Enter a bright and open main living area. Straight ahead are the steps to the second floor, to the right is the living room, to the left is the dining room. The bright living room with comfortable seating is an ideal spot for conversation, board games or a good book or crossword. The dining room has a table with seating for six, a ceiling fan and a slider to the deck. The nicely equipped kitchen, just off the dining room has a solid surface range, refrigerator, dishwasher, microwave, drip coffeemaker, electric kettle, toaster and blender.

One of the home's three bedrooms is on the first floor. This bedroom has a queen bed. There is also a full bathroom with tub/shower on this floor.

At the top of the steps to the left on the second floor is a loft reading nook open to the dining room below. There are two bedrooms on this floor, one with a queen bed and one with two twins. There is also a full bathroom with tub/shower.

Ductless split unit air conditioners in the dining room, living room, first floor bedroom and both second floor bedrooms.

The walk-out lower level has comfortable seating and a flat screen TV with Sling TV cable channels provided (stream other content on Roku with your own accounts). The washer and dryer are also on this level next to a slider to the backyard.

The large deck is accessed via a slider from the dining room. Privacy fencing separates deck from driveway, Exterior access via a locking door. The deck has a gas grill, outdoor dining table and chairs and an oversized enclosed outdoor shower.

The property is a short drive to all the best of Wellfleet including Gull Pond (1.6 mi, 5-min drive), Newcomb Hollow Beach (2.1 mi, 6-min drive), Wellfleet Town Center (1.0 mi, 4-min) and Mayo Beach (1.7 mi, 6-min drive). Easy access to Wellfleet bayside points using the light at Gross Hill Road and Route 6. Short drive to the town's other freshwater ponds, ocean and bay beaches, the Cape Cod Rail Trail for biking and walking and Cape Cod National Seashore beaches, trails and sites.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
