Dieser Rückzugsort am Fluss liegt nur fünf Minuten von der Innenstadt von Leakey, Texas, entfernt an einem der tiefsten Abschnitte des Frio-Flusses. Dieses großflächige Anwesen am Fluss ist der Frio River der alten Schule vom Feinsten.

Viel Platz zum Durchstreifen, da Sie beide Seiten des Flusses Frio haben! Es gibt eine große, flache Rasenfläche und das Haus liegt nur wenige Schritte vom Flussufer entfernt. Eine konkrete Landung am Flussufer und eine Seilschaukel lassen Sie in den tiefsten Abschnitt des Frio-Flusses fallen!

Massive alte Zypressen säumen den kühlen Frio, wo Schwimmer von zwei Seilschwüngen in tiefes, smaragdgrünes Wasser fallen. Es gibt auch einen Betonbootstart, Metallleiter und Betonstufen, die in den Fluss führen. Viele Fische, bringen Sie also Ihre Angelruten mit!

Es gibt eine sonnige Veranda zum Entspannen, mit Sitzgelegenheiten im Freien und Restaurants, um eine Tasse Kaffee bei Sonnenaufgang oder einen Cocktail bei Sonnenuntergang zu genießen. Ein eigener Raucher im Hinterhof ermöglicht es dem Grillmeister, die Aussicht auf den Fluss zu genießen. Der Outdoor-Entertainment-Bereich umfasst eine Feuerstelle, Hufeisen, Waschmaschinen, Maisloch und einen Volleyballplatz am Flussufer.

Der dramatische Blick auf den Fluss von diesem einen entspannenden Rückzugsort bietet komfortable Möbel. Zahlreiche Fenster bieten eine lichtdurchflutete Oase, in der sich alle treffen und schöne Erinnerungen sammeln können.

Die originelle Retro-Küche verfügt über Zedernschränke und grenzt an das Esszimmer an. Innen finden sechs Personen Platz. Es gibt auch einen Picknicktisch auf dem Achterdeck und einen weiteren unter dem Vordach der riesigen Zypressen. Das Wohnzimmer verfügt über einen Flachbild-TV und gehobene Plüschsofas.

Nachdem Sie den ganzen Tag im Frio gespielt haben, besuchen Sie den Partyraum, eine angeschlossene Doppelgarage mit einem Billardtisch. Es gibt auch eine Waschmaschine / Trockner.

Erholen Sie sich in einem der vier (4) Schlafzimmer, einschließlich des Schlafzimmers, in dem Teenager gerne ihren eigenen Raum zum Entspannen haben.

Great location

This property is a great location on the Frio. The river is 5-6 deep behind the house with lots of water upriver and downriver to kayak and paddle board. We really enjoyed it.

Friends and Family trip

Wow! What a beautiful part of Texas to visit! There is so much for kids and adults to do at this home. Ping Pong, volleyball, rope swing and a cool bunk house to stay in away from mom and dad! The home met every one of our needs. We’ll be back!

Had a great time

We had a wonderful time. Great location. Great AC. The fishing cabin was awesome for 6 teenage girls! I do however feel, for this price point linens should be included, the back deck and out door furniture could use a little TLC…..ripped a couple of pairs of shorts with nails. The amenities description was not accurate..no boats or canoes. Overall the long weekend was great.

10 years of Frio River vacations

We been going to the Frio for ten years and this is been one of the best spots we have stayed at. The only problem is check in and check out, we travel from west Texas and had to go 26 miles out of our way to get key and same To take it back. Other than that the house, river and all accomadtions was great.

Very relaxing

Great swim hole, beautiful scenery, comfortable older home. Deck needs some repair and pool table, boats not working or not available. But we had a great time and would rent again.

Place was very nice and secluded, although being on a highway. It’s also a few miles north of town, which made it a lot further out than where we’re used to staying in the past. The backyard is a nice swimming hole, but it did not appear to be a drop in the river and float from the house spot. House is great, would consider staying there again, just wish it was closer to Concan.

4th of July get away

We had an extended family group of 20 people with a wide range of ages stayed here and all enjoyed it. Checkin was easy and the key was left on property so we did not have to drive into town. We brought our own kayak and paddleboard. We cooked all meals onsite, and found the kitchen had everything we needed, except a crockpot. The entrance and exit to water is difficult and was not manageable for some people. We drove to Utopia for fireworks, and also enjoyed the Leakey Jubilee that was held over the weekend. Overall our group enjoyed it.

Beautiful setting

This was a great experience for our friends and family. Understand home is older and kids bunk my have a few spiders ;). The backyard is incredible! Kids had a kayak to use and a rope swing. We had s’mores at the fire. It was perfect. Property is a good 20 min to concan and returning the key on Sunday with traffic is the only area they could maybe improve on;)

great for large gatherings

This house has the bedrooms for a large group as long as everyone can work with 2 bathrooms. It is pretty much as described except for the fact that the wifi may be available but internet is not available. The house phone had a dial tone but no calls could be made and there is no cell phone service in this area. This became a problem when the glass shower door fell off and broke on the tile floor. We could not call maintenance to report the problem.

Perfect for us

We had two families stay and it was the perfect house! we enjoyed the pool table and the corn hole, took full advantage of the back deck, and of course the RIVER! I grew up visiting the mountains in Va. and never have I seen water more clear than the Frio! It was amazing! The river was low, almost too low to float (quite a bit of walking) but here at this house we still had a good 3 1/2 - 5' of refreshing water! Just upstream we found a small rapid area which the kids enjoyed very much, I can only imagine that if the river had 2-4 more inches it would've been fun for the adults as well. The only reason for 4 stars and not 5 is due to the housekeeping, which for the most part was great, important stuff like clean bathrooms and bedrooms was on point however we did find a bag of food left behind ( I assume from the previous tenant) as well as old coffee grounds still in the coffee pot, no big deal as long as the pot had just been used that morning.There are ample dishes and pots and pans available for cooking!Overall we had a fantastic trip and the kids are already asking to return next year, I couldn't imagine finding any place better suited for us to stay!!Deonna,Sweeny Tx

Family Trip

Our family and close friends always plan a trip every year to Gardner State park and this year we tried this place. The river and view was beautiful. The water and atmosphere was amazing but It was not accessible for kids with disabilities or elderly. There are steps but if you have special needs kids that need extra support, like my 9 year old son, he was not able to get in bc I wouldn’t be able to get him out. My family got the old fish camp bunks! I have never seen a place as dusty and dirty. There is an old lamp there and it turns on but the glass around it is half broken. Cobwebs and major dust was in all the window and under the beds throughout the house and old trash. The master bedroom had a broken window which had a piece of cardboard and duck tape covering it. We were disappointed in the cleanliness of the house but can’t say enough great things about the water. We hope if we decide to return the home is cleaner.

Great river spot

Overall, we really loved this vacation spot! This is our fourth year coming to the Frio and this was the favorite spot so far. We are a group of 30+ year old friends so we put some of the guys out in the bunk house. They didn’t complain but it was definitely like an old camp situation in there- kind of dingy and had some bugs. They said the window unit worked great. The river spot behind the house was between 4-7 feet so was perfect for the rope swings. The house itself was exactly as expected. Comfy beds and a good amount of space. Big yard for yard games. We loved that there was an outside fridge in the garage. My only complaint (and it was resolved) is that a few days before our stay one of the workers called me just making sure everything was good to go, and they said they would leave the key under the mat as requested. When we got to the house it wasn’t there. Our group spent about 10 min looking all around the house but couldn’t find it so a few of us had to drive back into town to get service to call them. They ended up bringing the key out to us around 30 min after the call. So we were sitting at the house for about an hour waiting. I just feel like that process could use some work (Maybe invest in some keypad locks) but other than that it was great for our group! Would definitely stay here again.

Last Resort

We rented this property last minute. The original property canceled on us and this rental was what we were able to find to accommodate the amount of guest we had within 2 days. Their responce was quick and and the rental process was easy. However, when we arrived we like to scan and check the house to make sure we leave the house in the same condition we arrived. We came accross a not so clean house. Cobwebs in the kitchen and dining area, small dead roaches in the garage refrigerator and clothes including mens briefs in under one of the beds and in between the footboard and mattress in another room. Don't expect to play pool, the pool table was coved with a ping pong table and once removed the green top had been cut in several places and made it imposible to play. We connected an appliance by the microwave and it kicked out the fuse to the refrigerator and when we tried to contact them we were told they were out of town and could not be reached. We finally got a reponce about 4 hours later to tell us where the breaker box was so we could fix it ourselfs. The outdoor area was great, everyone had lot of fun on the river and the sky is just beautiful at night. Over all we made it work. Pehaps if it were to be properly cleaned and just a lil updated we would of been a happy bunch. Its been more than 2 weeks since our getaway and I had to call my bank and do a claim for the deposit cause it has yet not been returned to me. Yes I emailed and was told it was returned but nothing came of it till I got my bank involved. We do not plan on returning or renting from these owners again. I believe we left it in better shape and cleaner than their house keeper.

First let me say how sorry I am about your home. The cleaning should be perfect and it wasn’t. We do respond quickly but our company has several homes out of Concan and they don’t have cell service . We are glad you enjoyed the outside and that’s the reason guests stay here time and again.

Great River Spot, Could use a few Improvements

We enjoyed out stay at this great spot on the FRIO. We've been staying at the same rental properties for the last 20 years, but they were sold and we had to find a new place this year. We generally have a Family/Friends group of around 20. The house is what it is. If you've rented a spot on the Frio before, it's par for the course. An older home with the necessities, but no frills. That's fine! Exactly what we expected there. We had 6 kids, mostly Teen/Tweens who were so excited for the kayak/canoe/standup paddle board. There was NO Kayak, NO Canoe and a Stand Up Paddleboard that was broken in 1/2 and someone unsuccessfully tried to duct-tape it back together. No paddles. The Bunk house was also a little more insecure than even previous reviews mentioned. The doors just didn't close all the way and some of the kids were too scared to sleep out there. My last issue was with the Management Company. As mentioned in previous reviews, this cabin is a 30 minute drive from the office where you pick up and drop off your key. This river trip is a highlight for our whole family every summer and it's a huge bummer when you lose an hour of your trip, driving out of your way, just to pick up and drop off your key on time. Especially since check in isn't until 4pm. Lots of places have key codes and combo boxes to retrieve the keys and that would be a HUGE help at a property this remote. We contacted the office ahead of time asking to leave the key at the property, but we were denied. Which is annoying since there wasn't even anyone at the office to collect the key when we brought it back. Just a box with a note to leave the key sitting in there. Again, we had a great time. We always do :). It's a beautiful, shady, deep spot on the river. These are issues that I would consider when booking.

We're sorry that prior guests broke the kayaks and paddle boat. Being so far from a town we can not replace them quickly. Typically guests are given the option of not driving to Concan to pick up the key. Not sure why your circumstances didn't allow for that. We are glad you had a wonderful time on the river.

Not super-impressed

The outdoors area was great, we had trouble finding enough oars for the equipment, but there were several rope swings, canoe & kayak. We were very pleased with that area. The house however, where to begin... let's start with safety. The only way to secure the large sliding patio door was with a 2x4 wedged against the door handle.  It was very not-securely wedged (could fall over with a bangs on the outside of the door) and made us uncomfortable. The master bedroom had a hole in the window which they "fixed" by covering with cardboard. The "historic" bunkhouse... we could only get one of the interior screen doors to "latch" with one of those screen door hooks. Door did not lock on that entrance. We couldn't even get the other door to close all the way. We were extremely uncomfortable with kids sleeping out there alone and they ended up inside the house. And the historic bunkhouse has no restroom, so we had to leave a door open and unlocked when the kids did try to sleep out there. Very unsecure.  Yes I know it's the country, but this house is ON a pretty major highway. (Major for Leakey standards anyway, but lots of very loud truck passed by the house.)  Other concerns/unhappinesses with the house was: We found an unknown pair of shorts under a bed that looked as though they had been there awhile.  The master bedroom had a set of baby clothes and wipes wedged between the footboard and the mattress. So not great housekeeping. The kitchen sink drains DIRECTLY to the exterior of the kitchen. You can imagine that after a few days of milk going down the draining, the smell was less than pleasant. The freezer on the fridge in the garage didn't open all the way so was useless. Onto the "linen service". “Linen service” means they will provide 2 top sheets and pillowcases. No fitted sheets were provided. Additionally, “linen service” means that they will leave the linens on top of your bed for you to make yourself. (Over and over since no fitted sheets are provided.) Finally, “linen service” means that they will provide you with what has to be a world champion towel. Sizing in at approximate 2’x 3.5’, these towels are so thin they could easily be confused for sheets or pillowcases. So, in summation, the outside was great. Inside, not so much. Would not stay again due to the lack of security.

Karrie, I’m sorry you were unhappy. Your review was honest and I will do the same. The property is 45 minutes from the nearest small town. If customers break a window or repairs need to occur the house must be available to perform repairs. This house was completely booked and now that season is over the doors and window will be done. The number of bathrooms and where were known to you before booking. I glad the property location and riverfront gave you a good time. Nanette

Perfect location and great spot on frio river

We had a great time at our stay at the Sparkling Frio. It was so convenient having the river right in our backyard and so easily accessible. We have been coming to the frio the past 5 years and this is our first time staying here and it has definitely been our favorite spot. We had an issue with check in key that was resolved quickly with the staff. Everyone had a wonderful time, we can’t wait to come back.

Spring Break Stay

Location was great. We were unable to get the most out of it due to the colder weather but that, of course isn't the owners fault. We enjoyed the paddle boat, the fire pit. Initial property cleanliness wasn't great. Ceiling fans were dirty and there were a good many spider webs. During warmer weather, I don't know if they have snake issues, but it looked like it could be a problem. Not a complaint, just a warning to others with small children.

Family Fun

This house has a fantastic location. Having the Frio river right out your back door certainly makes up for the lack of a modern household. They were plenty of activities for the adults as well as the kids Ranging from 4 to 15 years old.

like grandmas house

this is your grandma's old house on the river. Beautiful view of the frio river, epic rope swings. its an old house and not very modern, but it felt homey for our group of family and friends. You are paying for the epic location and views but the house is a roof and some beds. make sure you have one set of king sheets.

Nice place.

I love the place but the weather was bad for us. The water of the river is really cold so we didn't enjoy swimming in the river. But I will like to go back with better weather. 🥰

40th Birthday and Family Reunion

We booked the sparkling Frio for my 40th birthday and had extended family come for 4 nights. What a beautiful property on the Frio! Everyone had a blast BBQing, kayaking, playing pool and swimming. Very relaxing. I set up my easel and enjoyed painting the lily pads and trees along the river. We are looking forward to returning!!
