BEDROOM: There are 4 bedrooms in the house: Bedroom 1 - Queen-sized bed Bedroom 2 - Queen-sized bed Bedroom 3 - Double-sized bed Bedroom 4 - Queen-sized bed
These bedrooms are topped with professionally cleaned and pressed linen. Also, the bedrooms have plenty of wardrobe space for your luggage.
BATHROOM: Bathroom 1 - Toilet and shower Bathroom 2 - Shower and bath Bathroom 3 - Toilet
Note that the laundry toilet flush button is partially broken but still operational.
We provide bath towels, shampoo, conditioner, toilet paper, and body wash.
KITCHEN: You can use the kitchen if you`re craving a home-cooked meal. There are hydronic heating and cedar doors off the family room onto a lovely covered entertaining area. While you stay you will have the following: - fridge/freezer - stovetop - oven - microwave - dishwasher - crockery and cutlery
We stock a simple selection of food for breakfast such as muesli, milk, coffee, and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM: The living room has an Ultra HD LED Smart TV that you can use to access your Netflix. It also has access to all local channels. Note that we don`t provide Netflix, YouTube, or other online streaming platform subscriptions, so you must use your account.
There`s an indoor fireplace but it is NOT TO BE USED- any breach of this will result in a minimum of $400 penalty which will be used for deodorising the apartment and other associated specialised cleaning.
LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board.
PARKING: The parking space in the unit can fit up to 2 cars. There is also free street parking.
GARDENING: Gardening is scheduled every 4 weeks, weather permitting, and completed when the garden can be accessed without a key—always ensuring guest comfort and privacy.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

**Booking Confirmation** Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out** - Check-in: from 3:00 PM | Check-out: by 10:00 AM - Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters** We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.

Tidy and clean, 1 bed fell apart on first night, slat bed. Great location for us, everything we needed was there, plenty of room for everyone and a bedroom each, home away from home. Parking abit tight, we would recommend staying here and would definitely stay again. A

Property fine. Check in process very bad.
Property was clean and well presented. Location excellent. We enjoyed our stay. However, check in process was diabolical. We failed to gain access to property with the information given by host and only eventually entered via a door left unlocked.

Good location
We were in Canberra for a family celebration and the house size and location suited us well.
House was comfortable. The bathrooms are very small but adequate. House seemed clean but was quite dusty with cobwebs in some places. Garden has seen better days and the perishing front door mat is not a is not welcoming
