"Avondale" is a luxe 5-bedroom Country Lodge nestled on the edge of breathtaking Australian Bushland.

Just over 1 hour from Sydney and 10 minutes from Windsor, Avondale offers you the perfect blend of relaxation, comfort and activities for everyone young and old!

Forget noisy neighbors and city lights; here, the stars come alive in the night sky and the wildlife is abundant.

Winter special May - August : Every booking gets an additional night free. The night can be added onto the start or end of your booking. Check with your hosts when booking to ensure your requested dates are free.

PLEASE NOTE : Avondale is NOT a party destination. No additional guests to the property during your stay without the hosts written agreement in advance.

THE SPACE:
It's not unusual to see Fallow Deer, Wallabies and Kangaroos daily - even Echidnas! There are plenty of Kookaburras and magpies who regularly visit.

There is so much to do at Avondale! Lace-up your hiking boots or hop on your bike and explore the awesome bush trails. Challenge each other on the Golf Putting Green or play ping pong.

Bask in the sun beside the inviting lagoon pool. It's the perfect place to unwind and soak up the serene surroundings after your outdoor escapades whilst sipping cocktails made in the poolside bar.

As the sun sets and the stars begin to twinkle, gather around the big firepit (April - August cooler months only). Share stories, roast marshmallows, and create unforgettable memories.

This peaceful 5-acre farm is home to some friendly chickens; Henny, Penny and Eggatha Christie (plus there are often baby chicks!). Avondale's Chickens live in "The Fluffy Butt Hutt" and when they are not nesting, they graciously provide fresh eggs for your breakfast. Taste the wholesome goodness of farm-to-table living!

IMPORTANT NOTE REGARDING PARTIES & GATHERINGS:
Avondale is NOT a party house. Sound carries greatly at Avondale. The neighbours (one of your hosts is also a neighbour) are very sensitive to noise. If you are planning any kind of party or loud gathering and you anticipate loud music (music you cannot speak over), loud voices, children screaming etc please look elsewhere for your accommodation. Loud gatherings that disturb our neighbours will not be tolerated and your booking will be terminated with all guests required to vacate without notice or refund.

A leather and fabric sofa bed can seat 7 including 2 luxe fur beanbags.
The formal dining table can comfortably seat 12 and extends to accommodate up to 16.
Loads of board games, books and jigsaw puzzles.

DINING / LOUNGE 2: (Overlooking putting green)
A leather and fabric sofa can seat up to 8
In-kitchen dining table seats 6
Smart TV including Foxtel

OUTDOOR ALFRESCO/TERRACE:
2 large separate outdoor dining tables each offer seating up to 12 guests per table - great for seating the adults and kids separately!
Gas BBQ plus outdoor kitchen.
The pool area has a large dry bar area and includes comfortable outdoor seating.

POOL:
Laze the days away beside the pool on the luxe sun lounges under the thatched resort umbrellas.
The Mineral pool not only feels smooth on your skin but can also enhance your health. Minerals can alleviate aches and pains in your body and alleviate skin irritations while the minimal chlorine content means no more sore eyes.
There is a small selection of pool toys provided.
The pink flamingo is for guest use.

KITCHEN:
Fully stocked kitchen with all the appliances you might need for a weekend or a week or two.
Some basic condiments plus tea, coffee, sugar, spices etc are provided for your use.
Note: the coffee pod machine takes ALDI brand pods - a variety is provided for guests.

LAUNDRY:
The laundry features a washing machine plus an additional powder room. No dryer is provided however there is a washing line for drying under the carport.

Guests are welcome to access the front and side land & gardens, house, outdoor entertainment and pool area.

A carport is provided for parking undercover. Please feel free to walk the grounds. Please only access the chicken coop if you wish to collect eggs - it is not a play area for children.

The garage plus all locked sheds and gated areas are out of bounds.

Other things to note...

CHICKENS:
You are welcome to collect our lovely ladies' chicken eggs. We kindly ask if you open a gate please close it behind you. Note that our chickens "nest" at certain times of the year. You might find them sitting on their nest & eggs or you might even find baby chickens! Othertimes if there are fresh eggs laid you are welcome to them. We generally leave them out for you on arrival when they are laying.

Our chickens are automatically let out each morning and put to bed each night for their safety.

WATER:
We are on tank water and suggest you drink water boiled from the kettle.

Large groups should be mindful to keep showers to a minimum to conserve hot water for all.

PLUMBING:
Avondale runs on a septic tank system which operates on a pump - our plumbing is VERY sensitive.

Strictly only toilet paper is to be flushed down toilets. If anything else is found to have been flushed causing plumbing issues fees and charges to rectify will be payable by the guest.

NIGHT LIGHTS & COUNTRY BUGS:
Managing flying bugs attracted to light at night can be a challenge for any country property so:

* Turn off unnecessary lights at night when they are not needed.
* Keep all flyscreen doors closed to keep bugs outside.
* Draw down blinds at night once you move inside.
* We have citronella candles on site for your use.

POOL FLAMINGO:
Please treat her with care. Cost to replace the flamingo if damaged is $75.
