The house is separate from our main property, with a private driveway and fenced-off area for your seclusion. Please be aware that owners may be present in the main house, but will respect your privacy and won't enter the guest home area. Relax and indulge in your own private sanctuary.

OUTDOORS:
The front of the house has a gorgeous walk through garden with various vegetables & herbs that also connects to the backyard. You’ll see butterflies and dragonflies in the right season! The backyard has a small deck off the living room with a hot tub and two lounge chairs. Follow the stone patio and you’ll reach the outdoor dining area with a large table and dining chairs and benches that seats 8-12 people. On the patio there is also a propane grill/smoker for your use. There’s a small pond on the property line that you can walk around and explore.

BEDROOMS:
Bedroom 1: Beautifully designed bedroom with a king sized bed, en suite bathroom, decorative curtains, nightstands, wall hung heat/AC, small dresser, work station, and a smart TV for streaming your favorite shows and movies (located on second floor to the left)
Bedroom 2: Two full beds with en suite bathroom, black out curtains, rattan chair sitting area, wall hung AC/heat, closet with hangers, and TV mounted on wall (located on second floor to the right)
Bedroom 3: King sized bed attached to the common bathroom, nightstands on both sides of the bed with accent lighting, wall hung heat/AC, smart picture TV and closet with hangers available for us. This room opens up to the front patio with 2 seating areas and views of the butterfly garden.

BATHROOMS:
Main Level Bathroom: Spacious bathroom with a handicap accessible shower/tub, vanity, bench area and a single person sauna! (This bathroom connects to Bedroom #3)
Bathroom 2 - En suite bathroom with an open walk in shower, wall heaters for drying off and a rainfall shower head,
Bathroom 3- En suite bathroom with an open walk in shower, rainfall shower head. Vanity, and wall heater for staying warm.

LIVING ROOM:
The main level is an open concept design and includes the living room area, kitchen, extra sitting area and a dining table for 8. Designed with gorgeous floral wallpaper, warm accent walls and a cozy leather sectional, the living room is a wonderful place to kick back and relax. Each TV in the home is a live picture TV, so when you’re not watching you can enjoy artwork displays. There are doors on each side of the living room - one set leading to the front garden and the other to the gorgeous backyard patio and yard.

KITCHEN:
Electric stove, small oven, smaller sized fridge.
Kitchen fully stocked with: two slice toaster, sheet pans, baking pans, muffin tin, large and small saute pans and pots, strainer, cheese grater, pyrex pans, pie dish, measuring cups, measuring spoons, pizza cutter, peeler, can opener, ice cream scoop, cutting boards, kitchen utensils, 10 cup drip coffee machine, and electric tea kettle.

Baby Equipment:
At this property, we provide pack ‘n play for your convenience. For any additional baby items, we highly recommend bringing your own or sending us a message in advance so we can recommend a nearby rental service.

A Note from the Designer, Kate Aubrey:
I wanted to create a guest experience that incorporated the Hudson Valley’s seasons and the colors that those seasons represent. Summer hydrangeas, Autumnal hues, the fresh green of spring, and moody winter blues for a year-round whimsical upstate escape, featuring the artwork of local Hudson Valley illustrator and surface designer Megan Galante.

You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. We hope you enjoy your vacation with the peace of mind knowing that if an accident happens and damages occur, you are protected under Waivo.

- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service and pool cleanings.
- Parking shall be allowed solely in the designated parking spaces
- Smoking is not permitted anywhere on the premises.
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc.
- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you follow the good neighbor guidelines and abide by quiet hours after 9pm.
- Please do not trespass property boundaries
- Tents, yurts and other camping equipment are prohibited
- There are security cameras on the premises (exterior only) and will not be used as surveillance for your stay. They are only there to monitor the property when it is unoccupied :)
- The yard is fenced in. There is a main house on the property separated by this fence.

🐾 Pet Policy: We welcome all types of dogs with a $50 fee per pet per night. If you plan to bring more than one dog, please obtain prior approval from the host. All fees are due before check-in and we cannot accept other types of animals at this time. Any undisclosed pets will incur a $300 deep-cleaning fee.

Please note this property does have exterior cameras for safety and security. These are only located on the exterior of the property, never the interior, and will not be monitored during your stay unless an issue arises.

Please be advised that every 30 minutes spent on the property past 11am check out time a $50 fee will be initiated and charged to the card on file used to book the listing. We appreciate your cooperation and understanding.
