A dedicated bar area with drinks fridge adds a touch of indulgence, and the fully equipped kitchen has everything you need for easy self-catering. A separate utility room houses the washing machine and freezer.

The luxurious master bedroom features a king-size bed with crisp white linens and fluffy towels. The large bathroom offers both a freestanding bath and a separate shower — perfect for relaxing after a day outdoors. An office space is also available if you need to work during your stay.

Dine al fresco over a pretty stream that runs beneath the building, or enjoy the large lawned areas to the front and side. Guests can explore the wider estate with its riverside walks, woodland trails, and tennis court.

The River Tweed is world-renowned for salmon, trout, and grayling fishing, and you’ll find it just steps from the door. Mountain biking trails start right on the estate, with the famous Glentress Forest only a short drive away. Nearby, explore historic houses such as Abbotsford, Bowhill, and Traquair, or visit the charming Borders towns of Melrose, Selkirk, Kelso and Peebles for shops, cafés, and restaurants.

A stream runs directly past (and underneath) the property. Whilst much of this is fenced, some sections are not, so young children should be supervised at all times. The garden is not enclosed.
