Villa Rosina is a part of an old farmhouse, located in the southern Valdichiana, half an hour's drive from Arezzo and Cortona.

Completely fenced, the property features a well-kept garden (300 m2) with lawn and flowers.

Among the outdoor spaces you will also find: a porch equipped with a dining table, table football and barbecue, ideal for preparing tasty grills with friends; a private parking; a foosball table, for the enjoyment of adults and children.

Finally, at guests' disposal, a lovely pool (8 x 4 m) with sun loungers.



Internal Description



Characterized by nice and comfortable furnishings, Villa Rosina is spread over 3 levels, and also has a small dependance. It can accommodate up to 12 people for a total of 6 bedrooms and 4 bathrooms. A baby bed (for children up to 3 years) is available on request. Pets are not allowed.



Ground floor: The ground floor is accessed from the equipped porch. Here you will find a living area with sofas, tv, dining table and kitchenette. A bathroom with shower makes the rest of the floor.



First floor: The first floor, accessible from both an internal and an external staircase, consists of: a sitting room, a bedroom with a French bed, a bathroom with bathtub, a twin bedroom (with beds that can be joined if necessary).



Second floor: The top floor, reachable only by an internal staircase, is made up of: a twin bedroom, a bedroom with a French bed and a bathroom with shower.



Dependance: Located in the basement floor, the small dependance houses: a living area with sofa, dining table and kitchenette, a double bedroom, a study with 2 single beds, a bathroom with shower. Going down through an internal staircase you can reach a gym, equipped with bench, exercise bike and punching bag.

Prices and conditions



Included in the price: Wi-Fi Internet; linen and bath towels with weekly change; utilities (electricity, water).



Excluded from the price: Final cleaning (180.00€); heating (2.00€ per m3 - if used). Tourist tax (the amount usually varies, depending on location, from €0,50 to €4.00 per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: Customers are required to pay 300,00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon damages.
