This is a spacious 1 bedroom, 1 bathroom apartment in Kingston Foreshore, just a short stroll from some of Canberra`s best restaurants and bars. Please check out the full listing information as most our frequently asked questions (FAQs) are answered there.
This Kingston Foreshore apartment overlooks the building`s centre courtyard and is easily accessible by lift. It has a generously sized living area with separate bedroom and separate bathroom.
BEDROOM:
The bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. It also has plenty of wardrobe space for your luggage..
BATHROOM:
The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to:
- integrated fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- integrated dishwasher
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a TV and a comfortable couch. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your own account. TV has access to local channels. There is also reverse-cycle heating and air conditioning in the apartment.
LAUNDRY:
The washer-dryer combo is available to use, as well as iron and ironing board.
PARKING:
The parking garage can fit up to 1 car.
Street Parking: some visitor parking on the street, although this may be shared between a number of complexes and / or the General public.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Experience the luxury of waterside living where the city meets the lake in this executive style apartment. It`s set within an easy stroll of the famed Kingston and Manuka shops, restaurants as well as the Kingston Foreshore.
Parks nearby include Norgrove Park, Bowen Park and Telopea Park.
UPDATE NOTICE â INTEMITTENT HIGH PITCHED NOISE
There may be an intermittent high-pitched noise due to ongoing maintenance in the building. Plumbers are replacing pressure reduction valves across all units from Monday, 28th April, with work expected to continue for 2â3 weeks.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages .
Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled.

1. Check-in / Check-out
- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee.
2. No Smoking or Pets
- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law.
3. Cleaning
- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50).
4. Registered Guests Only
- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance.
5. No Parties or Events
- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty.
6. Children
- Children are welcome but must be supervised at all times, as the property is not child-proofed.
