Located near the Rye back beach down a friendly street away from the hustle and bustle, yet walking distance to the local shopping strip which serves amazing coffee!

A 5 minute drive to either the front beach & main strip, Hot Springs, abundance of golf courses & amazing spots to eat & explore.

The space
In summer, you're spoilt for choice with nearby beaches. Enjoy a pleasant 15 minute walk to the Alison Avenue Beach, just 1.2km away. You can stop on the way and grab an amazing coffee or bite to eat from the Dundas St shops which also offers vegan options at the amazing Hunter Cafe.

A 5 minute drive will also take you to the popular number 16 Rye back beach, with The Dragon's Head. For those who love long walks, No. 16 Back Beach is part of the 30km of walking trails found on the wonderful Coastal Walk.

In the same amount of time in the opposite direction arrive at the Rye front beach which is always amazing for the little ones to explore under the pier or play on the big front beach play ground (which also offers toilet, outdoor shower & BBQ facilities).

Pamper yourself at Mornington Peninsula Hot Springs or the brand new Alba Thermal Hot Springs, believe it or not also just 5 minutes away!

Other places that we always enjoy stopping by are the Hawkes Farm in Boneo, St Andrews Brewery or the Enchanted Adventure Gardens in Aurthur's Seat where you can try tree surfing, get lost in a hedge maze along with other fun activities. Numerous championship golf courses are also at your doorstep. Great access to all that Main Ridge/Red Hill/Sorrento/Portsea have to offer.

When you return, unwind & enjoy time together out on the deck while watching the kids play on the lawn. The flat yard is fully enclosed and private therefore very safe to let the kids run wild!

With an extra large split system upstairs you will be kept completely comfortable all year round, plus a Coonara if you prefer the comfort of a crackling fire in the colder months.

The kitchen holds everything you will need for your stay from a fridge, dishwasher, 90 cm oven & gas stove top with grill plate, rangehood, microwave, pod coffee machine, complete with complimentary coffee pods, rice cooker, pots and pans, wine glasses & basic pantry staples.

There are three comfy bedrooms in total - two rooms have a queen size bed and the third room has two king single bunks (top bunks for kids only). All rooms have built in robes and hangers. A travel cot in also always available if needed.

There a multiple sitting areas where everyone can catch a nice break to themselves. The lounge, dining area and kitchen is an open plan living design with lounge and sitting chairs by the TV & Coonara, island bench with stools in the kitchen & 8 seater hardwood table in the dining area. High chair is also always available. Unlimited Wi-Fi connection & Netflix for use.

Two bathrooms, one on each level mean no hold ups getting out the door or in the bath or shower after the beach. This includes two separate toilets. Ideal set-up for two families. Bath towels will be provided in addition to shampoo & conditioner, body wash, basic first aid essentials and hair dryer. Please just bring your own beach towels.

- European laundry downstairs tucked away - washing machine, iron, ironing board, vacuum & clothes rack (clothes line outside).

To ensure the house is kept in its best shape, we do not allow pets, parties or events of any sort, smoking inside or more than specified number of booked guests. Quiet hours, as per requirements of the local Council & respect to our neighbours are strictly 11pm to 7am.
