Bnb Booking is excited to host you and wants to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.

##Important Information##
➖ We do not take same-day bookings after 6 pm at night for same-day check-in. If you have booked after 6 pm to check in that night you must cancel within the next hour to receive a full refund as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked no refund will be issued. Our check in staff finishes at 6 pm.
➖ We have a rental agreement as part of our terms and conditions. Booker must sign the rental agreement.
We also require a copy of your ID (front and back).
➖ We also require a charge hold security Bond $2000 which we will authorise separately from credit card provided 24 hrs prior to check in
➖ No loud noise/ no parties or events of any kind. - quiet hours start from 9 pm otherwise eviction could occur.
➖ No more than 8 adults regardless of capacity. If you have booked for more than 8 adults please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay no refund will be given and your stay will be cancelled.

Security Deposit:
➖ All Pets need prior approval (for properties that accept pets). Pet fee of $37 per animal, per night (max. 2 pets per stay) will be charged separately. Please ensure you add pet numbers to your reservation. No pets on any furniture. We do not take pets that bark excessively or shed hair. If there are neighbour complaints of barking, the pet will have to be removed immediately or your stay will be cancelled.
➖ For last-minute bookings within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transactions.
➖ Only guests who are staying are allowed unless prior arranged in writing. Maximum guest numbers are as per your booking. Charges for guests not authorised $100 per guest per night for the length of the stay.
➖ Group bookings require pre-approval and a $5,000 external bond.
➖ No schoolies
➖ We require all guests to inform us ahead of time at least 48hrs. ➖ For any special request e.g cot requests (e.g., cot, high chair, baby gear etc, extra kids bed and which room. No last-minute requests can be accommodated without additional charges min 2 hrs $100– $100 for cleaners to set up
➖ Call out fee from our security $250 first call out. Second call-out: $500 charge and immediate eviction.
Neighbour COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($2000) and an additional charge of $3,000 for the above charges for breaking house rules.
➖ Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/Bnb Booking has the right to forfeit the entire bond and immediate eviction Use of the Property and The Residential Neighbourhood for breach of use of the property and the residential neighbourhood.
➖ A charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff.
Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges applicable in such circumstances.
➖ SMOKING: This is a non-smoking home. Any violation of the smoking policy will incur a $1000 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens and loss of bond. Cigarette buts found will mean loss of your bond.
➖ Bins must be put out for collection on Monday night for Tuesday collection (indicated on the bin).
➖ On exiting the property must be left in a good condition, all rubbish put in the outside bins and furniture put back to its original position, dishes put in dishwasher and turned on or extra cleaning fees will apply.
➖ BBQ must be left clean or guests will be charged additional cleaning fees.
➖ Check-in from 3 pm check-out 10 am unless otherwise organised with prior written approval. Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back-to-back booking a half-day charge of $400 will give you a 2 pm checkout with 24 hours’ notice.
➖ Respect for our neighbours is essential.

Absolutely wonderful

My family of 5 (3 teenage girls) loved our stay here. The house looks just as great in person as the photos show. Clean and spacious for us all to have plenty of space. Nice and cute furnishings. Kitchen had plenty of stuff to make meals in. Girls enjoyed the pool. Definitely recommend!

Exceeded Expectations

We were a Pickleball group of friends coming over for a tourney in the Gold Coast. We had an outstanding stay at the accommodation, it was perfect for our needs. Really appreciated the pantry items available for use. The communications before and post stay were lovely and friendly and very efficient responses. The house was really well set out and we felt like movie stars. Comfy beds, so clean and tidy and a view to die for. Thank you so much.

Bad experience

We had a terrible experience. The property managers did a bond hold three times over a nine day stay, each time the first and second bond didn’t release. This meant we had over 6k Australian dollars on our credit card we could use for the time we were on holiday. The property manager was not helpful and often not available or didn’t reply to our messages. The house was nice but such a shame to have this massive restriction on our holiday.

What a great find!!!

We were all so happy with this house! Huge!!! Plenty of space of all 7 of us. It was exceptionally clean and kept in great condition. Plenty of TV's, Nice big pool which the kids absolutely loved with lots of fun toys to use in there too. Beautiful lake view and had some fun fishing in there too! A beautifully decorated home. Holly and Anne were easy to deal with and always responded if we had any queries. Location is great! Not far from broadbeach or surfers. Broadbeach is 10min. In saying that theres a little shopping center in Benowa around the corner with all your essentials! And a must go to fun restauran idumpling!! Robots and dumplings! Great food! We would definitely stay at this place again! Very pleased with all the kitchen utensils too! Everything we needed! And a coffee machine there too! Perfect 👌. Thank you Holly and Anne. Great place, easy communication with you both.
