Bedroom 3 (Mid-Level): Double bed, block-out curtains, A/C
Sofa Beds: By arrangement only (1 in master, 3 in lounge).
Note: 3 bedrooms total (1 King, 1 Queen, 1 Double). Bedrooms 2 & 3 are compact “apartment-sized” rooms and not suitable for extra beds or a cot.

Guest Numbers: Base rate for 2 guests, max 8 (inc infants) with sofa beds (fees apply).
Access: 3 storeys — no lift. If stairs are an issue, this may not be the right fit.
Check-In/Out: 3pm check-in, 10am check-out (Festive Season: 4pm check-in).
No Parties: Quiet celebrations are fine, but no schoolies, bucks, hens, or wild parties. Only booked guests may stay or visit. Quiet Hours 8pm-8am.
No Pets: Sorry, no pets. Assistance animals welcome with notice.
Parking: Private driveway + free street parking. Garage not available.
Security: Safe area, but please lock doors. Security camera at front porch.
