Upon entering, you're welcomed into a beautiful and expansive living room. An open floor plan seamlessly connects the living area, dining space, and the kitchen. It's an entertainer's dream, with a large sectional sofa for relaxation and a flat-screen TV for entertainment. Sunlight streams in through the large windows, filling the space with natural light. The dining table, with its prime location and seating for six, offers views that enhance every meal. For more casual dining or socializing, there's additional seating at the bar for four, situated at the kitchen island.

The kitchen is a chef's delight, featuring stunning granite countertops and state-of-the-art stainless steel appliances.



The master bedroom is a sanctuary of comfort and sophistication, boasting a regal king-sized bed. Its en suite bathroom is a masterpiece, offering both a large soaking tub and a stunning walk-in shower.



Bedrooms two, three, and four continue the theme of luxury, each furnished with a sumptuous king-sized bed. The fifth bedroom goes a step further, featuring two queen beds. What truly sets this property apart is that each bedroom has its own spacious and full bathroom, complete with custom-tiled showers. This ensures that every guest enjoys both privacy and the utmost in comfort.



An exciting bonus awaits on the second floor, in the form of a game room. Here, you'll find a kitchenette, a spacious sectional couch for relaxation, and another TV for entertainment. This space is perfect for unwinding, playing games, or watching your favorite shows and movies.



The outdoor area of this property is equally impressive, offering three inviting porches to choose from. A pool awaits, complete with comfortable lounge seating and a charming gazebo for moments of shade. Fire up the gas grill for a barbecue, indulge in a game of cornhole, or simply relax in the outdoor seating area to dine al fresco.



-The hot-tub is built into the pool and is heated year round but we do not offer heating for the Pool.



-Please be aware that the pool and hot tub are serviced and cleaned on Mondays and Thursdays, so you may encounter the pool cleaning company if you have the home reserved during these times.

Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) of $155 plus tax will apply in addition to the nightly rate.

-Please check the weight limit and max number allowed for this unit.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1250 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $79.00 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Quiet Hours (10 p.m. to 7 a.m.)

12. Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
