Abbey Bay Cottage - Pet Friendly, Wifi, Busselton

This classic 'down south' cottage, situated on a huge block, is in the heart of Abbey.

The house has huge deck, lovely spacious fenced gardens - ideal for kids and fur babies. Plenty of parking plus room for your boat and/or trailer.

Enjoy the footy or a movie in air-conditioned comfort in front of the huge Smart TV.

There are four good sized bedrooms, all with air-con and ceiling fans. One side of the house has a queen room and a room with 2 x singles - these two rooms share a bathroom. The other side of the house has the same set-up - a queen room and a room with 2 x singles sharing a bathroom! The living room, kitchen/dining rooms are in the centre of the home. The home has been extended over winter 2024, so is now much more spacious and light-filled. You'll love the new big kitchen dining area opening out onto the deck.

There's also a dedicated laundry with an extra WC.

We live off-site, but are close by if you need anything.

Located close to Monaghan's corner, in Abbey. The beach, the boat ramp, coffee/patisserie, Amelia Park lodge (tavern and restaurant), bottle shop, Ooze and Tang (restaurant), fish and chips - all within a five minute walk.

Easy access to Busselton, Dunsborough and the Margaret River region.

Pets are welcome, but due to council regulations cannot be left in the home unattended.

Included in the cleaning fee - linen is provided and beds are made-up. Bath towels, hand towel and bath mat are also provided - please bring your own beach towels and face clothes.

This property is self-catering, however a starter pack of toilet paper, hand soaps, shower gel, dish washing liquid, sponge & bin bags, etc. is provided.

School Leavers: We do not accept any school leavers bookings at any time of the year.

We wish you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm.

Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced will be closed down immediately.

Please be aware that noise complaints are a breach of our terms and conditions and will result in immediate eviction from the property without refund.
No pets to be left unattended at any time. No parties – quiet after 10pm. Please note that the owner’s elderly parents live close by! This home is licensed for a maximum of 8 people (which includes children) at the premises at any one time. If you break these conditions, you will be required to leave immediately with no refund. If you open it close it, if you turn it on turn it off. If you take it out put it away. :) Be happy.
