The Space:

On the ground floor, guests will find a dining room seating up to 16 guests, a separate living room with fireplace, kitchen and WC.



Stairs lead to the first floor where there is a double bedroom. A mezzanine floor in this room leads to an area with 2 single beds. There are 4 further double bedrooms on this floor, all of which have air conditioning. All bedrooms enjoy ensuite bathrooms.



A separate dependence in the grounds of this 7 bedroom Tuscany villa rental measures 75 square metres and is home to a spacious open plan living and dining area with kitchenette. Upstairs there is a double bedroom and a twin room along with two bathrooms, both with showers. Again, these bedrooms are fully air conditioned. An entrance to the rear of this building takes you into a small relaxation area, equipped with sauna, plunge pool, bathroom and laundry room.



Outside, there is a large covered verandah equipped with dining table and BBQ, perfect for al fresco dining. Slightly further from the house is a private salt water swimming pool (10 x 5 metres, depth 140cm). There is also a table tennis table.



Please note that for those staying at this 7 bedroom Tuscany villa rental during the Winter months, heating is charged at 1.20 euros per litre based on consumption. Air conditioning is included up to 250 KW. Any usage over and above this must be paid for at a rate of 0.70 euros per KW. A final cleaning fee of 250 euros is also payable locally on arrival. All guests receive a complimentary continental breakfast for the first morning of their stay.



The Neighborhood:

Bordered on the West by the Chianti hills and on the East by the mountains of Pratomagno, it is a landscape dotted with olive groves, woodland and vineyards and filled with numerous charming villages well worth visiting.



However, whilst it's in the middle of this beautiful countryside, the villa is not isolated either, just 3 km away from Leccio, which boasts all the amenities and shops you could wish for. 10 km away is the village of Figline Valdarno. It's also just 2 km from The Mall, a famous designer outlet centre in Tuscany.
