The apartment is located on a raised ground floor, with 4 steps leading to the entrance.
A bright and modern environment welcomes guests with warmth. Soft colors and carefully chosen furnishings create a relaxing atmosphere—ideal after a day exploring the city.

LIVING ROOM
A comfortable space to read, work, or simply unwind.
It includes a three‑seater sofa bed (160×190 mattress), a 40‑inch Smart TV, and a small desk with lamp and power outlet for working comfortably.

FULLY EQUIPPED KITCHEN
A pleasant, functional eat‑in kitchen—perfect for a slow breakfast or a quiet dinner at home.
Equipped with: fridge with freezer, induction hob, electric oven, dishwasher, microwave, air fryer, Dolce Gusto espresso machine, toaster, kettle, pots, pans, utensils, dishes, electric citrus juicer, moka pot, and various accessories. Basic supplies provided: oil, vinegar, salt, sugar, pepper, coffee, and some spices.

BEDROOM
Designed for rest and serenity.
A cozy atmosphere with well‑organized spaces, including a 4‑door wardrobe with hangers and extra blankets.
The comfortable bed ensures restorative sleep, with a selection of pillows—softer or firmer—to suit your preference. Towels are provided on the bed.

BATHROOM
Modern and functional, equipped with everything needed for a comfortable stay: hairdryer, spacious shower (75×100), washing machine, essentials (soap, shampoo/conditioner, shower gel, toilet paper, detergent, cleaning products), shower mat, and practical layout.

WALK‑IN CLOSET
Ideal for storing luggage. You will also find:
• iron
• small ironing board
• basket with clothespins
• cushions for patio chairs and armchairs

PRIVATE PATIO
A quiet, private outdoor space enriched with plants that offer freshness in summer—perfect for relaxing in the open air.
In the warmer seasons, it becomes one of the most appreciated corners of the house: furnished with table and chairs for outdoor dining, plus a lounge area with sofa, armchairs, and garden table.

RULES OF THE HOUSE
The following house rules serve to ensure a serene and pleasant stay for both Guests and the Host. Contact me for any need.

CHECK‑IN: from 3:00 PM to 9:00 PM.
Upon arrival:
• verification of ID documents*
• collection of the tourist tax**
• signing of the short‑term rental agreement
• brief presentation of the apartment
• key handover

For arrivals outside standard hours, please contact me in advance.

* As required by Italian law, all guests (including minors) must present a valid ID for mandatory registration with the State Police. To speed up the check‑in process, please send me the details of all guests before arrival.

** As required by the municipal laws of the City of Rome, a tourist tax of €5 per person per night is due, up to a maximum of 10 nights. Children under 10 years old are exempt. The tax is collected in cash at check‑in.
In accordance with municipal law, ACCESS TO THE ACCOMMODATION IS POSSIBLE ONLY AFTER THE TOURIST TAX HAS BEEN PAID.

CHECK OUT: by 11:00 AM.
Please leave the apartment in good condition and let me know your departure time the day before, so I can coordinate the cleaning and prepare the apartment for the next guests.

IMPORTANT RULES
• ENTRY OF UNREGISTERED PERSONS IS STRICTLY FORBIDDEN − Art. 109 of the T.U.L.P.S. (Consolidated Public Security Act for hospitality establishments). Access to the accommodation is allowed only to registered guests listed in the reservation.
• Smoking is not allowed inside the house. You may smoke in the garden.
• No pets allowed.
• Please respect quiet hours: 10:00 PM – 8:00 AM.
• Use water and electricity responsibly:
 TURN OFF LIGHTS, AIR CONDITIONING AND APPLIANCES WHEN LEAVING HOUSE OR WHEN NOT NEEDED.
 DO NOT LEAVE WINDOWS OPEN WHEN HEATING OR AIR CONDITIONING IS IN USE.

SAFETY
• ALWAYS LOCK DOORS, WINDOWS, AND SECURITY GRATES WHEN LEAVING HOUSE.
• Keep the door key safe: if you prefer, you may store it in the outdoor lockbox.
• Do not leave valuables unattended.

WASTE
• Follow separate waste collection according to the rules of the City of Rome.
• Only toilet paper may be flushed down the toilet.

DURING YOUR STAY
Please,
• Treat the property with care and keep the apartment clean and tidy
• Do not move furniture or furnishings.
• If you are travelling with children, you are responsible for their safety and for respecting the neighborhood.
• In the garden, please respect the plants. Ball games are not allowed.
• Do not wash the provided bed linen or towels to avoid damaging the fabrics.
• Do not take linens or apartment items outside (beach towels available on request for a small extra fee).
• Report any damage or malfunction as soon as possible.
