- For reservations of 25 nights or more, a mandatory maintenance check will be conducted to ensure the property remains in excellent condition during your stay. This check will typically take place 1.5 to 2 weeks after your arrival. We will coordinate the specific timing of this visit with you to ensure minimal disruption and accommodate your schedule. Please note that access to the property for this maintenance check requires prior authorization.
- Guests will be asked to sign a Rental Agreement upon booking confirmation.
- No more guests than those listed in your reservation are allowed. Visitors are ok as long as they don’t stay overnight.
- Renters agree to cover any charge related to damages that occurred during their stay or extra-cleaning charges if needed after their stay.
- Guests might be required to present an official ID at check-in or during the stay.
- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.
- No smoking of any kind (tobacco or cannabis) is allowed inside the unit or near open windows, and the use of any recreational drugs at the property is strictly prohibited. Failure to comply results in a $300 USD fine.
- No parties/events are allowed, illegal activity is prohibited, and excessive noise will not be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.
- There is no daily housekeeping, but cleaning services can be arranged for a fee.
- Baby equipment is available for a fee.
- Pets and any kind of animal are not allowed.

We enjoyed our week at the Tropical Beach Retreat. The house was clean, well equipped and very convenient to restaurants, shops and the beach, as well as Old Town St. Augustine.

Very convenient to surrounding attractions..
This house is very convenient for access to downtown and other attractions. Spacious rooms with a nice screened in back porch with large table. 2 bathrooms are not connected to bedrooms but are easy access.

This is a wonderful home away from home. Large great room (living space, dining area and kitchen). Kitchen was well outfitted with even a supply of spices. A screened in porch just off kitchen with cozy chairs and large picnic table. Quiet neighborhood and street. Easy walk to the beach. A really nice surprise was the beach supplies in the garage. A wagon to pull to the beach complete with beach toys, boogie boards and beach towels. Would definitely reserve this home again.

My husband and I stayed in this house for 6 weeks to be near a friend with health issues. The house is in an excellent location - easy walk to beach and close to many amenities. Comfy beds, stocked kitchen, great washer/dryer. I worked remotely from the house and will say the chairs are not conducive to sitting in for hours to work. That said, it’s not really meant to be a place to work! The house wasn’t without a couple issues (loud ice maker, shower/septic issues) BUT the property managers were incredible and addressed everything immediately. Best property managers I have ever had and we’ve traveled alot. We would recommend this place to others and will stay again if we find ourselves back in St Aug.
