Welcome to Berry Farm Barn, a 17th-century barn turned luxe countryside escape. Think exposed beams, a roaring log burner, double ovens, and space to gather, sprawl or switch off. Outside? A private hot tub, BBQ, fire pit, football field, and meadow with a rope swing and lake views. It’s all tucked on a working farm in South Cerney, just minutes from Cirencester and the lakes - but it feels worlds away.
The Space:
• Sleeps 10 comfortably
• 4 bedrooms + mezzanine king sofa bed
• Master en-suite with statement bath
• Superking + twin flexibility in 2 rooms
• Spacious kitchen with double ovens
• Log burner, Smart TV, Xbox, WiFi
• Private hot tub + BBQ + fire pit
• Meadow, football field + rope swing
• Utility room with washer & dryer
• Dog-friendly (2 well-behaved dogs welcome)
• High chair and travel cot provided
Guest Access:
You’ll have exclusive use of the barn, garden, meadow, and all outdoor spaces. Private gated parking is included.

• Bedroom 2: king-size bed + en-suite shower room
• Bedroom 3: super king or two singles (flexible setup)

You’re on a peaceful working farm in South Cerney, just 5–10 mins' walk to three pubs, a chippy, Indian restaurant, cafés, and two small supermarkets. Cirencester is 3 miles away and the Cotswold Lakes are just down the road for water sports, paddle boarding, and peaceful walks.

We are Barry and Jo and we have an amazing collection of Cotswold holiday lodges on Cotswold Water Park near the old Roman town of Cirencester with most of them dog friendly.
We’ve been coming to this beautiful area for many years and about 5 years ago we decided to make the move permanent. We set up our company in 2018, starting with our own holiday home on Windrush lake but as you can see from our portfolio now, we have grown quite considerably!We love to travel and just before the “you know what pandemic” we spent 12 months travelling around the world ending up in New Zealand for Christmas and New Year and then working our way up to Hawaii and North, Central and South America. We think we know what it takes to get a place right for our fantastic guests but we are always learning!
We couldn’t do this without our fantastic team which is growing year by year. Unlike many of the larger companies selling holiday lets we, and our team, know all of our properties intimately because we provide the full service from cleaning and hosting through to managing the hot tubs, the plants on the decking and even window cleaning! Jo, Adele and Meg are the last ones to visit your holiday lodge just before you get there to make sure the place is perfect for your stay – you may even bump into one of them on your way in!
