Upon arrival, you'll be captivated by the charming facade of our secluded retreat with two reserved car parking spaces right outside the front door - making it very convenient to unpack. Step inside, and you'll be greeted by a spacious and tastefully decorated open plan living area, complete with comfy seating and large windows that invite the natural light in. Whether you're lounging with a book in front of the log burner, watching your favourite shows on the smart TV, or simply enjoying the company of friends and family, this living area is designed as a snug to offer relaxation and comfort.
We're excited to make your stay both comfortable and eco-friendly! Our home is powered by solar panels, helping us do our part for the planet. If you're traveling with an electric vehicle, you'll love the convenience of our EV charger—and for a limited time, night-time charging is included at no extra cost. It's one less thing to worry about so you can focus on enjoying your trip!
Bedrooms: The house boasts four thoughtfully designed bedrooms, each offering its own unique charm. The two master suites feature king-size beds, ensuite bathrooms & each has its own balcony providing you with a tranquil sanctuary to retreat to, after a day of exploration. The other two bedrooms are equally inviting, furnished with cosy beds and soft linens, ensuring a restful night's sleep for everyone. A medium sized travel cot is available, however please bring your own bedding.
Kitchen: Prepare delicious meals in our fully equipped kitchen, complete with modern appliances, ample counter space, and all the kitchenware you could need. Whether you're cooking up a family feast or simply brewing your morning coffee, this kitchen is the heart of the home and is sure to delight any culinary enthusiast.
Outdoor Paradise: Step outside onto the deck to enjoy this outdoor haven which provides the perfect spot for alfresco dining, sipping your morning coffee with the sunrise, or relaxing with a glass of wine as you watch the sunset paint the sky in. Pets need not be excluded from your staycation and although the garden area is not enclosed, bring their bed, blankets, towel & a long lead to keep them close.
Activities and Attractions: Beyond the tranquility of your hideaway, the surrounding area offers an abundance of activities for every taste. From walking trails and water sports to fishing and birdwatching, there's something for everyone to enjoy.
Explore nearby quaint towns, indulge in local cuisine, relax in the onsite spa and heated indoor and outdoor swimming pools or simply embrace the joy of unwinding in the company of nature. All of the pools are only 1.2M deep, so are family friendly and there's even a plunge pool within the spa facilities! For our younger guests indoor or outdoor play-parks, indoor ping pong and outdoor games await, while proud parents can relax with a coffee or something stronger.

Guests will have exclusive access to the entire house, two private car parking spaces next to the house making it super convenient to unpack with a third allocated space nearby. Private garden, outdoor dining, covered veranda and BBQ area give you plenty of choice on how to spend your time with us.
Guests can arrive and start to explore and enjoy the area ahead of release of the keys to the cottage. Further information will be included in the digital welcome guide after booking.
Note that access to and the turning space at the house is quite tight - drivers of camper-vans and other large vehicles will find it easier to park in the third parking space or in the Visitors Car Park.
We will leave you to enjoy your stay in peace however we are easily contactable should you need us. Contact details are provided in our electronic welcome guide sent upon booking as well as displayed in the cottage.
The property is set within 550 acres of a private nature reserve (including Special Site of Scientific Interest SSSI), including seven lakes and three rivers! There are plenty of different things to do on site including:
- 1 x heated indoor & 2 x outdoor pools, all family / children friendly and are 1.2M deep - free spa access plus spa treatments at additional costs (pre-booking recommended) - use of the gym (over 16's only) during your stay included (via a spa pass) - indoor and outdoor children's play areas - outdoor all weather football pitch - all weather tennis courts - fishing (further information provided in our guest guide) - indoor table football & ping pong table - onsite bar, restaurant, coffee house, pizza takeaway & small shop - water crafts, bicycle hire - water-based activity tuition - exploring the nature reserve - close to Cirencester (10 minute drive) and a great base to explore the Cotswolds
There are three allocated free private parking spaces with the house. Two next to the property and a third reserved space in the car park facing the property.
A number of amenities and activities are easily accessible within 10 minutes on foot such as the spa and gym, outdoor pool, tennis and football courts, nature walks children's play parks and equipment hire.
There are large supermarkets within a 15 minute drive and a smaller convenience shop on site as well as stores in a local village within a 10 minute drive. Before arrival you'll be sent our digital welcome guide, listing recommendations for pre-booking of what to do on-site as well as other local activities, pubs, restaurants (some of which are also dog friendly).
**Spa, gym & all swimming pools access included (subject to availability)**
Included in your booking is free access to the spa, 6-8 minutes walk from the property. The spa has two large, family friendly heated swimming pools as well as an award-winning outdoor eco-pool, naturally filtered. Relax and chill out in the steam room, sauna, treatment rooms and residents' lounge (subject to availability, spa treatment fees apply). There is also an additional outdoor heated pool (with shower and lockers) near the tennis courts and the Activity Hub, all close by in Mill Village itself.
Note that pre-booking of the spa swimming pools is required, with time-slots restricted to an hour and a half in high season/peak periods. Sadly we are not in control of nor can we influence the booking system. For the more active guests, there is complimentary access to a gym containing state-of-the-art equipment for cardio, weight training and stretching sessions. Enjoy uninterrupted views of nature through floor-to-ceiling bi-fold doors.
Spa passes are kept at the property for guest use during their stay.
Bookings for groups where the majority of guests are under the age of 25, or stag / hen parties are not permitted. No fireworks or lanterns are allowed due to the estate being a Site of Special Scientific Interest
Children & pets must be supervised at all times throughout the estate - due to nesting wildlife and direct lake access.
The Estate does not permit over-night stays for contractors. Commercial vehicles, motorhomes and caravans are not to be used overnight and must be parked in the overflow car-park near the Mill Village tennis courts.
This private gated estate is tucked away in the Cotswold countryside and is a mix of privately used or rented holiday homes. You’ll notice that the aesthetic of the estate is carefully managed - with no bins outside of each property (recycling & waste is managed centrally) colours of houses are uniform & the landscaping & parking is well managed.

Finally please be aware that after you complete your booking on AirBnb, we will send you a link to complete our booking questionnaire to ensure that everything is ready for your stay. Pets can be booked in directly via the Airbnb booking process. There will also be the opportunity for you to also purchase extra logs, order extra travel cot/s, high chair/s or to extend your stay by requesting an early check-in or checkout-out. Prices for these optional add-ons range from £15 - £30 each.

Excellent cosy cottage
We had a ladies friends weekend away in early Nov. Beautiful cottage with everything you need. Log burner was fab and ability to have extra check out time for a small fee was worth it.
Having the added bonus of the spa pass made the weekend extra special. The owners are particularly excellent and quick to respond with any of our questions. All good - highly recommended. We intend to return.

We live relatively locally, and enjoy sharing our cottage with friends, family and thought we'd love to extend our bolthole with like-minded guests who want to get away.
We thoroughly enjoy making improvements to the house since we bought it, which are more in keeping with our style and taste for when we come to use it. Recent improvements include new electric showers to all the bathrooms, redecoration to the living area, with new curtains, moving the second fridge to the kitchen so that the lesser used freezer is in the utility room.

Lower Mill Estate is a real gem in that it's in a very rural area away from busy main roads, yet only a 10 minute drive from Cirencester town, or 20 minutes to Swindon and the M4. The wealth of on-site activities suit the varying tastes of our family so no-one can say there's nothing to do, even if it's just playing family board games around the log fire! Mill Village lake is also very handy for a 20 minute walk around for our mini dachshund, or a longer walk around the estate or the Thames Path

We love the log burner and free access to the spa, gym * the clu-de sac location of the house, means we don't get frequent passers by * three parking spaces makes a huge difference, two spaces immediately outside the front door is great if it's raining to unpack quickly * being so close to the main on-site activities less than 10 minutes walk to the bar, restaurant, spa and swimming pools * being next to the infant River Thames is very relaxing, watching the very friendly ducks some up to forage in the flower borders is a delight (when the dog is in the house though!) * the bedrooms are all very comfortable and cosy * we supply little extras that aim to delight our guests (it also means we don't need to bring the kitchen sink when we come to use the house ourselves!)
