I contacted management about some of these issues when we checked out and have never heard back from them.

Unit 23 not my favorite/ Love Emerald Hill Always /Thank you

Reviewer Comments: I have stayed at emerald hill for many years it’s my favorite place to stay it’s perfect I am scheduled for September as well in unit 19 I will say unit 23 not near as nice, I think because it hasn’t been updated the toilet Is nasty around the base of it and the sliding door is extremely hard to push and pull open and close , there is not a ceiling fan in it , and the TV is far too small The curtains are vintage and falling down a real pain to keep closed All that being said we had a great time and we are looking forward to coming back in September, unit 19 has always been my favorite Thank you see you soon Carlotta Burt

Reviewer Comments: We really liked the area, this little community felt very safe and uncrowded. The walk to the beach is so close to the unit! Parking was a bit challenging. A few things need help: the ice trays were broken, so making ice cubes was a challenge. The drapes are not attached to the door so we had to paper clip them shut for privacy. The doors are not easy to use, one was broken but shut and the other was very hard to open. The bedding needs to be updated, newer pillows would be a nice upgrade. Found a long black hair in the bed (not mine). The drain in the tub would not stay open, so we had to wedge something in it to allow the water to drain. Glad to use the washer/dryer, that was a major plus. These are just simple cosmetics and easy fixes. Also, when we arrived at the office across the street to get our keys, nobody was there and when we finally reached somebody, they seemed surprised that we did not know how to get the keys outside of the office. Why do you still have to get keys?? Every unit we have stayed at these past two decades has a key box outside of the unit. We have not had to go to an office for a key in 20 years. But, it was a great location for us. I'd look at renting at Emerald Hill, but probably not this one unit again.

Overall, I do not recommend this vacation rental. Reviewer Comments: You get what you pay for. Our previous stays w/Garrett Reality(now Benchmark) we’re all top of the scale. This unit was a disappointment from the 1st day. Maintenance problems immediately. The bed had not been dusted under for weeks, possibly months. Microwave wouldn’t warm a cup of coffee in 2 minutes. No dustpan or toilet brush. Fought w/sliding doors daily till we bought and daily sprayed WD-40. Light bulbs out, tv remote found on floor under bed, commode seat came off hinges every time you sat on it. Garbage Disposal would not work, but on last day I put my hand down inside - found dishrag (not mine). Clothes dry vented to inside unit only so you had to leave unit if you had used any bleach on clothes. Great location right there in Sea Grove, restaurants - groceries close by. Many wonderful shops, beach very close. Overall satisfaction 4 of 10. Would not recommend. Does not meet Garrett quality of amenities. Working w/transition team to Benchmark had its issues as cleaners came three times to clean unit while we were still weeks away from our check out dates. New staff showing initiative in new positions but many lack professional courtesy required in working w/public. They need reminded daily, the customers pay their salaries. Kuddos to best employee in local office, Deborah who displays more professional in her demeanor than rest of staff combined. Checked out w/Vicki an older lady who was very nice but front desk manager needs a course in common courtesy. Good luck with your stay. Doubt My review will be posted. There 2 months, so services had plenty of time to improve, but didn’t.
