The Space:
This historic Launceston cottage is packed with character while offering modern comforts. The top floor, accessed from the street, features two bedrooms (queen and single), a lounge, a study, and reverse-cycle air conditioning for year-round comfort.
A steep staircase leads to the lower floor, where you'll find the fully appointed kitchen, bathroom, laundry, second lounge, and third bedroom. The exposed stonework wall is a unique feature, showcasing the bedrock beneath the road outside. The kitchen is well-equipped with essentials, including a dishwasher and Nespresso machine, and the laundry has both a washer and dryer for convenience.
If stairs arenât for you, there's side access with a ramp to the lower level. Outside, enjoy a private outdoor area with a BBQ, seating, and a small grassy spaceâperfect for unwinding after a day of exploring.

Getting Around:
Street parking available only - fees apply. With public transport, rideshare services, and taxis readily available, getting around is a breeze. Most of the cityâs best attractions are within walking distance, so you can leave the car behind and explore on foot.
Other things to note:
- A $50 fee will be charged if guests fail to check out by the agreed time, with an additional charge for every 15 minutes thereafter.
- Please note that there are security cameras in the upstairs bedroom, facing out the window at front door and outside on the lower floor facing the back door. Please feel free to turn security cameras off during your stay, but if you do, please remember to switch them back on again.
- Floor heating downstairs is on and set to a minimum temperature. It must stay on due to damp issues.
- Try not to overload switches. The kitchen and bathroom are all on the same circuit. Avoid using more than
three appliances at one time (incl washing machine).
- The home is family-friendly; however, due to the steep staircase, it is more suited to older children and there are no baby gates for the stairs. Please supervise children at all times. If you have any questions, please reach out to us.
- We have a gardener who will attend this property from time to time. It is unlikely he will attend during your stay, however if he needs to attend the property during your stay, we will notify you.
- The combustion stove/heater is not for guest use. Parking is timed and fees will apply.
