As you step into our home, you'll be welcomed by the inviting ground floor. This area boasts a stylish, fully-equipped kitchen with stainless appliances and granite countertops, perfect for those who love to cook. Adjacent to the kitchen is the dining area, where you can enjoy your meals with beautiful views of the surrounding landscapes. The cozy living room, complete with a warming wood stove, offers a tranquil space to relax after a day on the slopes. This floor also houses two bedrooms, one featuring a king and another adorned with a comfortable queen bed. A full bathroom is conveniently located for these bedrooms. The lower level of the house continues the cozy, stylish theme. Here you'll find a family room - perfect for late-night games or movie nights. A mudroom provides ample space to store your skiing gear. Two additional bedrooms are located on this floor, both furnished with sturdy bunk beds. One of these bedrooms also has an additional twin bed. A full bathroom is available on this level for convenience and privacy. SKI ON/OFF PICO MOUNTAIN
Walk out the lower ski room right onto the "Sundowner" trail at Pico Mountain. Ski down to the "Knomes Knoll" lift and you'll be skiing Pico! At the end of the day, head to that same lift to go back to the house or, if it's closed, use the Summit Lift and cut through trails to get back to the house. All trails are snow-dependent!

House Rules:
• Please be sure that you have entered the correct number of guests as we may have a per-person per-night surcharge to cover expenses. You can contact us for a custom quote before booking.
• Our minimum rental age is 25.
• Pets are considered. A $155 pet fee would apply.
• We will provide you with access codes for our smart locks for contactless check in and check out.
• We have some flexibility around our standard check in and check out times depending on other bookings. Guaranteed early check in or late check out may be available for an additional charge.
• Our entire home is non-smoking (e-cigs included). You may only smoke on the outdoor deck. There is a $500 fine for smoking in the house.
• You must e-sign and return our written rental agreement after you complete your booking.
• For your safety and ours, we have outdoor cameras on the house - front door, back deck and side flood light. These are not in any of the living areas.
• Quiet hours are from 10pm - 8am. We use Minut, smart home technology that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Minut is 100% privacy compliant and is required on this property. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.
• Fireworks are not permitted.
• Please be advised that this property utilizes a ladder to access the bunk beds. By renting this property, you are agreeing to hold the owner and property manager harmless for any injury or death that is resulting from the use of the ladder.
• Winter weather is unpredictable. We do not offer weather-related refunds and recommend purchasing travel insurance for any unforeseen events. All wheel drive and winter tires are also recommended.
• Pico Mountain is open Thursday through Monday and during peak periods. We are a 12 minute drive to Killington Resort.
• You may buy a day pass for the Pico Fitness Center and access the gym and indoor pool.
• Pack 'n play and high chair available upon request. (Please let us know in advance.)
• We partner with Killington and offer discounted lift tickets for our guests. We also offer discounts on rentals!
