The River House Garden Rooms is the ground floor of a large Edwardian house, which is located in a tranquil , secluded position next to a wooded area on the river Spey (perfect for dog walking) but only five minutes into bustling Aviemore. The mature grounds, have a couple of sundecks and a summerhouse for guests use. Electric entrance gates makes the grounds pretty secure for dogs.

This is a truly magical location in Aviemore. Perfect for a cosy getaway and ideal for your honeymoon or a much needed rest.

The large architectural design living room extension containing the dining area has floor-to-ceiling windows capturing the views to the river Spey, woods and mountains beyond . The property is just for two guests and has been created with romance in mind (for the young and young at heart, ) with log stoves in the lounge and in the bedroom where there is a king-size bed and en suite showroom. Imagine cosying up in bed with the crackling lit stove watching the snow fall outside !!! Of course the property also comes with a luxury outdoor hot tub.

The large country style kitchen has everything you will need with a breakfast bar and including American style fridge freezer, dishwasher, dual fuel range. in the utility room there is a washing machine and dryer.

The owners have left some artefacts in the house, so you get the feeling that you are visiting a friends place not just a self catering unit. And of course dogs are very welcome,
there are kennels if you wish to use them with our compliments!

Guests have exclusive use of the property but no access to the rest of the house which is unoccupied. There is a resident is a small studio close to the property. This will not affect the privacy of your stay.

Fourth visit to River House Garden Rooms

Fantastic property and facilities in Aviemore. Close to the town centre and shops/restaurants yet very peaceful and beautiful views down to the river. Always a lovely welcome gift of Prosecco and shortcake biscuits on arrival. Property extremely well cleaned before arrival. Very comfortable accommodation with excellent cooking facilities plus washing machine and drying room. Gorgeous lounge with log burner overlooking the garden with woods and river beyond. Generous sized hot tub which is maintained over the week. Always an enjoyable place to stay and in a fantastic area of Scotland for walking, cycling, skiing and swimming.

A wonderful relaxing holiday with the best location

We were lucky enough to arrive to snow falling and a lovely toasty house with some very nice gifts ( thank you GNL). We lit the fire and watched the snow fall and then after dinner had a lovely dip in the hot tub. The house is situated in a lovely quiet area with an amazing pub down the road but even better than that has a walk directly from the bottom of the garden to the River Spey and on the speyside way, with views of the Cairngorms. We loved it as did our dog Murphy, the enclosed garden was brilliant. So many beautiful places to walk nearby including Loch Garten, Loch Morlich and the stunning Loch Eilein (we went twice and walked different routes round the Loch each time. We had a couple of very minor issues and GNL responded quickly and dealt with them. Thank you for a lovely stay in a beautiful house, we will be back.

Fantastic Stay!

We arrived early evening and the house was decorated beautifully for Christmas in every room. So much thought has gone into making our stay welcoming and warm. The lodge is fabulous and plenty of room for all your needs. Perfectly situated within walking distance to the town and bars/restaurants. You will not be disappointed if you book here, we enjoyed every minute. Imagine coming ā€˜homeā€™ after a day hiking with the dogs, having dinner, lighting the wood burner and just relaxing- just fabulous

Pre Xmas break

Upon arrival the place is stunning the space and view in the living room are fab,a couple of cleaning issues as previously suggested (cobwebs &kettle was green ) needed descaleing which I did other than that fine thankfully previous feedback shad said hoover not working thatā€™s been replaced.Arrived on Monday not able to use the tub till thurs due to a fault and the time it took to heat so if your going for the tub be mindful garden was fab secure enough for our bully watching the birds every morning was lovely as previously suggested the property is fully equipped.

Wonderful Xmas stay

We had a wonderful stay over Christmas week! The house was beautifully decoratedā€”especially the large Christmas tree in the lounge with its gorgeous red lights. The accommodation offers an impressive amount of space for a one-bedroom property, which is quite rare. We loved the large enclosed garden for the dogs, though the electric gates on the driveway were a little temperamental and eventually froze, locking us in. Thankfully, the owner resolved this quickly. All the rooms were great, though it took me a couple of days to get used to the quirky staircase filled with interesting artifacts like golf clubs, luggage, and old champagne bottlesā€”it added character but was a bit spooky! The hot tub was fantastic and perfectly heated. We also loved the location: just a short walk into town, and one day we even walked to Loch Eilein straight from the door. Having Sky TV was a real bonusā€”so much better than the usual digital TV setups that often have reception issues or complicated controls. Overall, we thoroughly enjoyed our stay and would definitely return without hesitation!

We had a great and extremely comfortable stay at this house.

Loved this house. Loved the welcoming touches, sign, shortbread, logs. Great space when many houses of the same size seek to maximise number of visitors. Young gorgeous, great walks from garden gate, dressing room valuable if one of us got up early. Loved the hot tub. Enjoyed the garden and outdoor space.

Beautiful cottage

Beautiful cottage in an ideal location. The house is huge for two people. We really loved all the space. We especially liked the wonderful garden and hot tub. Our dog was delighted to have such a big enclosed garden to run around in. The staircase to the closed upper floor was a bit creepy and filled with dusty looking artefacts. Also a couple of the furnishings were rather stained, i.e the living room footstool and bedroom table lamps which I did not expect with such a prestigious property

We had a great time at this location, loads of space for two people, great location. Only fault's were the cleanliness of the villa, needs a good day of dusting and a general tidy up of the villa, looking a bit tired in a lot of areas, otherwise was a fabulous place to stay, and great value for money would recommend this villa to anyone

Fabulous property in fantastic location. Highly Recommended

Loved the look of this when browsing North Lodges site, however the pictures do not do it justice. The property is very spacious and has EVERYTHING you thought you needed and then some. The owners have thoughtfully included everything in the rental. Sky Sports and free WiFi are included. The kitchen had simply everything you could need and all utensils etc were spotless. The Lounge is huge with a great outlook. There are various nooks and crannies to sit in the garden, a Hot Tub, log burners in the lounge & bedroom along with a great supply of logs, matches firelighters kindling..............the list goes on. They really have thought of everything. A nice touch was the "History of the house" in the welcome book, this was very interesting and gives you a great insight into the owners past & present. It has quite a history. I honestly would have no qualms in recommending this for a break and we will definitely return again. Icing on the cake is The Old Bridge Inn is only 50 yards away (Hic) Sadly we forgot to sign the visitors book before we left so hopefully this will go some way to confirm our appreciation and enjoyment of your very special property. Thank you.

Booked again for next year already...

One of they few places we have stayed that is bigger than it looks in the photos. Lots of room for us and two dogs who especially appreciated the large enclosed garden. Well furnished and spacious rooms with a fully equipped kitchen, Hot tub was a welcome relaxation after days on the hills and house located centrally for all the amenities in Aviemore.

We really enjoyed our week at River Garden cottage. It was so comfortable and warm and cozy. Everything we needed was provided and it was just a 2 minute walk into Aviemore which is a really nice town with everything you could need. Itā€™s also a really good place to use as a base to visit all the other places.

Beautiful house in an ideal location

This was our second time staying at River House Garden Rooms. It is a beautiful house with a beautiful garden and an amazing hot tub. It is quite large for two people and has everything you could possibly want. The fresh flowers, bubbly and shortbread are a very welcome touch too. The location is ideal, being just across the train tracks from the centre of Aviemore.
