Former toy factory converted into an industrial-style apartment in the best part of Melbourne's west. A perfect, walkable base for those wanting to explore Melbourne and beyond. Seddon is a leafy, quiet suburb minutes from the City and Flemington Racecourse, easily accessible to the MCG and arts entertainment precincts (13min train to Flinders Street), and filled with great cafes, restaurants and bars.
Our home contains three separate, self-contained flats split over different levels. Whether you're a local looking for more room for visiting family members, travelling for work, or coming to explore Melbourne for the first time... we look forward to welcoming you to our three-bedroom "Studio 2". This self-contained apartment one level above ground contains three unique bedrooms connected by an extended living, dining and kitchen area. The apartment is separate to the other levels and has its own lockable door.
Queen or double beds in each room are furnished with luxury Sheridan bedding.
The kitchen is set up with a coffee machine, soda stream, and all the kitchen basics for simple meals at home (but with so many incredible restaurants and cafes walking distance away, you'll probably be looking forward to eating out!)
A comfortable lounge with TV and Apple TV gives you space to relax and unwind while enjoying Free To Air, Netflix, AppleTV+ or YouTube Premium - or streaming from your own Apple AirPlay enabled device connected to our high-speed fibre-to-the-premises NBN internet.
Original industrial windows give this property a unique feel, and warm lighting ensures the space feels bright. The access staircase features reclaimed timber, we're told originally from a fire escape at Flinders Street. There's plenty of quirks which make it a tidy, safe and unique space ready for your extraordinary Seddon stay!
You'll have exclusive use of the 3-bedroom apartment with living and dining space, kitchen and bathroom, one floor up from ground level. There is one staircase and entryway shared with the apartment above (where we live) and the other AirBnB below.
Guests are welcome to use the laundry in our home upstairs if they need when we're around.
Please note there is no balcony or outdoor area for this apartment - but Seddon is a beautiful suburb to walk around!
We live on the floors above, and work in the offices downstairs. We love meeting new guests and are always happy to socialise, or give you space if you prefer!

Welcome to Seddon! This leafy, peaceful suburb nestled in the best part of Melbourne's West has all the cafes, restaurants, bars and entertainment you could possibly desire, while also being easily accessible to Melbourne's CBD, Geelong, Melbourne Airport, and Williamstown Beach.
Seddon is highly walkable and we have three train stations within short walking distance.
Under 25min door-to-door by train to Flinders Street Station, where you can quickly hop onwards to Melbourne's sporting, arts and education precincts, St Kilda beach, and world-renown restaurants.

There's lots of 1-hour and 2-hour parking around us from 9am-9pm, as well as inexpensive paid parking around the corner.
We do sometimes have a visitor parking permit available - please ask us ahead of your visit if you would like to borrow one. This must be returned.
STRICTLY NO PARTY HOUSE: another AirBnB is located on the floor below, and the four busy professionals upstairs need their beauty sleep! Beau works in hospitals, Rhys works in organisational change, Laura is doing a PhD, and Jeff works for Victoria Police.
Loud noise can travel between the floors so we try to keep it down towards bedtime, and encourage guests to do the same.
Beau (one of the residents) plays the saxophone and baritone horn, so you may occasionally hear some practicing during the day - he usually tries to sneak this when people aren't around. (Our neighbours and past guests have said it's nice to listen to though!)
We have an EV charger for our EV. We may occasionally be able to provide this for guests to use - please get in touch to enquire.
We pay to have household carbon emissions offset through GreenFleet. We encourage guests to consider how they can make their travel as carbon neutral as possible.
Our place is on the lands of the Wurundjeri people, near the meeting of the Birrarung and Maribyrnong Rivers, and the lands of the Bunurong people. 1% of our AirBnB income is paid to First Nations through Pay The Rent.
